17th May 2026 (24 weeks ago)Very easy to deal with and got on with the process quickly. Any queries were dealt with quickly and much to my surprise managed to secure a number of viewings which given the current climate was excellent. We are currently in the under offer stage and we will see if this goes to completion. Overall so far I can only describe the process with them as excellent. One issue I would have changed from the beginning was to add a floor plan to the marketing information which they don't do as standard. We did agree to do this if necessary so not really an issue.

1st Sep 2026 (9 weeks ago)I am writing this review to warn other landlords considering Peter Alan for fully managed letting services.<br><br>My experience as a landlord with their fully managed service has been unacceptable:<br><br>1. Inadequate Property Oversight: Regular, thorough property inspections were severely neglected. When inspections did occur, they were superficial and failed to report obvious issues.<br><br>2. Property Damage Ignored: Direct tenant damage to the property was brushed off and incorrectly dismissed as "normal wear and tear," leaving me with the responsibility and cost.<br><br>3. Zero Communication & Ignored Grievances: Emails went unanswered for extended periods. Formal complaints regarding their poor management standards were routinely ignored.<br><br>4. Financial & Accounting Errors: Statements contained accounting inaccuracies, and fees were charged for services that were never requested or agreed upon.<br><br>5. Failure to Release Account: When I formally terminated our contract due to their fundamental breach of service duties, they refused to acknowledge the termination or cooperate with the handover to my new agent, continuing to attempt to issue automated demands.

The whole process was very easy due to the expertise and professionalism of the staff who were always available to sort out any queries. My questions were answered quickly and the whole process of putting the house on the market, having viewings and follow up was handled very efficiently. 4th Aug 2025 (1 year ago)Having recently sold our parents house through Peter Alan Morriston, I can only say that I would STRONGLY advise anyone to steer clear. My sister and I have found them to be totally inefficient, poor communication and lacking local knowledge. Firstly, they could see the condition on the house and I presume would know the local value, but were WAY out on price, which I believe was over inflated to get us to go with them. Secondly, they would rarely get back to us when leaving a message, as you could rarely get through. Plus we would give them answers to queries from the vendor, then a few days later they would ring us back saying the vendor was worried as they had received no reply and yet THEY had not passed on the message. Also, they had been trying and trying (apparently) to contact the buyer's estate agents to ask necessary questions and could never get through, I tried the same today, spoke to them and the matter was resolved!? Many a time it seems like the left hand didn't know what the right hand was doing, because somebody was off on holidays and hadn't relayed the message. All in all we found them utterly useless and if it wasn't for the fact that we were so far down the road, we would have changed. Our advice is to steer clear, you have been warned!!!
1st Nov 2026 (2 days ago)99h did not stop advertising my home after the contract ended, which meant that I was unable to respond to any enquiries received, which would have harmed my reputation as a seller. 99h did not always approve details/changes within 48 hours as promised, and resultantly, I missed a boxing day deadline. The staff are very quick to get in touch when selling upgrades or extending contracts, but are very slow to respond to queries. For the sake of £99 it might be worth a try, but keep your expectations low.

30th Sep 2026 (5 weeks ago)I instructed Sullivans in April 2025 while heavily pregnant and removed the property from the market in July 2025 shortly after giving birth, so clear communication was especially important. While my experience started positively, communication deteriorated towards the end of the process. Following my decision to relist with another agent, I received correspondence that I found unnecessarily aggressive in tone and which contained information that did not match my understanding of events. When I requested clarification, I did not receive a response. The experience left a sour taste and I would not use Sullivans again.<br><br>Update in response:<br>As stated in response to your email (which was ignored) viewing was not ever confirmed or booked in for the final viewing (as per the screenshot I sent in my email). Your statement that anything was cancelled is untrue. I was not obligated to share what happened next as I was out of contract with you. Thanks ??????

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
