26th Oct 2026 (4 days ago)Very Disappointing Experience – Poor Service and Lack of Reliability<br><br>I am extremely disappointed with the service provided by Sarah Mains. We started the rental process for a property, submitted all the required documents, and successfully passed the referencing and credit checks conducted through Rightmove.<br><br>However, just two days before our planned moving date, an agent named Laura informed us that the landlord had decided not to proceed with the tenancy. By that point, we had already made significant arrangements for the move, paid advance costs, and even secured school admissions for our children near the property.<br><br>This sudden decision caused our family considerable stress, inconvenience, and financial loss. We had organised everything in good faith, trusting that the process was progressing as expected.<br><br>To make matters worse, we were informed that the holding deposit could not be refunded, leaving us in an extremely difficult situation despite having done everything required of us.<br><br>A family relocation is not a small matter, especially when children and school admissions are involved. I believe a letting agency should communicate responsibly, handle the process professionally, and treat prospective tenants fairly.<br><br>I would not recommend Sarah Mains to anyone based on my experience. The lack of reliability and the way this situation was handled have completely undermined my trust in the agency.<br><br>I sincerely hope they improve their service and treat future tenants with greater consideration and transparency.
20th Oct 2026 (10 days ago)The staff at NGU homes have been incredible with our move into our home, the whole process was smooth and very quick, specifically Shakil was so prompt and helpful with his responses and was just generally kind and very patient with us. Amy who we met at the house to get the keys was also lovely and super helpful!. I couldn’t fault these guys they have been amazing from start to finish, I would absolutely reccomend them. Thanks again guys!

They made what could have been a stressful experience much easier, always keeping us updated and ensuring we felt supported every step of the way. We also used their recommended solicitors and mortgage service via Chris who was so knowledgeable, which made everything even smoother. Nothing was ever too much trouble, and we always felt genuinely looked after. As a full time carer at the other end of the country, I couldn't make it up even once but they handled everything for me. From getting the keys back from my exiting tenants to having the cash in my bank took less than 3 months, which must approach a record? Gina Brown - Branch Manager and my handler - gave perfect personalised attention. I'd never sold before so needed a bit of hand holding, and she was always kind and available. Have no hesitation in recommending them.

She always kept me informed, took time to explain things and just been so lovely, approachable and supportive. Nothing has felt like too much trouble, and its made such a difference having someone who genuinely takes the time to help throughout the process.<br><br>Thank you, Sophie, for making everything so much easier! ??

I've been dealing with two other estate agents recently and Michael Poole Billingham were by 'far and away' the best. Debbie was very friendly and gave us all good support and advice. She communicated with us throughout the process of the sale. I can honestly this has been the best experience I have ever had in selling a house. Michael Poole Billingham and Debbie in particular were exceptional.
20th Oct 2026 (10 days ago)Marketing was terrible. Shouldn’t be using an iPhone for marketing photos. Spelling mistakes in brochure. Didn’t understand local market and knowledge of the town. Angle of photographs poor. In description mentioned village setting in a market town. Giving me statistics suggesting they had sent 105 emails to various clients, when it turned out to be the same clients they were emailing every 2-3 weeks. Very poor agents. It was a stressful journey which took some time (not the fault of J H Homes) but at every stage J H Homes were working their socks off on our behalf. Would wholeheartedly recommend J H Homes to anyone thinging of selling in the Furness area.

She was relentless in chasing for updates, resolving issues, and keeping everything moving when it felt like progress had stalled.<br><br>What really stood out was her kindness, care, and genuine support throughout the process. She was always reassuring when things became stressful, quick to respond to any questions we had, and made sure we were kept informed at every stage. 20th Oct 2026 (10 days ago)Terrible experience trying to buy a property through Hive Estates. We were set on buying a Sandyford flat and ready to offer significantly above asking price, but there was a serious rising damp problem in the hallway, which they initially tried to hide when we viewed the property. It had been superficially patched so we asked for details on the diagnosis of the problem and any work that had been done. The estate agent who showed us round had zero information on the property, for the issue or more broadly. The wider team refused to share any further information, saying the owner of the flat had "no idea" what the issue was diagnosed as and what the work, and that there was no documentation because a "property manager had fixed the issue" not the owner.<br><br>They also lied initially. They said that the issue had only been fixed three weeks ago, hence the smell of damp throughout the property, but when we spoke to someone on the phone they said it was fixed 10 months prior.<br><br>We actually made clear that the damp wasn't a dealbreaker, and that we just needed to go round with a surveyor or even just a damp metre - they blocked us and wouldn't allow it.<br><br>Everyone we dealt with seemed fresh out of school and were winging it. I struggled to get in contact even when putting an offer in and had to ring multiple times a day.
