28th May 2026 (21 days ago)I strongly advise anyone considering this estate agency to avoid them entirely. My family and I were left without hot water for four months due to the agency’s complete lack of communication and failure to respond to emails or address urgent maintenance issues. To make matters worse, after moving out of the property, my deposit was withheld for an additional four months without being properly protected or returned. The situation became so serious that we were forced to involve solicitors and are currently pursuing legal action in order to recover our deposit and seek compensation. The individual primarily responsible for the lack of communication throughout this ordeal was Muniza Adam, whose failure to respond or provide support caused significant stress and inconvenience to my family. If you value professionalism, lawful handling of deposits, and basic communication from your estate agent, I strongly recommend avoiding this agency. ZERO STARS
7th Apr 2021 (5 years ago)Took my money, informed me that the flat is off the market and I am still chasing them up for the refund. After I posted a review on google, suddenly they had the time to finally call me back. Not to refund my money though, to ask me why I posted a bad review and still no answer on when I will get my £400 back! Scammers!
19th Mar 2026 (13 weeks ago)Everytime I enquire about a property for sell this agent is advertising. The first question they ask is 'Do you have a property for sell'. They take all your personal details and at the end don't give a date for viewing. This happened on several occasions, I have now stopped enquiring. I believe this is a fishing tactic to get peoples information and if they can find a person who is looking to sell. I would not ever buy or sell a property through them.

13th May 2026 (5 weeks ago)This is a terrible agency, and I am extremely disappointed with the service I received today. I arranged a viewing in NW9 and spoke with one of their agents, Alexandra, who confirmed that I should be at the property at 3:00 PM. I even arrived 10 minutes early. However, despite the rainy weather, no agent showed up. Usually, an agent is there to guide you through the viewing, even if the tenant is still living in the property. Alexandra was completely unprofessional and irresponsible. I waited there until 3:30 PM, trying several times to contact her by message. She told me that the tenant would open the door, but nobody answered. After waiting another 10 minutes in the rain, I still received no help. Alexandra later claimed that the tenant had left, which made the whole situation even more confusing. I travelled all the way from SW18, which took me around 1 hour and 20 minutes each way, so this was a complete waste of my time. To make matters worse, when I called the agency, the lady on the phone was rude and blamed me for being late, even though I had arrived early. In reality, the agent herself failed to show up. In London, transport delays can happen, and professional agencies usually wait at least 10 minutes for clients. Instead, I was treated unfairly and spoken to disrespectfully. I would absolutely not recommend this agency to anyone. Their customer service is terrible, their communication is poor, and they are highly unprofessional. Overall, it was a horrible experience.
16th Jun 2024 (2 years ago)Was dealt the worst tenancy of my life through Lifestyle Property. Within 3 weeks of living at the flat we were burgled, front door was taken off the wall so we had no choice but to phone the landlord and was told we ‘ruined his Sunday evening’. The property made us all severely sick for months at the result of black mould. We had doctors notes and the landlord disregarded all proof that the mould was a result of poor insulation. Adam and the management team at Lifestyle property were reluctant to help in anyway, Adam asked us to send him evidence of the flat and instead of giving advice, he ignored emails and decided he no longer wanted to help. Useless estate agents and I would advise anyone to stay away from Lifestyle property, especially if the landlord is Lee Poppy.
10th May 2026 (6 weeks ago)rented a property through Blackstone Residentials from 17/03/2024 to 01/02/2026, and it was one of the worst renting experiences I’ve had. From the beginning of the tenancy until the day we moved out, several major issues in the property were never properly resolved. One sink never worked correctly, one shower had ongoing problems, and the washing machine was faulty for months. Even after repeatedly reporting these issues, repairs were either delayed for an unreasonable amount of time or never properly fixed at all. The washing machine replacement alone took around 3–4 months, and the replacement provided was a refurbished machine with very limited functionality. What was most frustrating was the attitude from the agency whenever we raised complaints. Instead of taking responsibility and managing the property professionally, they constantly blamed the landlord by saying things like “our owner is not good” or “she doesn’t listen, we can’t help.” As tenants, that should not be our problem. We were paying rent expecting a properly maintained property, not excuses for nearly two years. Every time we contacted them about maintenance issues, it felt like they were doing us a favour instead of fulfilling basic responsibilities. Many of the complaints we raised at the start of the tenancy were still unresolved by the end. The situation became even worse after moving out when they attempted to claim nearly 90% of our deposit — including deductions related to issues we had already been reporting to them for around 1.5 years. Thankfully, the deposit was protected through DPS, and because we had evidence, emails, and documentation, we were able to dispute the claims and recover most of our money back. My advice to anyone considering renting through this agency, especially students: document absolutely everything. Take photos and videos before moving in, keep all emails, and never rely only on verbal promises. Without evidence, it would have been very easy for us to lose a large amount of money unfairly. Based on my experience, I would not recommend this agency.
20th Jan 2022 (4 years ago)Canary have provided a very good service to us as Landlords to let our 3-bedroom property in Stanmore (NW London). They tried their best to find professional tenants, and were very quick to get the property photographed and out on the market. They are friendly, honest and professional and go the extra mile to provide a personalised service. They have a useful bank of reliable handymen too who can help with gas/electric certificates. They provided important guidance to us as landlords even if they weren’t managing the property and this was much appreciated. They are always contactable and very quick to respond. Overall a great estate agent ????????????????.

She was extremely efficient throughout the process and consistently proactive in chasing the sellers, the sellers’ solicitors, and our own solicitors to keep everything moving. Her communication was clear, timely, and reassuring during what can be a stressful time. Thanks to her dedication and professionalism, the whole process felt far smoother than expected. I would happily recommend Cauvery to anyone looking for a reliable and genuinely committed estate agent.

18th Mar 2026 (13 weeks ago)I recently completed the purchase of our 2-bed home in Canning Town with Stephen from Samuel King, and I honestly couldn’t recommend him more highly. From start to finish, Stephen was exceptional. He was proactive, transparent, and always one step ahead throughout the entire process. Buying a property can be stressful, but he made everything feel smooth and manageable, keeping us informed at every stage and always being available to answer questions. What really stood out was his attention to detail and genuine commitment to getting things over the line. He coordinated seamlessly with all parties involved and handled any issues quickly and professionally, which made a huge difference in keeping things on track. A great example of this was following our Level 2 survey, where a number of repairs were flagged that couldn’t realistically be completed before exchange. Stephen stepped in and negotiated on our behalf to secure compensation from the seller instead, making sure we were properly covered. That level of support and advocacy made a big difference and gave us real confidence throughout the process. It’s rare to come across someone so reliable and easy to work with in this process. If you’re looking to buy or sell, I wouldn’t hesitate to recommend Stephen and the team at Samuel King. A genuinely 5-star experience.
