They took over the management of the property I initially rented from another agency. I was an ideal tenant, professional, quiet, not damaging anything, always paying bills and rents on time and cancelling all my utility bills when checked out. The landlord refused to release the deposit and unwilling to communicate his reasons. This agency did not help me whatsoever to try to solve this problem. With a landlord unwilling to communicate and release deposit and with an agency unwilling to help, after 2 months I ended up opening a dispute in MyDeposit where the deposit was hold. We gave them the keys to our property to let in June. Despite a number of attempts to contact the agent. He never returned my or my partners call. Claiming they were extremely busy during covid. Lost at least 2-3 months of rent on a property. When we finally decided to call it a day and requested our key back. The agent called back in 5 mins total fake and unprofessional. Avoid!... Read more

My husband and I moved in August and needed to find a place to live very quickly. TuckerGardner was very responsive in setting up viewings and answering our questions. When we chose our flat, Mike was there for us every step of the way! (And we really did ask questions tirelessly.) It is infuriating to deal with the staff here. Constantly being told they will call you back, or email you. It never happens. When called, they are actively rude and unprofessional. It seems as if they will say whatever they can to end the call, and none of the employees talk to each other whatsoever. They will actively waste time and make false promises. Thankfully, after a few days of calls, I started taking names of the employees I was dealing with. Richard in particular is a sour individual and was thoroughly unpleasant to talk to. One day, he assures me he will call me back in the next two hours. When I call back the next day, and he says AGAIN he will call me back. When I say that he has failed to do so before, so I have doubts he will now, he then has a tantrum. It would have been nice if he was capable of behaving as a professional and owning up to his original mistake. Instead he chose to double down and further embarrass himself and Tucker Gardner. Perhaps when staff at this company say they will do something, it might be in their interests to actually do that. Instead of saying words at the time, and not worrying about what they mean, while repeatedly interrupting and being generally unpleasant. Instead of copy paste replies to these reviews, Tucker Gardner should perhaps actually make some changes to how they conduct themselves. It is clear from every review site available that they can't complete even simple tasks, and they have been consistent over multiple years. Stay away from this company. They are aggressive, lazy and will only cause a headache.... Read more

Farcically expensive. For two people to move into a flat costs £500. Therefore, you would hope for the absolute highest quality of service from Belvoir. Instead, when showing us the flat, the agent arrived unable to get into the property as they didn’t actually have a key; we were therefore left to wait four and a half hours while they sorted this. In the meantime, having been told in the first place that they operated a first come first serve basis and that, being the first to view the property, we would be able to take it off the market simply by paying the holding deposit (we checked this fact clearly on the phone), they then announced that this was not how they operated at all. Instead, all the people who had viewings that day were able to provide their details in order for the landlord to decide on the most suitable applicant. As we were becoming by the stage fairly desperate to secure a property, this muddle made the whole process considerably more stressful than necessary. Anyway, by signing a document that looked to have been proof-read by an 8 year old with a short attention span, we secured the property. Then, upon moving in, we found that we had not been provided with enough sets of keys (1 instead of 2 for a 2 bed flat) despite the fact that they had known for several weeks that two people would be living there. Notifying them of this, we were told to bring a receipt for getting a new set of keys cut to the office and we would be refunded. Having done this, we were told this was not in fact the way it worked. Overall we are happy with the property, and when the agent has the property want you don’t have much choice, but Belvoir are definitely not worth the £500 they charge.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
