28th Feb 2020 (6 years ago)ARQ Homes Estate Agent was recommended to me to get a lettings valuation's appraisal for my house. Also, following the reading of good reviews from other people, I was confident and encouraged to make an appointment with ARQ Homes. I spoke with Abdul who invited me to his office, and made feel more than just a client, I felt like a guest in his ARQ estate agent. Abdul was very clear and concise covering all the details in order to give me an honest an accurate valuation appraisal. Abdul also used his valuable experience and knowledge in the housing market, in order to give me a good advice how to proceed with my plan for both potential lettings and sales of my property. Abdul's advice has definitely put me on the the right directions in order to achieve the best possible outcome in relation to my property. 22nd Aug 2023 (3 years ago)If I could give 0 star, I would. Absolutely unprofessional, disrespectful, cheap & discriminative service that this agency provides. Home owners pay them to have a part of full service. The tenants will have to deal with their own reference checks etc. as the agency is washing their hands when it comes to doing anything that they are getting paid for. After being passed onto a referencing agency who couldn't do their job properly, (which I now believe happened in collaboration with the agent of DPR as they didn't want to give us the flat ) we've been asked to get in touch with a 3rd party agency to sort out the problem. Why would you use two 3rd parties to do your reference checks? Later on the agent made is seem like it was all our fault (that their agency couldn't reference us properly) and they ahed contacted the landlord and suggested him not to go ahead with us. In all honesty, you guys better make a call to Trading Standards as well - I reported them already.The more of us the better.

I was desperate to complete before Christmas as I was potentially homeless and Jon pulled out every stop to make sure this happened. I cannot thank him enough.

28th Aug 2021 (5 years ago)I support the feedback submitted previously about the inability to get in touch with the agents. I've called the reception 5 days in a row about arranging a viewing of a flat and I'm still expecting that some magic will happen and someone will finally call me back. I've highlighted that I had seen the development before and pretty much ready to make an offer for the flat but it's ridiculous that I just can't get in touch with anyone from the team to arrange this!

After five long years of struggling to sell my flat, I had almost given up hope. It was a very complicated sale with many challenges, yet Kyle stepped in and did what no one else could. Within just a couple of weeks of taking professional photos and launching the property, he secured a strong offer and moved the process forward with impressive efficiency. Kyle is outstanding at what he does — not only professional and highly skilled, but also genuine, reliable, and honest. His communication was exceptional from day one. He was always available, kept me fully informed, and handled every obstacle with calm confidence and expertise. Most importantly, I felt I could truly trust him throughout the entire journey — and that is rare to find in this industry. He didn’t just sell my flat — he went above and beyond to make it happen, and I will always be grateful. 5th Oct 2022 (4 years ago)We had a really bad experience with this estate agent, so beware. We had an offer accepted on a property, Jerome did the usual of taking our ID, proof of deposit, agreement in principle etc and confirmed acceptance. Three weeks later our solicitor raised our attention to the fact that the sellers solicitor had yet to issue draft contracts. After another week I finally got hold of Jerome who confirmed that the seller wouldn't issue the draft contract until we had a confirmed mortgage offer on the property. I told Jerome that wasn't the normal sequence we were familiar with, but he assured me that was how sales progressed in his experience. We went back to our solicitor who advised us that they would indeed normally wait for draft contracts to be issued before proceeding with searches and surveys etc. So we gave the sellers solicitor a deadline before we would reconsider the offer. On the day of the deadline the seller issued a race contract and advised us that there was another interested party who's offer had also been accepted and the seller would exchange with the party which secured a mortgage offer first. I don't know whether Jerome was aware that the seller had accepted multiple offers when we had our conversation, but my instinct at the time told me he wasn't being open and honest about the sellers intentions. So beware of this agent in case they try this with you.

The whole process took three weeks from when the property was handed over to the agent and tenants moved in. Fantastic communication throughout every step of the process. 15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
12th Jan 2026 (9 mo. ago)During my viewing with Mr Soobh, I felt uncomfortable due to comments about my choice of clothing and inappropriate remarks regarding bedroom size. The whole experience felt unprofessional. I was referred by a neighbour who secured a property late last year, so I expected better, especially given the type of properties involved. Based on my experience, I wouldn’t recommend, and I wouldn’t advise any woman to attend a viewing alone.

Secrea's patient guidance and clear expertise demystified the entire reassignments process for us. She always kept us informed and responded promptly to our queries. Billy's proactive approach and exceptional communication skills were crucial in keeping things on track.
