29th May 2026 (22 days ago)Horrendous customer service and complete lack of accountability If I could give zero stars, I would. We enquired about a highly sought-after 5-bedroom letting and were told there was only one specific day available for viewings. We completely rearranged our schedules and drove nearly an hour (a 2-hour round trip) to attend. Upon arrival, the agent was nowhere to be found. When we called, it turned out the agent had booked us into a completely different 3-bedroom property at a totally different location. Because of their internal administrative blunder, we missed out on the correct property entirely, as it went under offer to people who were actually given the correct address. When we raised this with the branch manager, Christina, instead of apologizing professionally and offering a solution, she actively tried to shift the blame onto us. She argued that because their automated confirmation email contained the wrong address, it was our job to proofread their agent's data entry before traveling. She then bizarrely claimed that because the property was high demand, it didn’t matter that we were sent to the wrong house because we "might not have got it anyway." An absolute masterclass in gaslighting and shocking customer service. They refuse to take responsibility for their own staff's human errors. If you are a landlord, be aware that this agency is actively losing you good, proceedable tenants through pure incompetence and then alienating them afterwards. 22nd Jan 2026 (21 weeks ago)The whole team at Arkwright’s in Saffron Walden have been a joy to work with. From initial contact, to the sales details - including a very inventive video, made on the only rainy day for weeks and weeks with a ‘Singing in the rain’ sound track! l had several viewings in the first week and an agreed sale within around 2 weeks ( after having been with another agent for 4 months with no viewings at all) The whole process has been easy, efficient, profession, respectful and friendly. I would highly recommend them and especially if you have a slightly quirky property. Thanks to all.- 20th May 2026 (4 weeks ago)Don't bother to clean up too much, no matter how hard you try they will still charge you hundreds of pounds. After living at one of their properties for just 6 months, I handed over the house as clean as I got it but they still charged me £560 for deep cleaning. Very disappointed I DON'T RECOMMEND IT!

Megan McFarlane was incredibly helpful and assisted me throughout, from the initial enquiry right through to moving in. Communication was always prompt and professional. Highly recommend Abbotts and Megan in particular — a truly seamless letting experience.

She was efficient in replying to my emails which was reassuring as the process of buying a shared ownership property is a bit of a long one and there is a lot of uncertainty at the beginning. 19th May 2026 (5 weeks ago)Still Waiting for Deposit Return Over a Month After Moving Out We vacated our rental property on 16th April and the landlord confirmed on 5th May that the property was left clean and in good order, with no deductions proposed from the deposit. Our repayment request and bank details were provided on 8th May and we were advised payment would take “around a week”. Despite repeated follow-ups by email and telephone, we still do not have the deposit funds, a payment date, or any meaningful update from the deposits team over a month after moving out. We have now been told there is a backlog due to staff absence, however communication and handling of the situation have been extremely poor throughout. Very disappointing experience for what should have been a straightforward deposit return process.
11th Jun 2026 (9 days ago)The Intercounty Saffron Walden sales team: Blake, Sarah, and Ash have managed the sale of our property through a particularly challenging process and did a fantastic job throughout. Halfway through the sale, a pipe burst and the property flooded, creating a major setback. The team did an outstanding job of keeping everything on track, communicating effectively with all parties, and ensuring the sale progressed smoothly through to completion. We are extremely grateful for their professionalism, dedication, and support, and would highly recommend them. Tom & Gail
15th Sep 2025 (9 mo. ago)We decided to use Sharman Quinney to sell our apartment in November 2024, however our experience was very disappointing, and not reflective of the positive reviews we had previously seen. It took them 15 days to get our advert up on Rightmove once photographs had been taken. Despite being promised our advert would be uploaded before Christmas, it was not uploaded until after Boxing Day. It included several mistakes (things we were not made aware of before it went live). We chased this numerous times, and although some issues were fixed, various issues with the advert still remained. After a month of no viewings and an advert that was never fully corrected, we cancelled our contract with them altogether (at no cost). We then decided to go with a private estate agent who uploaded our advert within 48 hours of photographs. The advert was exactly how we wanted it, and an offer was made on our first viewing, the day after it was put on Rightmove! We are now in our new house and so happy we made the decision to leave SQ. Everything happens for a reason I guess.

2nd Jun 2026 (18 days ago)STAY CLEAR, THEY WILL TRY AND KEEP YOUR MONEY. 0 STARS I had a very disappointing experience with Vintage Shore when attempting to rent a property through them. After initially being accepted, I was informed that I had failed referencing because I had allegedly misrepresented my income on my application. As a self-employed individual, I had accurately stated my earnings and was surprised to be accused of providing false information. To challenge their decision and recover my holding deposit, I provided extensive evidence, including bank statements and transaction records, clearly demonstrating my income. Despite this, they continued to insist that I had failed referencing because I had “lied” on my application. What I find most concerning is that it was only after I mentioned pursuing legal action that their position suddenly changed. My deposit was refunded, and it became clear that I had not lied on my application at all. This suggests that the issue may have originated from their referencing process rather than anything I had done. The whole experience was stressful, time-consuming, and could have been handled much more professionally. Based on my experience, I would advise prospective tenants to keep thorough records and carefully challenge any decisions they believe are incorrect. Another aspect of my experience that I found disappointing was the level of customer service I received. During one phone call, I spoke with a member of staff who came across as extremely rude, dismissive, and arrogant. I challenged his attitude during the conversation because I felt it was completely unprofessional. I later raised my concerns with another member of staff, explaining how I had been treated. Rather than addressing the issue directly, I was told that it was a “cultural difference.” In my view, this is not a valid excuse. Regardless of cultural background, customers should be treated with respect and professionalism. Being rude to a customer is not acceptable, and I found the response to my complaint just as disappointing as the original interaction.

The reson we went with Sharmen Quinney in the first pkace, was due to Ollie. He listened, & respected it was our home with lots of happiness & memories for us, & it was not just another house.

Patsy, Anthony and the team are kind, friendly and have knowledge and experience and will always endeavour to help and this has been the case for a period of several years. They keep ahead of legislative changes and give clear and informative updates to their landlords. They are also nice people! Well done to everyone at Watton Belvoir.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

I habe never came across an Estate Agents where I felt that they had my best interest at heart until meeting Mike and Caroline. They are genuinely lovely people who are not only very professional but work tirelessly to get the deal across the line.
