19th Jun 2026 (6 weeks ago)For starters, if there were an option for 0 stars, Harry Harper Lettings would have earned it with flying colours.<br>Nothing quite says "welcome to your new home" like finding raw fish left in the freezer, eight full bin bags decorating the garden, and a mould-ridden bedroom that had clearly never seen treatment. It's a truly unique move-in experience.<br>Communication was equally impressive. If you've ever wanted to spend your time speaking to robots, being ignored altogether, or being passed between people who don't know the answer and have no intention of finding it, you're in luck. Customer service appears to be treated as more of a theoretical concept than an actual service.<br>The grand finale? Being charged £400 from our deposit when leaving, despite the condition the property was handed over in.<br>A letting agent's job is supposed to be managing properties and supporting tenants. Harry Harper Lettings seem to have interpreted this somewhat differently.<br>An amateur operation at best. The rental market deserves better, and tenants deserve their rights.

After switching to Herbert R Thomas, recommended by get agent, there were a number of viewings on the property and an offer made and accepted. Wish we had used get agent sooner as after switching it was sold within 6 weeks after being listed previously for over 15 months.

I bought a house through them and at no fault of theirs the process took a long time due to broken chains but they were always great to work with. Ellie especially always kept me well informed and was always chasing the chain to keep the process moving. I actually spoke to Ellie more than my own agent through out it all so a special thank you to her for always being so efficient, professional and calm when I was feeling far from it! They will be my first choice in the future if we ever decide to move again.
29th Jun 2026 (5 weeks ago)I would not recommend renting through this letting agency.<br><br>Throughout our tenancy, it consistently felt as though the agency prioritised protecting the landlord’s interests over ensuring their tenants had a safe and habitable home. Whenever problems arose, communication was poor, repairs were repeatedly delayed, and we were left living in unacceptable conditions for months while being refused permission to leave our tenancy early.<br><br>Our problems began as soon as we moved into our ground-floor flat in St Christopher’s Court. All three freezer drawers were cracked, but despite reporting it, only one replacement was provided. We followed this up but were ignored and lived with broken freezer drawers for the entire tenancy. The blinds also offered very little privacy, and when we asked to install a curtain pole in the bedroom, we were immediately told the landlord would not allow it.<br><br>Around two months into our tenancy, we reported ongoing issues with the water pressure, water temperature and a broken en-suite tap. We were initially told there was nothing wrong and invoiced for the call-out charge. Only after providing evidence and having an estate agent visit was the broken tap acknowledged. Despite repeatedly reporting it throughout the year, it was never repaired before we moved.<br><br>The most serious issue began in November 2025 when a major leak developed directly from the shower of the flat above. Despite reporting it immediately, nothing meaningful was done for several weeks because they insisted it was the guttering and wanted to wait for better weather. We had to contact FirstPort ourselves to raise the issue and inspect our flat as nothing had been done.<br><br>The leak spread into our wardrobe, damaging clothes, and we had to use our bath as a wardrobe. No alternative storage was offered. Eventually mould spread throughout the wardrobe and ceiling, and our bathroom light literally fell from the ceiling. The electrician who attended was excellent, repairing the light and cutting a drainage hole so water could safely drain into the shower—something that should have been done much sooner.<br><br>Instead, it felt like the priority was deciding who would pay for the repairs rather than prioritising us the tenants. We lived with this leak for around four months, including mould, damp, repeated electrical trips, our bathroom fan blowing up and water dripping from the ceiling whenever we showered. The conditions became so bad that we reported the property to the council.<br><br>Although the source of the leak was eventually repaired in February, the damage inside our flat remained. Our wardrobe and ceiling were covered in mould, nothing had dried sufficiently for repairs, and our request to leave the tenancy early because the property was no longer reasonably habitable was refused. We were told repairs were being delayed because the landlord was pursuing the upstairs flat regarding liability.<br><br>We eventually had to request a dehumidifier and professional mould clean ourselves—both things we believe should have been arranged automatically. The dehumidifier had to run continuously throughout winter, increasing our electricity bill by around £80 per month. Even then, the first repair simply painted over the damage without fixing it properly and had to be redone.<br><br>After five months, everything was finally resolved. We requested either reduced rent or permission to leave our tenancy early because we had spent months living with damp, mould and ongoing disruption. Both requests were refused. We were told the landlord had already spent too much money on repairs. After repeatedly pushing the issue, the only concession offered was 50% off our final month’s rent. By that point we had already moved into another property because we could no longer tolerate the conditions, meaning we were paying rent on two properties at once.<br><br>Overall, our experience was awful. Problems were repeatedly dismissed, repairs were unnecessarily delayed, and we felt our wellbeing was consistently treated as secondary to protecting the landlord’s financial interests

They were able to reach a large audience. The only thing we would prefer is if they used all online platforms as at the moment they don't seem to use Rightmove.
21st Jul 2026 (13 days ago)As landlords, we constantly suffer from tenants who don't pay their rent and eventually leave the property with thousands of pounds' worth of damage, whilst getting away with it with impunity.<br>I obviously needed to change my letting agent to find one with a more professional approach to finding tenants.<br>From the moment I started speaking to Adam Severn of James Douglas, in Cardiff, it was clear that he knew what he was talking about and introduced me to modern concepts that take the heavy lifting away from letting out my properties.<br>I didn't realise that these days there are things that can be put in place to help take the stress away from landlords.<br>Adam's can-do approach has left me feeling relieved that, at last, here is a letting agent I can trust.<br>Obviously, we are at the beginning of this journey, but it's an impressive start!

My house was valued and sold within within 3 weeks. Very impressed and wouldn't hesitate to go with CPS again.

He was professional, approachable and no question was too much. From start to finish the process was seamless and user friendly. There was nothing hidden everything was clearly communicated with you. If I hadn't moved from the area I would definitely use Andy again and wouldn't hesitate to recommended him to anyone else.

9th Apr 2026 (17 weeks ago)Sold my house with One2One in February 2026. Initial valuation house appointment was fine as was the arrangement of the photographs of the house ready to market. From this point onwards it was all downhill. The expectation from the very start was that we were to show buyers around for viewings despite making it very clear from the outset that we did not want this. Once we made it clear that we wanted the estate agents to manage the viewings, we quickly learnt that their availability was scarce with no capacity for blocking viewings. In my view, it’s a tactic to get you to do your own viewings to save them the hassle and they can cash their part in it. All viewings confirmed by text and an email which was all fine. Once we finally reached a place where One 2 One would agree to block viewings they placed at least seven together on a Saturday which we were pleased with at this stage. On the day of the block viewings, no phone calls or communications from the estate agent beforehand so I didn’t even know the name of who was arriving and the agent had never seen my house before. I had to write out key features of the house for the estate agent. To no surprise they were late for the first viewing and I had to ring the office over and over to find out what was happening. Turns out they had booked viewings at a separate address for another seller before my block viewings. I did accept an offer in the days that followed and couldn’t wait to be done with them. The lady who contacted me towards the end of the sale was lovely and approachable but can’t say the same for any of the female staff members I spoke to throughout. I felt the need to write this review as I wished I went with a more reputable company so I could have received the service that we were looking for. I would advise anyone reading this to avoid this estate agents entirely.
