18th May 2026 (27 days ago)I've bought and sold a few houses and never really truly appreciated what an estate agent does. Why? because they all went smoothly. This time, it did not go smoothly and my eyes have been opened. Fiona Joyce has been absolutely superb in managing a continually evolving and complex situation for me and my wife. I feel like I've not only been kept well informed, but have been well advised on what to do, when, and more importantly, when to do nothing. Thank you to Fiona and the rest of the Ryder & Dutton Team for all your help and managing my anxiety!

Kerry has been incredibly helpful throughout the process, always quick to respond and happy to answer any questions we had. The lady who showed us around the property was also lovely and made the viewing feel relaxed and welcoming. The whole process has been smooth and professional from start to finish. I came for a viewing and was shown a flat then went straight to their office and they say the flat is taken and I can have instead some 2x2 room with a microwave in it ?????? Agent in office says there was internal communication of landlord with some other tenant that took the flat and they had no way of knowing before hand but on rightmove they deleted listing and replaced it with the closet one before my arrival which i found suspicious. Bait and switch.

The whole team has been professional, friendly, and always quick to help with anything we’ve needed. A special mention has to go to Debbie, who has been absolutely wonderful throughout. She is warm, approachable, and genuinely cares about making everything as smooth and stress-free as possible. Nothing is ever too much trouble for her, and her kindness and professionalism really stand out. When we went to collect the keys to our new house, we were delighted to receive a welcome hamper of prosecco and Yorkshire goodies.

The photos of the house were brilliant and the marketing is the best around . Would highly recommend them and we will be definitely be using them again
