25th Mar 2026 (19 weeks ago)We experienced ongoing issues with repairs not being addressed (a bathroom light remained broken for several months after a leak). We were also asked to conduct viewings ourselves before moving out, which we did not feel was our responsibility. On moving in, there were also cleanliness issues, including mould in the washing machine drawer and cupboards left full of cleaning products from previous occupancy. We later found these same items referenced when deductions from our deposit were discussed, which was frustrating. Overall, prospective tenants may wish to ensure maintenance expectations and check-in inventories are clearly documented before signing.
3rd Jul 2026 (4 weeks ago)Very disappointing experience. We paid a holding deposit and later received an email saying the landlord had chosen someone else. The whole experience was frustrating and felt like a waste of time.<br>Communication was very poor. Most of the time when I went to the office, the person who dealt with rentals wasn’t there. When I called, no one answered the phone.<br>What disappointed me the most was that there was no effort to help us after our application was unsuccessful. They could have said, “You’re looking in this area, we have another property nearby that might suit you,” but instead it felt like they just closed the case and moved on.<br>I feel like they are more focused on selling properties than renting them. Overall, I was left very disappointed with the level of customer service and would not recommend this agency based on my experience.

Every time I call, Josh has the answers (the agents below him lied, and thanks to Josh i was able to understand what was going on, and kept my vendors informed) ... The strange thing is that Josh is the Lettings Manager, so sales are not his remit - A man with many hats and a perfect role model for the industry !

Shadi, the estate agent who conducted our viewing, was exceptionally friendly, knowledgeable, and enthusiastic. His professionalism and positive approach truly set him apart from any estate agent I’ve dealt with before. Overall, we had an excellent experience with Blundells.

The service provided was amazing and the added package of solicitors included really worked well for us. The photographer who came did a great job with the photos! Would 100% recommend the team at crystal peaks.

The entire team are very attentive throughout the entire process to keep things progress and were incredibly friendly.<br><br>Thank you in particular to Emily throughout the valuation and listing process - she was absolutely the reason I chose to list with Haybrooks.<br><br>And a very special thank you to Fynn who became the best point of contact throughout the viewing and then sale process. He always knew what was happening, went out of his way to get things moving when there were bottlenecks and was a genuine joy to work with throughout the entire process.- 24th Jul 2026 (10 days ago)Very easy process to get my property onto the sales market. I made an online enquiry on Monday, received a call back on Tuesday, arranged a viewing for Thursday, and by Friday we had paid the holding deposit. The whole process was smooth, efficient, and well organised. We loved the property and were very impressed with how the viewing was conducted. Daniel, who assisted us throughout, did an excellent job. He was professional, friendly, and knowledgeable, providing all the information we needed about the property and clearly explaining the next steps. His communication was prompt and reassuring throughout the process. Based on our experience, I would highly recommend Martin & Co Sheffield to anyone looking for their next home. Thank you to Daniel and the team for making the process so straightforward.
21st Nov 2022 (3 years ago)Very rubbish service,made an offer for the shop in the chesterfield,Patrick way and never had the response that the offer has been rejected by the landlord,when rang again they told me that the offer has been rejected and then I change my offer and still haven’t heard anything. So don’t recommend at all…
15th May 2026 (11 weeks ago)We had 4 agents to evaluate our house and although they were all efficient there was one that stood out from the crowd. Melissa from Morfitt Smith was extremely knowledgeable about the area, the type of potential buyers, realistic about the asking price, and we felt that the service from a local agent would be more suitable for us. Once we made the decision to use Morfitt Smith, they were very quick to arrange the photographs, which were amazing, and to list the property. We immediately had a lot of viewings arranged and received several offers straight away one of which we accepted with their help and guidance. The communication was fantastic, by text and email, we were kept informed of everything by Lauren, our dedicated contact in the office. We're now looking forward to a smooth process through to the exchange of contracts. We are very happy we made the decision to go with Morfitt Smith, they have been so friendly, professional and efficient in what is potentially a stressful time, and would highly recommend them to anyone.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

28th Jun 2026 (5 weeks ago)I rarely leave negative reviews, but unfortunately my experience with this letting agency was extremely disappointing. Throughout my tenancy, communication was often unprofessional and intimidating rather than helpful. Instead of treating tenants with respect, I frequently felt pressured and dismissed whenever I raised concerns. I was served notice to leave the property with the explanation that the landlord wanted to take it back. However, shortly afterwards, I found the same property being advertised for rent again at the same price. This left me feeling that I had not been given the real reason for ending my tenancy. The return of my deposit was also handled very poorly. It took more than 60 days to receive my deposit back, with the agency repeatedly stating that the landlord was holding it. As the managing agency, I expected them to resolve this much more efficiently. They also proposed deductions for cleaning, despite the fact that I had professionally cleaned the property, spent additional money repainting parts of the house, and left it in excellent condition. When I asked for photographs or any evidence to justify the deductions, none was provided. As an international tenant whose first language is not English, I often felt that my concerns were not taken seriously and that I was at a disadvantage during discussions. Overall, I found this to be one of the least professional letting agencies I have dealt with. I believe good letting agencies should communicate honestly, treat tenants fairly, and support both landlords and tenants in a transparent and professional manner. Unfortunately, that was not my experience.

Rachel was equally fantastic, providing regular updates and making sure everything progressed smoothly. Her communication was excellent, and nothing ever felt like too much trouble. The whole team were proactive, organised and genuinely cared about achieving the best outcome for us. We always felt supported and confident that our sale was in safe hands. We would like to thank Lewis, Rachel and everyone at Hughes for all of their hard work and dedication. We wouldn’t hesitate to recommend Hughes Estate Agents to anyone looking to buy or sell a home.”
