We called up and spoke with Gennie who was very helpful and recommended James Goodman as we needed a surveyor for a split title deeds survey.<br><br>James came out to meet us, he was punctual, smartly dressed and very professional. He was extremely helpful and very knowledgable, offering lots of advice and ideas in how best to move forward for us in a unique situation.<br><br>James put us at ease making the whole process from start to finish an easy, smooth transition and all done in great time!<br><br>Highly recommend James and this company for anyone needing land surveying services.<br><br>Regards<br>Sam Turner

He is very perceptive at matching landlords with tenants. Through Peter keeping who we are and what we were hoping for in mind he found us our dream place after just one previous viewing. By this point we'd had viewings with various other local estate agents and we can state categorically that Peter is of a calibre that you'd hope to find but rarely do. Professional, genuine and delivers.<br>Furthermore our experience so far of the general services of the agency has been professional and congenial and we would gladly recommend.

26th May 2026 (10 weeks ago)As a young first-time buyer, I had no choice but to use Shipways. The entire process was highly stressful and completely unsupported. The irony is that when our offer was accepted, they were incredibly strict about enforcing a 28-day exchange of contracts. We did everything right—secured our mortgage offer and got completely ready—only for the process to stall because my solicitor was waiting on Shipways for an amended contract!Despite their strict demands on us, I was constantly chasing them via email, receiving minimal responses or mere acknowledgements rather than actual guidance. If I hadn't sought external support, I don’t know how I would have managed. Be prepared to do 99% of the chasing yourself.On completion day, funds were released and we had confirmation hours prior. Despite this, the agent’s response was simply, 'I haven't been made aware,' acting as if assisting us was a massive chore. She was incredibly curt and short with us, causing immense panic while removal vans were waiting.To top it off, I couldn't collect the keys in person, so I sent someone else. Shipways handed the keys over blindly, asking for absolutely no ID or confirmation of identity. For contrast, the property was multi-agency, and when we dealt with the other agents (AP Morgan), they were a completely different league. They required proof of ID and proper forms, highlighting just how poor and lax Shipways' security and customer service truly was. Use them with extreme caution.

Although I had a few headaches with the references, the team and their system were excellent. Even after I moved in, the maintenance team responded quickly and did a great job. Thank you all for the great service!

Everything was clearly explained to us at each stage, which really helped put our minds at ease. Adam in particular was brilliant. Always approachable, responsive and happy to answer all our questions, even after completion. He also kindly accommodated multiple visits so we could measure up for furniture, which we really appreciated. We would definitely recommend Arden. Thank you so much for all your help!

The team were supportive and considerate throughout our house sale, proactively marketing our property it wasn’t long before viewings resulted in a confirmed buyer. Our agent Sara regularly contacted us with updates and support in pushing the sale through. It was so refreshing to have someone who cared about our sale and they took the stress out of our house sale.<br>We felt really considered through the whole process - a very positive experience - thank you.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

I have bought 3 Hands off investments and had great experience rents paid on time & no headache as they promised me. I get amazing rents that I didn’t know were even possible. I have also used them for selling & they were fabulous ! Recommended the investments to my colleagues also who have had similar experiences. Opa are quite different to other agents. They love what they do and are very good at it. I would specifically like to thank Zara she is literally amazing. So knowledgeable, she always wants to help and protect you. She gives very honest advice that guy can 100% trust. Even if there’s a problem. Or a stress during the conveyancing she is there fighting for you and taking the stress away.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

From start to finish, the whole journey has been fantastic, and the level of service has been far beyond what I expected.<br><br>A special thank you to Fran, who has been absolutely amazing throughout the entire process. Her communication has been clear, honest and consistent every step of the way. Unlike your average estate agent, Fran genuinely cares about her clients and always went out of her way to keep me updated even when there wasn’t much to report. I never had to chase for information because she was always one step ahead, making sure I knew exactly what was happening.<br><br>There were never any pressure tactics just honest advice, professionalism, and genuine support from someone who clearly takes pride in her work. A huge credit also goes to Fran’s wonderful team, who were equally friendly, helpful and professional throughout. It’s clear they all work together to provide an exceptional service and truly put their clients first.<br><br>If you’re looking to buy or sell a property, I wouldn’t hesitate to recommend them. Best in the game by far.
