13th Jun 2024 (6 weeks ago)Make sure to challenge them on the deposit return. Tell them you will use the Tenancy Deposit Scheme and don’t be afraid to use it if you believe you are right. They wanted to charge £455 from my deposit even though I left the property in much better condition than when I moved in. The agent made several false claims, but eventually settled for a £75 charge. I hope this review helps you get your deposit back and makes these agents understand that tenants’ deposits are only for covering damages, not for them to keep.

Never had to previously instruct an estate agent previously, so glad I chose Sage. Everything went smoothly with our sale, great local company, thank you ????

25th Sep 2023 (10 mo. ago)Communication wasn't the easiest, and I often didn't hear from them for weeks. When I rang and asked to be called back, it took four or five days to get a response. I was never really sure what their marketing strategy was, apart from the usual online listings, so I didn't know to how to move forward when it wasn't selling. It outcome wasn't successful, although I know the market is difficult at the moment.

Was really shocked at the non-chalance from other agencies I'd looked at. Enter James Douglas, they really saved the day. Gemma especially was very helpful throughout the entire process. would recommend them

27th May 2024 (9 weeks ago)We rented with Belvoir for a year (due to personal circumstances we had to move otherwise we would have stayed indefinitely). I've been renting for over 12 years and they are the best agency I have ever used. Most letting agents are great at getting you through the door and then it falls down when it comes to the property management side. We all know what its like having to chase agencies/landlords for weeks for simple answers or to get any kind of repairs. Belvoir wasn't like this at all! They were also really forthcoming with information, so if it was your first time renting then you'd have everything you'd need and you wouldn't get caught out. Our property manager Julie had great knowledge of the house and was always very responsive to any email we'd send her. We'd typically have a reply the same day for non urgent issues and if it was urgent we'd get a phone call within the hour and then a follow up email to confirm what we discussed. If repairs or work was needed, Julie was able to get agreement from the landlords and contractors booked very quickly. We never had to really push for repairs or fixes to be done either. Belvoir took a lot of care of the property so are quite proactive when it comes to stuff like this - evidenced by how well maintained the house was before we moved in. Some examples: - Shower started leaking quite a bit on a Sunday evening. Contractor was at the house the following Monday afternoon and Tuesday morning to fix. - Fuse board for the whole house started tripping and then stopped working. Reported first thing in the morning and a contractor came out same day to resolve. - Blocked drain over a B/H weekend. We followed their OOH procedure and their contractors advised to book DynoRod who sorted the situation quickly and we emailed Julie to let her know. First thing Tuesday morning Julie was in touch to follow up with what had happened and the money (nearly £300) was reimbursed to our account by the Thursday/Friday. When it came to moving out, that was really easy as well. Julie gave us a checklist and everything. Within 2 days of handing back the keys they confirmed that we'd get the full deposit back and within a week of that the deposit was in our account. These guys are what the renting experience should be like, so if you were thinging of renting I would 10/10 recommend.

We had a hole in the roof for months, lettings agents knew exactly what the issue was, landlord could’ve easily paid as she owned multiple dental surgeries. Instead, we ended up having constant leaks, damp throughout the entire house, mold everywhere, and the worst part, fist sized mushrooms growing out of bathroom ceiling due to the damp. On top of this, the lettings agents had the audacity to ask for us to clean the house and tidy the garden. Terrible agency and a team that makes excuses instead of fixing issues to protect their landlords.

From the very beginning, the entire team impressed us with their professionalism and genuine care. They struck the perfect balance, making us feel both valued customers and friends throughout the process. Mark, our dedicated agent, was absolutely outstanding. He kept us fully informed every step of the way, constantly liaising with solicitors, other agents, and anyone else involved to ensure a smooth transaction. For example, There was a complex negotiation with the seller, but Mark's calm and persistent communication ensured a successful outcome for us. We never felt like we were out of the loop, and his proactive approach took a huge weight off our shoulders. We also want to extend our thanks to Jan and the team for taking the time to get to know us as a couple and understand our specific needs. Their friendly and supportive demeanor made a stressful process much more manageable. They truly went above and beyond! Without a doubt, Kelvin Francis are the best estate agents in Cardiff. 3rd Jun 2024 (8 weeks ago)I heard good reviews from a family member who used Andy at Moving You in the past for the selling of their property and they were very happy with him and the whole sale of their property. So I decided to give him a ring top bloke very experienced and excellent at what he does. Not only did he beat all fees of local competitors but he sold my house within two weeks of advertising. Took excellent pictures and with the use of drone of the outside of the property I was extremely happy how he made my property look and how efficient he was. I was extremely happy I would no doubt use Andy at moving you in the future again. Really was an excellent experience from the start to end. I couldn’t thank him enough for what he did for me.
