14th May 2026 (11 weeks ago)Warning: Serious Misconduct and Potential Fraud I agreed a sale price with Amaal Mahmood Khan at Brian Thomas Estate Agents. During the process, he insisted on altering the agreed price on the official paperwork to a lower figure and taking the difference in cash. This would have cheated the property owner and is essentially mortgage/property fraud. Anyone considering instructing him to sell their property should be extremely cautious. Amaal tries to negotiate cash payments with buyer and does not tell seller real offer. In my case he lied to the seller about the amount i offered and if i had gone ahead the seller would have lost out on thousands of pounds that Amaal was demanding to receive in cash off the books. I strongly advise to avoid this agency and this dishonest man.
12th May 2026 (12 weeks ago)Service was amazing, highly recommend these estate agents. Mike Driver, the branch manager, was great from start to finish. We appreciated his honesty, transparency, and his willingness to go above and beyond. He helped us chase the vendor's solicitors and was responsive over the phone. The staff were also very helpful and lovely, taking great notes and collaborating with each other well. I highly recommend, and will look to contact them again if we are in the market again. P.s. this was a review I gave in July 2021, but didnt get published!!

Made us feel very comfortable and overall top bloke.<br>Clare was helping us move forward once offer was accepted and she was brilliant, kept us constantly in the loop and chasing both solicitors for answers.<br>Overall great experience with Maddison Fox.

5th Jul 2026 (28 days ago)Trying to rent out a 3 bed with half the floor literally missing and staples holding other bits down for nearly £2k and then reducing it by £50 a month as if thats remotely sufficient says everything you need to know. Hope landlords and letting agents like this get eradicated ASAP.<br><br>Edit: Nope, definitely not the wrong business! I’m not saying publicly where that flat was lol. I’m not using my real name on Google maps so ridiculous youd think not being able to find someone called “K” on your books is a relevant rebuttal.

22nd Jun 2026 (6 weeks ago)Very poor experience from start to finish. I called on Saturday and was told they would check with the current tenants and arrange a viewing. They booked me in for 15:00, but when I called to confirm they went silent and stopped responding.<br><br>I chased again on Monday and they rearranged the viewing for 13:15. I arrived at 13:17. As I pulled up in my car the agent was already leaving, and we made eye contact. It was obvious I was there for the property, yet he carried on walking off, later claiming he assumed I wasn't coming. He couldn't wait even two minutes. When he finally came back to show me the property, he was abrupt, barely spoke to me, and gave the impression he had no interest in showing it at all.<br><br>When I asked about any flexibility on the rent, he told me he already had four other offers, all at the full asking price of £1,375, and that all four had already paid deposits.<br><br>Afterwards I messaged to ask about the council tax and to let them know I liked the property and wanted to put in an offer. Again, no reply. They simply ghosted me.<br><br>A complete lack of basic customer service and common courtesy. I would not recommend dealing with this agency.

They were all approachable, responsive, and made the whole experience smooth and stress free. 27th Jul 2026 (6 days ago)Our experience with this estate agent was extremely disappointing. We found Arun to be unprofessional and lacking in transparency throughout the process. Communication was poor, and we were left feeling misled and unfairly treated. Overall, we have no confidence in the way our purchase was handled and would not recommend this estate agent based on our experience.<br>This was by far the worst estate agent I’ve ever dealt with. I found the whole process lacking in transparency. I was also concerned that the AML checks were carried out through a company connected to the agent’s wife, without this being made clear upfront. Charging £300 each ( most estate agents charge £36). When we questioned this it was brought down to £150. They also wanted us to pay a deposit. The contract was not clear if we would get back.<br><br>The most upsetting part was that, while we were in the property viewing it again, we later discovered it had been sold to another buyer for just £3,000 more. We felt completely misled and extremely disappointed by how the situation was handled.<br><br>Based on our experience, I would not recommend using this estate agent.

From the very beginning, Martine Hamilton kept us informed at every stage of the process, which made what can often be a stressful and uncertain time feel much more manageable. Whenever we had questions for the sellers, or needed updates from the solicitors, Martine was straight onto it, chasing things up and coming back to us with quick, clear responses. Nothing was ever too much trouble for her, and she clearly went above and beyond to make sure everything ran as smoothly as possible.<br><br>We’d also like to thank Svetlana, who showed us the property, for being so helpful and welcoming from the very first viewing. Her knowledge of the property and the local area gave us real confidence in our decision, and she made the whole viewing experience a pleasure.<br><br>Having such a reliable and proactive team behind us made an enormous difference, and we honestly couldn’t have asked for better people to guide our son through buying his new home. We’re so pleased with the service we received that we’ll definitely be using Butler & Stag again very soon when we come to sell our own property, and we’d happily recommend the whole team to anyone buying or selling in the area. ??????

He was highly organised, incredibly knowledgeable, and clearly carried out thorough research before offering advice - everything was backed by insight, rather than guesswork.<br><br>His communication was excellent throughout the entire process: responsive, transparent, and professional. He kept us updated constantly via voice notes, which was a brilliant touch and made the whole process seamless. He answered all our questions and gave us plenty of time to look around without feeling rushed.
