1st Aug 2026 (13 days ago)Rented through Ace Property for over a year. My experience:<br><br>Maintenance: Repairs were slow, including safety issues — a faulty smoke alarm and roof leak — never resolved during my tenancy.<br><br>Contract: Fridge and washing machine weren’t covered under maintenance — check this before signing, as I was asked to replace them myself when they broke.<br><br>Move-in: Property wasn’t fully cleaned, storage was partly occupied by the landlord’s belongings, and keys were only given out in the evening with no earlier option.<br><br>Move-out: We cleaned thoroughly, but a cleaning deduction was still proposed — disputed with our own photos. Also questioned over a magnum loly left in the fridge and a pair of nearly-new footwear left intentionally for reuse for backyard. As I’d already left the country, a family member had to attend and clean before the deposit was released.<br><br>Deposit: Deductions were proposed for pen marks on a door/wall that weren’t ours — resolved with dated photos from move-in. Deposit was only returned 1 month and 2 days after I vacated, after a lot of back-and-forth.<br><br>Takeaway: Document everything with photos on move-in and move-out, and read the maintenance clauses carefully.

31st Jul 2026 (14 days ago)I rarely leave reviews, but I feel it is important to share my experience with Carter Oliver Lettings.<br><br>During our tenancy, we experienced a persistent leak which, based on information provided to us during the course of the repairs, appears to have existed before we moved into the property. The leak caused water ingress, mould growth, damage to our belongings, and significant disruption to our living conditions. The issue took months to resolve despite being reported repeatedly. We have emails from the letting agent acknowledging that a failed roof repair was allowing water into the property, yet we were later told the resulting mould and damage were due to our lifestyle.<br><br>The property was subsequently inspected by the local authority, whose HHSRS assessment identified a Category 1 damp and mould hazard and recorded evidence of active water ingress at the property.<br><br>As an asthmatic tenant, I found the situation particularly distressing. The ongoing damp and mould affected my health and wellbeing, and we incurred losses including damage to our bed, clothing and other possessions.<br><br>When we raised concerns and sought compensation for the losses we had suffered, our concerns were dismissed. Instead of addressing the impact the situation had on us, much of the response focused on the condition of the property. I found the tone of the correspondence disappointing and, at times, personal.<br><br>We also experienced access to the property without our consent, which was later justified as an emergency despite there being disagreement over whether the circumstances met that threshold.<br><br>Following our complaints regarding the disrepair and compensation, we were served with a Section 21 notice. While others can draw their own conclusions, the timing of this left us feeling that our concerns were not being taken seriously.<br><br>Despite serving the Section 21 notice, no court proceedings had been commenced by the time of writing this review. I simply include this as part of the timeline of events surrounding our tenancy.<br><br>I would encourage prospective tenants to keep detailed records of all maintenance issues and correspondence.<br><br>This review reflects my honest experience as a tenant.
18th Jul 2024 (2 years ago)Wanted details on the Southwell Prebend house after a while I received it requested further information and a guidance on price and a viewing no reply a very well known Southwell resident who I visit discussed it with me ,I wasn't saying I was going to buy it but it would have helped if I was at the very least been given further information . Any how I gave up!! As far as I'm aware unless an agreement has been made which hasn't it should be open for a viewing.

What really stood out was the personal service we received throughout the entire process. Every member of staff was friendly, helpful, and always willing to go the extra mile.<br><br>They handled all of our viewings and were extremely flexible with timings, making what could have been a stressful process so much easier. Communication was excellent from start to finish. They regularly chased updates from solicitors on our behalf and kept us fully informed with weekly progress updates, which gave us real peace of mind.<br><br>Paul should be incredibly proud of the business he has built. The whole team worked tirelessly to support us and made moving house far less stressful than we ever imagined it could be, especially with having a young baby.<br><br>We cannot recommend them highly enough and are extremely grateful for everything they did for us. ??

House sold within timescales and got kept me informed of all stages viabthere app which is an excellent bit of kit to monitor the progress of the sale amd see viewing feedback.

20th Jul 2026 (25 days ago)I feel the marketing of my property was very poor. It was placed online and forgot about, no other marketing explored or attempts to get buyers in through the door. The only contact I had from my agent was to push for the price to be lowered. I decided to list with a dual agent and the property was sold in a few weeks.

During what I can only describe as the most difficult of house selling journeys. From start to finish they have been friendly, approachable, personable, contactable, reactive… the list could go on! I couldn’t have picked a better agent and words don’t do the level of service that they have provided justice…! Thank you in particular to Dan, Vicky, Sandra, Lauren and Zoe, you’ve all been amazing and if anyone asks me for an estate agent recommendation, it will be Maynard’s every time! Aftab visited me in my home, gave a valuation based on excellent local knowledge and suggested many practical steps to proceed with the sale, including recommendations for tradesmen to assist. The photographer took some great photos in a professional manner, and listened well to my suggestions. The team communicated clearly throughout the process with group chats and phone calls when necessary. I would definitely use this firm if I ever have to move in future.
