We moved with them also 5 years ago and I wouldnt think of choosing another estate agent they are by far the best..thank you Duncan Chloe and Charlotte much appreciated by us and very happy in our new bungalow.

27th May 2026 (23 days ago)Chelsea and Charlotte at Bairstow Eves Elm Park were absolutely amazing throughout our property purchase. As first-time buyers, we had so many questions and uncertainties along the way, but they were always patient, understanding, helpful, and informative. During our property search, the team were very proactive in sending us properties that aligned with our requirements. From the very first viewing all the way through to post-completion, they supported us with the same energy and care from day one. We really built a great relationship with them throughout the whole process, which made such a stressful journey feel much easier and more personal. Any queries, questions, or problems we had were always taken seriously, and they genuinely made an effort to help solve them quickly and professionally. We truly appreciated all their support during such an important milestone for us. Our first contact was Brook Atkinson, who got the ball rolling and found us our ideal home, unfortunately our landlord sold the property after two years, and we found ourselves looking for another home. Brook was on the case and in no time at all, found us another lovely home. We cant thank Brook enough for her efforts to find us our new home, she is very professional and focused in her work, we would highly reccomend Brook and GBP estates, if you are looking for professional team. 15th May 2026 (5 weeks ago)I recently purchased a flat via Smooth Move and I have to say the service they provided was excellent, Lisa was amazing, she kept me up to date with all issues and progress, and was a massive help and support to me though the whole process. When she was off for a couple of days her workload was covered and I wasn't left to wait for a response, which was great. I recommend Smooth Moves if you are looking to sell/rent/buy a property ??????
9th Jan 2026 (23 weeks ago)I am disgusted by the way [Cranbrook letting Ltd] treats people. We viewed a property and were explicitly told by the agent that the house was ours and we could proceed with the rental. We started making plans and stopped looking at other places based on their word. ?However, shortly after, they went behind our backs and gave the house to someone else without a word of explanation. This level of dishonesty is appalling. ?To make matters worse, the stress and disappointment caused by this agency's lies literally made my mother sick. We spent time, energy, and hope on this, only to be treated like we didn't matter. They are unprofessional, untrustworthy, and have zero compassion for the families they deal with. If you want an agency that keeps its promises, look elsewhere."

After five long years of struggling to sell my flat, I had almost given up hope. It was a very complicated sale with many challenges, yet Kyle stepped in and did what no one else could. Within just a couple of weeks of taking professional photos and launching the property, he secured a strong offer and moved the process forward with impressive efficiency. Kyle is outstanding at what he does — not only professional and highly skilled, but also genuine, reliable, and honest. His communication was exceptional from day one. He was always available, kept me fully informed, and handled every obstacle with calm confidence and expertise. Most importantly, I felt I could truly trust him throughout the entire journey — and that is rare to find in this industry. He didn’t just sell my flat — he went above and beyond to make it happen, and I will always be grateful. They kept me updated throughout the process and were a good link for direct contact with the buyer. Their prices were also very competitive. I would recommend them and be happy to use them again.

15th Jul 2025 (11 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

3rd Jun 2026 (16 days ago)When it came to selling our home and finding our next one, Sadek promised he would get the job done, and he delivered on both! Writing this review from my new home with a cuppa! We decided not to go with one of the large national estate agents and instead chose Just Moovin because we wanted someone who would genuinely care about our situation and the journey my family and I were going through, rather than just being a target or KPI. Looking back, it was definitely the right decision. Our chain was long and complicated, with numerous issues further up the chain causing delays, but throughout the whole process Sadek was brilliant. He kept us updated regularly, chased where needed, and was always communicating with solicitors, other agents and anyone else involved to keep things moving. It genuinely felt like he left no stone unturned. Buying and selling a home can be stressful, but having someone proactive, honest and committed made a huge difference. I can't thank Sadek enough for all his hard work and would highly recommend him and Just Moovin to anyone looking to move.

3rd Jun 2026 (16 days ago)Finally making time to type up a review after successfully selling my property through Green Lane Residential! It's been a pleasure to be assisted by Humzah, Paul and Aryan. I was actually approached of around 6-8 by estate agents. Whilst, I bought my property back in 2021 with another estate agent and they had contacted to sell it for me, it seemed a no brainer as they were aware of my property but Paul stood out for me personally as he was the only with a lot more attention to detail and acknowledging every little detail and understanding my personal needs in this situation so that was the first big step. The second was Humzah - what a perfect role model - from start to end in finding the right buyers, the confidence, understanding both side needs, transparent in everything and even if it was things you did not want to hear - although stress at times (out of his hands) it was always in full belief and good faith in what advice was given by him. So thank you again for your help - we will be in touch for a long time and definitely would refer if any friends or family were looking to sell for sure.
