26th Jan 2026 (17 weeks ago)Really strange and rude estate agent, walked in with my wife a few weeks ago and spoke to an elderly man Jonathan who manages this place. He was extremely rude and judged us on our appearance - we weren't dressed like "Hampsteaders" and said he'd follow up with properties and never did. I work in Private Equity alongside my wife, we would have happily closed on a place and made them a good cut. We will go somewhere else.

What began as a search in St John’s Wood eventually led us to Kensington and Chelsea and throughout the entire journey, he was never pushy, always respectful of our pace, and consistently focused on helping us find the right home rather than just closing a deal. His network proved invaluable, and his calm guidance was instrumental during the negotiations that led to the purchase of our home. Cody is a pleasure to spend time with, easy going and good-humoured. We were able to share many laughs, making what is often a stressful process much more fun. Ray and Goisha were especially helpful and kind throughout my time here. I’m genuinely sad to be leaving and changing houses, as I felt very comfortable. I truly appreciate everything they’ve done.

4th Jul 2025 (10 mo. ago)What can I say - Fine & Country are the best premium estate agent, but dont just believe me, read the YouGov poll- 20th Dec 2021 (4 years ago)Sadly I bank with them and I won’t be changing till I find another Alternative which has 0% interest. This bank was much better when it was called IBB!!! Service was much better then! The customer service team on the phone are useless , no knowledge of customer service at all and seem to not care and rude. Their always leaving me on hold for ages and when I get through them they’re unable to help! Always logs me out of the app!! Even though my security details are correct it keeps saying it’s incorrect !! Then it ends up blocking me from verifying with my security details! Tells me to go in the branch!! Only one branch in central London which is far away from me!! I’ve reset my security details three times as they’ve repeatedly done the same thing so I’ve written the security details down to avoid this but unfortunately it happened again!! Open more branches in other cities !! Improve customer service and employ more people who are bothered to work at Al Ryan!!
- 26th Sep 2022 (3 years ago)This is the worst service I’ve ever received from any company. Since Day 1, they don’t reply usually when you’re asking questions. They postpone many things and lied about some issues. For Example, our fridge has been broken because it was old we’ve asked them a couple of times and they said they’ve already ordered a new one but we could see when they’ve ordered. You need to chase them for anything. The most disappointing part was, they’ve tried to charge the thing or issues that have been already damaged from the deposit I paid. It’s been almost 2 months and they didn’t refund my deposit. I said ok for many things just for the sake to receive our deposit back. They’ve even tried to charge 275£ for cleaning and I said OK even my flat was not much clean when I moved in. They tried to charge cutlery which belongs to a former tenant or an already broken clothes hanger. When we asked for the kitchen stuff or replacing these things they said “ These are personal things, and we cannot supply” but at the end of the tenancy, they tried to charge. I strongly DON’T suggest working with this agency. If you can find another place to move in go with them. They are the worst! They don’t do what they need to do. I’d like to suggest taking a photo of every inch of the flat! Every single detail is just for keeping a record on your own. As I said don’t work with them, if you need to take photos and keep send them for recording.

They simply haven't kept up with the external of the property they manage, and while that may also be the fault of the property owner ... the agency despite their assurances on the repair and upkeep, simply didn't...

After five long years of struggling to sell my flat, I had almost given up hope. It was a very complicated sale with many challenges, yet Kyle stepped in and did what no one else could. Within just a couple of weeks of taking professional photos and launching the property, he secured a strong offer and moved the process forward with impressive efficiency. Kyle is outstanding at what he does — not only professional and highly skilled, but also genuine, reliable, and honest. His communication was exceptional from day one. He was always available, kept me fully informed, and handled every obstacle with calm confidence and expertise. Most importantly, I felt I could truly trust him throughout the entire journey — and that is rare to find in this industry. 3rd Oct 2024 (1 year ago)Recently sold a property in Guildford; It was a long and tortuous process complicated by the fact that I am living overseas and was very poorly advised as to finding a settlement agent. A first real estate agent made unrealistic market assertions regarding the market then followed up by passing the work to office juniors. Eventually I re-marketed through Kings and was fortunate to have Bipen working on my property. Bipen personally conducted viewings and found a buyer in reasonable time, then worked to achieve a mutually acceptable outcome; Unfortunately, this was only the start- dealing through disinterested settlement lawyers on both sides of the deal was so tedious that I came close to abandoning the sale; Somehow, and mainly through Bipen’s perseverance and patience, the deal was eventually settled and both myself and the buyer can move on. Many thanks to Bipen for sticking with this one- his diligence was literally the only thing between a sale and returning to the rental market! Great outcome all round- Many thanks!
15th Jul 2025 (10 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

I went to him with my vision to buy my dream flat and there were so many complications as well but he took the time to understand our needs and delivered on promises. Seif is such a gem if you want someone helpful and reliable, I’d recommend him only. He even helped us to sort our Stamp Duty problem.His communication was excellent—attentive, timely, and honest. Renowned Homes made a daunting process seem incredibly smooth. Five stars ??????
