5th Oct 2026 (30 days ago)Would give them 0 stars if I could, don't waste your time with these fools. Chris is by far the most idiotic and incompetent letting agent i've ever had the misfortune of dealing with. We (me and my boyfriend) were in our flat about a year. We left as it was just completely uninhabitable and made our lives a misery being there.<br><br>Our biggest gripe with this flat were the windows. All metal frames, window sills were rotten and the seals around the glass had wasted away, plus the windows never shut properly so air was always coming in. In winter, it meant we had constant mould problems all over the flat and water literally dripping down the walls because it was constantly cold, despite heating the flat for a few hours a day. We asked for new windows and the landlord never went through with the repairs even though multiple window companies and Brian Thomas' own contractors said it was essential to have done. A window fitter came over FOUR TIMES to measure and get a quote so it wasted our time massively. I find this behaviour absolutely shocking from the landlord, but not unsurprising letting your tenants live in a flat so cold you could see your breath because you can't be bothered to fix the windows. Chris accused us of not heating the property which simply isn't true. Then in the summer, the living room which faced the sun all day reached over 30 degrees at times and we had to use the spare bedroom instead as it was uninhabitable. Although the windows were not Brian Thomas's decision ultimately, we took Chris to the Property Redress Scheme due to his complete negligence to address this issue properly and take it to the landlord / chase him which took over 6 months for any resolution. He never provided any evidence on his end as a rebuttal (because he never answered his emails) and we won the case by a landslide. Thanks for paying £550 towards my holiday!<br><br>Getting our deposit back, he took over 2 weeks to respond to our emails about vacating the property with evidence, we left that flat in better condition than it was presented to us in. They said they "needed" the closing bills (against the law by the way), we sent them and then it was radio silence. We had to get a statutory declaration form sorted and eventually got the money back after 2 months. Such a joke.<br><br>Chris, you are a disgrace and you should be ashamed of yourself for the way you treat your tenants. Illegally withholding money from people who did everything they were supposed to and left the flat in great condition is beyond unacceptable behaviour. NEVER go with Brian Thomas if you want to save your sanity, I'd rather be homeless than rent with them ever again. Chris is known to respond to these reviews with a half arsed attempt at a witty comeback, it'll give me a laugh if nothing else to see what he has to say.

From my very first viewing right through to completion, Darren was incredibly responsive - I could message him with a question at almost any hour and he'd get back to me quickly with a clear, honest answer. He was kind, professional, and genuinely helpful throughout what can normally be quite a stressful process, and he consistently went above and beyond to make sure everything ran smoothly. If you're buying, selling or letting property, ask for Darren -- he'll take great care of you.
27th Oct 2026 (8 days ago)For legal reasons, I want to clearly state that this review describes my perception of the situation. Whether the agents were aware of the serious implications that exchanging on this property without completing due diligence could have had on my life, I obviously cannot ascertain. Personally, I do find it difficult to think that professionals in the property industry would not be aware of problems with the mortgagabality of properties in an active right-to-manage transition and the fact that banks can pull mortgage offers on such properties post-exchange.<br>-----<br><br>My impression was that I was being pressured into exchanging on a property in a right-to-manage transition, which could have ruined my life.<br><br>The property in question was a neat one-bed flat in South Hampstead owned by a property shark investor/senior partner in a big London property law firm, representing himself as a solicitor. Divas, according to their own admissions, manage his entire portfolio.<br><br>The owner, representing himself as a solicitor, was pushing for immediate exchange of contracts barely six weeks after my offer was accepted, while due diligence was not completed and my solicitor was raising red flags about the right to manage transition, which was to be completed in late December.<br><br>While the seller/solicitor was exerting pressure on my solicitor (ultimatums), the Diva agent was exerting similar pressure directly on me.<br><br>Had I agreed to exchange in this situation, the consequences for me, a cash-strapped first-time buyer, could have been life-ruining. As I eventually discovered, banks generally don't lend on properties in an unresolved management situation. Once the bank discovered this, they could have pulled my mortgage offer post-exchange, leaving me legally bound to buy the property with no means to do so. I would have lost my deposit, a good chunk of my life's savings, and opened myself to litigation by a senior partner property lawyer/property shark who could have sued me for breach of contract, squeezing every remaining drop of blood out of me.<br><br>Even if by some miracle the bank had not pulled the mortgage offer, I would most likely have ended up hit with emergency bills issued by the new Right to Manage company after the post-handover audit. All that in a situation where I have just parted with all my savings.<br><br>I am posting this to warn any possible future first-time buyers vulnerable to buyers' panic. The impacts on my life, had I succumbed to the pressure or had my solicitor let himself be swayed, could have been catastrophic.
26th Oct 2026 (9 days ago)I tried to help an elderly, vulnerable applicant rent a home through another agency that uses Let Alliance /Homelet for referencing. He has a CCJ from the Covid period, when he couldn't work because the country was shut down and fell behind on bills. We then tried this agency, and it uses the same kind of referencing process and company, with the same outcome. Neither seemed able to look at his circumstances beyond the automated result.<br><br>When we explained he was facing homelessness, the only response was "take it to the local PM." Agents should be able to offer a human review or an alternative route, such as a guarantor or a different referencing option, for applicants in exceptional circumstances.<br><br>In addition to the above the member of staff I spoke to told me she had work to do and could not deal with me. That was dismissive and unprofessional, particularly given what was at stake.

Their feedback was always constructive and enabled us to adjust our approach to the sale, ultimately leading to a successful sale, in what was a difficult market due to UK and International economic factors.
20th Jan 2021 (5 years ago)Positives: friendly, efficient, reasonable fee, communication during the process was clear and helpful. Negative: I felt a bit pestered after my initial enquiry, with almost weekly enquiries as to whether I was going to progress with the sale. I still instructed them though due to their local link. In addition to obtaining their valuation it's worth doing your own local research on house values without being greedy and unrealistic as the estate agents may have different priorities to you.

28th Mar 2026 (7 mo. ago)I’ve had a nightmare experience with john co since the very beginning. First, they were incredibly inefficient with the move-in process, delaying my tenancy start date by three weeks and leaving the property vacant for that entire time. What makes this even more ridiculous is that they failed to carry out mandatory safety inspections (EICR, Gas Safety, EPC) during those three weeks of vacancy. Instead, they have contacted me three times in just my first three weeks of living here, demanding access for various contractors. It feels as though they are using me as an unpaid property manager to coordinate their overdue maintenance. If you value your time, privacy, and mental peace, I strongly advise you to look elsewhere. Their management is a complete mess.

8th Dec 2023 (2 years ago)My experience of Guru’s sales team is good. However, the property management team is very rude and would not help the tenants solve the problems after you rent the property. They only asked the tenants for money.

The focus on the presentation helped get people in the door and I believe heled them see themselves in the flat. He was helpful through the offer process when I was keen to take the first one. I’m glad I didn’t.

Her service is directed entirely towards accommodating the client's specific needs and circumstances, which could be complex. But her management knowledge and skills always find a solution - it is a quality of service we could only wish for nowadays. Would recommend her to anyone!

14th May 2026 (25 weeks ago)The staff was always arranging viewings last minute and asking us to do the viewings twice on a late Saturday afternoon nas Sunday evening. There waa no mobile contact number to call easily. There was no extra effort to try amd sell the house beyond routine advertising. Once I withdrew the house from the market the manager who was calling me every daybto put the hous on the market did not even call or email me back personally. Just got a generic email from their parent company. Felt the whole approach was very impersonal.We know from other agents that our road is sought after and they get queries.. But Bairstowe did not seem to have much idea about what made our house and street an attractive prospect.
