15th Oct 2026 (15 days ago)I want to share my experience with everyone on how this estate agent has been fantastic, from my first meeting with John himself (A real gentleman) to advise me on how the company would market my mom’s home.<br>The team kept me informed fully and Vanessa showed possible buyers around the property with her expertise and genuine love of finding the right buyer for the best property and acquiring my buyer.<br>Vicki kept me informed on final details and communication with solicitors and my buyer to obtain the eventual sale, I can not thank them enough for all their help and advice along the way. 21st Oct 2026 (9 days ago)A £510,000 valuation, questionable financial assumptions and a deeply disappointing response to serious concerns.<br><br>In March 2019, Fraser Wood (Midlands) Ltd, Chartered Surveyors, valued a commercial business at £510,000 for NatWest, ahead of its purchase by my company.<br><br>I subsequently identified serious concerns about the financial information underlying that valuation.<br><br>First, the VAT discrepancy.<br><br>The valuation suggested that income from guest accommodation was exempt from VAT and therefore excluded from the VAT returns. This was an incorrect statement about the normal VAT treatment of such accommodation.<br><br>The assumption was used to estimate turnover, despite my concerns that the accommodation income was already reflected in the VAT figures. I have repeatedly questioned whether this resulted in turnover being overstated and why such a fundamental discrepancy was not properly investigated.<br><br>The valuation also referred to a separate property business, raising further questions about whether income and expenses attributable to other properties had been correctly distinguished from those of the pub. The valuer did not check or ask any questions.<br><br>Second, the valuation itself.<br><br>An independent professional viability assessment in January 2024 examined the business's historical performance and future commercial prospects.<br><br>The historical accounts showed EBITDA falling from £86,372 in 2016 to just £55,661 in 2018, a decline of approximately 36% before Fraser Wood's valuation.<br><br>The independent assessment estimated fair maintainable operating profit of approximately £33,500 annually, leaving only about £2,750 for the proprietor after illustrative borrowing costs.<br><br>It concluded that the business was no longer commercially viable as a public house.<br><br>Although the later assessment was not a retrospective valuation, it adopted a notional existing-use value of £450,000, compared with Fraser Wood's £510,000 valuation in 2019.<br><br>These findings raise serious questions about the original valuation's financial assumptions, especially given the deterioration in profitability already evident before the purchase.<br><br>Third, the firm's response.<br><br>Rather than providing a substantive reconciliation of the disputed financial information or explaining how its assumptions were verified, Fraser Wood has repeatedly emphasised that NatWest was its client and that it has no obligation to answer my questions or provide its underlying records.<br><br>In correspondence dated 21 October 2026, Stephen Smith MRICS also disputed the grounds for requiring the preservation of relevant records and warned of an application to strike out any court claim and seek costs.<br><br>I find this approach deeply disappointing.<br><br>My experience raises serious questions about the checks undertaken before a substantial commercial valuation was issued and the firm's subsequent willingness to explain its work.<br><br>A valuation is only as reliable as the information and assumptions underpinning it. When those assumptions are challenged with specific documentary evidence, surely a professional explanation is a reasonable expectation?<br><br>After years of correspondence, I remain without satisfactory answers to the central financial questions.<br><br>Based on my experience, I cannot recommend Fraser Wood for commercial property valuation services and I will continue to pursue this injustice which has cost me my life's earnings and likely bankruptcy.

Led by Laura and Will, Andy Griffin and Aaron Dreelan have always been consistently notable for their calm advice and determination to see every transaction through to a successful conclusion. This could not be achieved without the dedication of their support staff. They are, individually and collectively, deserving of high praise and many thanks.

The online portal is really useful and always up to date. Charlotte was very personable and took some great photos of the house .All the staff we dealt with at the office were very helpful , Jade kept us informed at all times and dealt with our offer situation really well. I would definitely recommend.

25th Oct 2026 (5 days ago)Just know if you rent with them, your life will be difficult if you need help. This place does not care about you as a person and your needs at all. Whenever you have a complaint they direct you to maintence and you submit a request and won’t hear about it for weeks and months. They don’t care if it’s a problem that is affecting your daily life. They will not follow up, respond to emails, or be of help when you go into their office.- 9th Oct 2026 (21 days ago)What a fabulous team. From the beginning Daniella was outstanding. She really saw my house and its potential. Her valuation was over the other 2 estate agents which worried me……but it shouldn’t have. Her and her team secured me £20,000 above what the other agents said was my limit. They worked hard, amazing communication and just down right fabulous people. Korron then took me on the journey with the buyers terrible solicitors constantly fighting to move quicker and making sure everything was done correctly and held my hand DAILY….what a super star. If you go with anyone else it would be a mistake. Thanks ladies for the best service I could have asked for x

22nd Aug 2026 (10 weeks ago)Very poor customer service and inconsistent information shared by staff. I would not reccomend for tenants, they are very difficult to receive a response from. Ensure everything is in writing for your own records.<br><br>I asked repeatedly for information on my deposit return and was told it would be given back within 30 days of leaving the property. Only after this month had passed, Sunny attempted to blame me and one of the other girls leaving the property for not resolving this sooner, despite my repeated attempts. He then attempted to retain my full deposit and the deposit of the new tenant for the same room.<br><br>Absolutely disgusting customer service for something they failed to process in due time and maintain clear and consistent records with the outgoing tenants and the new tenants.
9th Aug 2026 (12 weeks ago)We got our house sold in the end but the guy who was given to us, didn’t do a good job, late to appointments, didn’t tell the truth about we were with buyers. Don’t think this guy works there now but it is the owners responsibility to see what was going on.
