We were always kept informed of appointments, active in sending the feedback and offers through , and there was always good communication between all members of the staff and ourselves. 4th Sep 2026 (8 weeks ago)Rented a few properties from Phillips homes as had to down size. There was a few issues with the first property which was damp due to condensation. Asked for advice to remedy this and staff attended and gave advice on what I needed to do and how they could help resolving the condensation and now all is good. Unknowingly I wasn’t venting the property as I should which seams to be common with terraced houses in the valley. New Humidity Extractors were installed kitchen/bathroom. Problem solved. Can’t thank the staff at the office enough.<br>Great service even though they were extremely busy.<br>Thanks again ??????
22nd Jul 2025 (1 year ago)I recently used Osbourne Estate agents as a first time buyer, before the house went through the searches, the survey picked up that the house needed work and therefore could not have a mortgage until the work was completed. I reached out to Osbourne Estate agents to question whether they were aware of the construction the house required and I had no response at all. Complete waste of time.

26th Sep 2026 (5 weeks ago)Called every day for a week to get tree branches removed from my garden (they took down two trees on their property next door), despite daily promises the big branches are still there a week after the trees came down.<br>** It's my landlord who is most annoyed, I'm just frustrated that I have not been kept in the loop/given updates. I was assured it would be done on Friday... A call to apologise and tell me the plans going forward would have been appreciated ??????

From start to finish, the service we received was absolutely outstanding, and a huge part of that was down to Charlene and Alice.<br><br>Charlene was incredible throughout the entire process of finding a buyer and securing our sale. Her dedication, commitment and communication were second to none. She worked tirelessly every step of the way, and even when she was on holiday, she continued to go above and beyond to keep everything moving and keep us informed. It was clear that she genuinely cared about achieving the best possible outcome for us, and we cannot thank her enough for all her hard work and dedication.<br><br>Alice, the director, was equally fantastic. She liaised with all parties involved, handled numerous obstacles with real professionalism and made what could have been an incredibly stressful process feel far more manageable. Her calm, confident approach gave us reassurance throughout, and she seemed to find a solution to every challenge that arose.<br><br>Selling a property is never straightforward, and our sale certainly had its fair share of hurdles. However, the determination, expertise and teamwork shown by Charlene and Alice were exceptional. 30th Oct 2026 (3 days ago)M2 were always very responsive when I needed anything and I felt very looked after for both the sale and purchase of a home. They felt honest, didn't play any games, and understood that moving home is stressful and didn't add any more stress than necessary. I was also impressed that they didn't pester or harass, like I've seen other agents do. I would definitely recommend.

1st Nov 2025 (1 year ago)Our Experience with Property Plus We initially invited four local estate agents to value our property in Tonypandy. Having done our own due diligence, we already had a good idea of its market value. When the representative from Property Plus came to assess the property, she confidently claimed she could achieve a higher price and mentioned she had years of experience as a former surveyor. On that basis, we decided to give them a chance and proceeded on a sole agency agreement. Unfortunately, our experience was disappointing. We were left with the impression that she was largely winging it. We received very few updates — no proactive phone calls after the limited number of viewings, and little to no genuine feedback from potential buyers. Most communication came via the occasional text or email, and overall the process felt very “hands off.” Any meaningful updates required us to visit the office in person, which, to be fair, was a much better experience and more in line with what we’d expected from the start. In summary, we felt trapped in a poor sole agency agreement and that the three-month term was largely wasted due to a lack of communication, feedback, and follow-up.

Selling a property can be incredibly stressful, especially when things don’t always go to plan, but Claire was always there to help, chase things up and keep me updated.<br><br>I really appreciated how approachable, friendly and supportive everyone was throughout the whole process. I never felt like I was just another customer, and it was clear that they genuinely cared about getting the sale completed.<br><br>Thank you so much to Claire and the whole team for all your patience, hard work and support. I really appreciate everything you did to help get me over the finish line. I couldn’t be happier to finally have the sale completed!<br><br>Would absolutely recommend them. ??
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
