My wife and I first met the letting2sales team when we bought an investment apartment in Cardiff Bay through Mike, and he asked if we would like to use the team to arrange a tenant. We got the keys on a Friday and Mike had a prospective tenant view the flat on Saturday and sign the rental agreement on Monday. This has been a similar situation every time one of our tenants has moved out; we have never had an apartment vacant for longer than a few days. We later got to know the rest of the rest of the letting2sales team and have had excellent service from Sue and Hannah; whenever there is a problem they have arranged for a contractor to fix it at extremely competitive prices, and they have shielded us from minor complaints from tenants by dealing with the issue effectively and efficiently. We have had experience with another agent so we have a basis for comparison and we can say without any hesitation that the letting2sales team are by far the best.

Absolutely shocking. I was due to move in 7th Jan, was asked to pay bond and rent up front without seeing a contract or paperwork. I asked for the wording of the contract and was talked to like dirt. Even when I offered to come into the office to pay a cash transfer after reading some contract wording, I was told they didn't want my business. Sue Beer was an absolute disgrace. Rude, unprofessional and untrustworthy. Avoid these guys like the plague. Certainly don't pay them a penny without seeing contracts or tenancy agreements.

I've been trying to buy a property off Peter Alan Albany Road branch for about a month now. Really incompetent, terrible customer service and almost as if they don't want to sell any property's they are advertising. In this month, I've driven 2hrs to be shown the wrong property (claiming it was a misunderstanding) and had viewings cancelled multiple times. The agency would not be getting in contact with me to tell me it's cancelled. I would only find out once I've called. The blame was often put on the tenant however every time I phoned, they were unaware of the appointment I had arranged. Not once did I get an apology. One agent in particular, Scott is very untrustworthy. I will not be going back.

Viewed a £750 pcm flat with Taylor's and they quoted a £622 agency fee. I have dealt with plenty of other letting agency's in Cardiff for similar flats and the most I've paid is £240 (which is obviously still quite expensive) but this price is disgusting and criminal. Do they have set fees or do they just charge what they want?! (Unfortunately I had to give at least one star to post this review)

I purchased my first house with Umbrella Homes this month and Adam Greenland (Manager) was AMAZING to deal with. An honest and highly professional approach, hand holding throughout the entire process with regular communication. The customer service was incredible and took away the stress from the whole process! This, coming from a business owner who really values Customer service - this was truly the best! I would HIGHLY recommend this company and will certainly be coming back for my second property (B2L) in the very near future. Thank you a LOT guys - it was a real pleasure dealing with you from start to finish!

The worst agents we have come across in 4 years of renting in Cardiff. They largely ignored maintenance requests and when they did acknowledge the need for repairs they were botched jobs, we lived with infestations of rats, slugs, black mould and kitchen appliances that had the details drawn on with permanent marker. We had security issues with broken lock on a back door that wasn't repaired for months and on the initial move in we found dirty underpants, socks and filth throughout the house. Despite the apparent lack of consideration for hygiene and maintenance this agency charge extortionate rates of £100 for 'light dusting', and they also have gardening charges written into student contracts but do not provide any garden maintenance equipment. This agency takes advantage of low income students to make easy money while completely disregarding their health and wellbeing.

Lettings Angels - Roath - Sales

My first experience with Kelly and her team was in 2015 when I asked them to take over management for one of my rental properties from another agent with whom I'd had no end of problems. Their enthusiasm and genuine interest in providing top level customer service was so refreshing and really took the stress out of renting the property. Since then they have facilitated the sale and purchase of 2 properties, and have found tenants for the new investment properties in less than 2 weeks on both occasions. They deal with problems that arise (which inevitably they do, even in the newest of properties) with utmost professionalism, and I have been particularly impressed with the sincere and honest way they treat my tenants (something I've had difficulties with other agents in the past). I think this also reflects the energetic and fun atmosphere that is apparent from a visit to the office on Woodville Road.

My daughter rented a property through Sales and Lettings Angels in 2018-2019. They promised the world and assured her the property would be cleaned and defects fixed before she moved in. Half price rent over the period (summer) before she moved in ....etc When one of her flat mates went to move in, it was a tip and action was requested. My daughter went down at the start of Sept 2018 (a couple of weeks later) and it was still a tip. She was ignored. So my wife went down and read the riot act. Broken beds were replaced (eventually), working fire/smoke detectors were fitted, part of the house was treated / repainted to clear the mould, other minor general repairs made. They refused to clear accumulated rubbish from back yard, fix the broken sewage vent pipe, etc .. Signficant (floor to ceiling)cracks in the wall, telephone point listed in survey was not there, gas meter (and isolation point) in one of the bedrooms (not readily accessible), etc. They had rats running inside the walls. The pipework between the draining board and sink was blocked by congealed detritus. I had to contact the Council (with photographic evidence) and an Improvement Notice was issued. This resulted in some action,but they refused to address condensation / ventilation issues in bathroom (they had to repaint again part way through the year) or PAT test electrical equipment. Made a claim against them, but they frustrated the process by refusing to give me the landlords address (address on contact given was care of Sales & Lettings Angels). Much discussion resulted, including with their solicitors; but eventually with my daughter having her final exams ...we could not take any more disruption. They have returned the deposit and we are glad to be shot of them A VERY PAINFUL LEARNING LESSON FOR MY DAUGHTER IN HER FINAL YEAR AT UNI. WOULD NOT WISH IT ON ANY ONE!!! Message to TC Hardy: You have limited time to complain to the Council (less than four weeks from moving in or the deficiencies can't / won't be recognised as being there on hand-over. Check the inspection report (the one for my daughter avoided mentioning the defects). Take digital photographs. They have date, time location encoded in to them when taken using a phone. Speak to Shelter Cymru. They have great advice. Contact the Private Rental office of Cardiff Council (shared with two other councils) for action. Citizen's Advice gave me good guidance. WRITE TO SALES AND LETTINGS ANGELS ASKING EXPLICITLY FOR THE LANDLORDS FULL NAME AND POSTAL ADDRESS. THEY NOW HAVE ABOUT TWENTY DAYS TO GIVE YOU THIS OR ARE LIABLE FIR A SUBSTANTI FINE. MAKE SURE BOTH YOU AND YOUR CHILD WRITE THE LETTER AS IT NEEDS TO COME FROM THE TENNANT.

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.
