7th Nov 2025 (11 mo. ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.
4th Oct 2026 (28 days ago)Extremely disappointing experience with Samuel Estates – Colliers Wood<br><br>I rented a property through Samuel Estates, with Jade as our property manager. At the beginning of the tenancy, she came across as very friendly and helpful. However, when it came to the termination of our tenancy, it became extremely difficult to get in touch with her. Calls were often answered by different members of staff, and getting a clear response or resolution became incredibly frustrating.<br><br>The property itself was in a very poor condition. We were paying a significant amount of rent for what was, in my experience, a substandard property, including issues with mice and holes in the flat. For the amount of money we were paying, the overall standard was simply unacceptable.<br><br>The biggest issue came at the end of the tenancy when there was a dispute over our deposit. The agency initially refused to return our deposit, and we had to take the matter through TDS (Tenancy Deposit Scheme) to fight for what we believed we were entitled to. We eventually managed to recover the deposit through the dispute process.<br><br>Overall, this was a very frustrating and disappointing experience. Based on my personal experience, I would strongly advise prospective tenants to do thorough research before renting through Samuel Estates, particularly regarding the condition of the property, communication during the tenancy, and how the deposit will be handled at the end.<br><br>I would not personally use this letting agency again.
22nd Oct 2026 (10 days ago)I’d like to share my positive thoughts on the exceptional service I’ve received from the staff at Cubitt & West, Office Sutton, from my very first phone call with Tamsin, My face-to-face meeting with Julia, and subsequently Nicholas.<br>Nicholas, Tamsin, and their team, to say they were professional and courteous would be a gross understatement.<br>Also a special mention for another exceptional team Member Julia who had a plan and made it work.<br>Thank you guys, GF Green.
3rd Oct 2026 (29 days ago)I had a really positive experience with Rhia Evelyn. She was incredibly friendly, professional and helpful throughout the whole process. She was very cooperative, answered all my questions clearly and always responded very quickly, which I really appreciated.<br><br>Although in the end the property wasn’t quite right for us, my experience with Rhia was excellent. She made the viewing and communication very easy and pleasant. I would happily recommend her to anyone looking for a helpful and responsive estate agent. Thank you, Rhia! ??????
9th Sep 2026 (8 weeks ago)Had an absolutely appalling experience with Ben the Head of Lettings and Molly the negotiator. We were misled and coerced towards making a certain offer. Even though an offer mad made there were lies and a complete lack of transparency in the way our offer was handled. The lies continued while trying to justify their position. A subject access request has been raised to prove their lies and a formal complaint is being made with progression to the ombudsman. Unfortunately we’re still left in the detrimental position without the property, with no responsibility or accountability being accepted by the agents. Take extreme care when dealing with lettings in this office.

By far what stood out for me is Lamar was never shy to go above and beyond to explain complicated processes or offer an opinion on concerns I had or how we would deal with them. He must be so incredibly busy but at no point did he make me feel like I was asking too much or that he did not have time - he made time for me and the seller and saw us all the way through to what was, by all accounts from my friends and colleagues, a surprisingly pain free and smooth sale.<br><br>Thank you Lamar!- 22nd Oct 2026 (10 days ago)Selling through Ellisons in Raynes Park.<br>Carlos and all the team at Ellisons were efficient and enthusiastic when arranging viewings. Ellisons gave good advice when marketing our property. They were persistent and remained positive when our sale fell through due to problems with the buyer's related sale. They negotiated well when issues arose over the price. They chased solicitors, buyer and their related sale to keep progressing the sale. We would recommend Ellisons for a house sale in Raynes Park.

Each interaction was lovely, my questions were answered in a timely way. All forms, a contract, the inventory and welcome pack were all processed swiftly and easily all with a sense of 'hand holding' throughout the process. Congratulations to the whole team, I look forward to spending happy times in my great and new rental property.
