18th Dec 2021 (3 years ago)INTERNATIONAL STUDENTS BEWARE! This agency is atrocious towards tenants, especially international students because they know they can get away with it. They'll bug you when they want your money but will ghost you and keep you guessing until you pester them when you need their help. They're unnecessarily strict to the point of troubling everyone, even themselves. My landlord wanted to charge us £400+ just for overgrown grass and they blindly sided with the landlord, despite market price of grass cutting being around £100 - £200 max. Had to go through so many hoops and many months of dispute just to get our deposit back. Would give them a lower rating if I could.

From initial discussions to completion the process was managed brilliantly with high level communication by phone, text, email and WhatsApp. Even when we were hit with time wasters after months of negotiations, the Handles Team just picked up the game and re marketed the house to sell in record time. 7th May 2025 (11 days ago)It’s been amazing working with cloud9 estates so far especially working with manager Jonathan who’s taking care of the legal stuff associated with the sale of my property & finding a buyer within 4 weeks of advertising it online, I’m forever grateful for them and it’s been so easy communicating with the sale team in general, I would definitely recommend and turn to them again in the future for purchase, rental or sale purposes!

Throughout we had great communication and they offered support anytime needed. Important changes were clearly stated and with notice. It was important to know you can rely on expert advise when needed. It made it easyer to feel like home. Thnak you.

I rented a student flat, directly above the office of this prestigious team of estate agents, such that I was privy to the 'in's and out's' of their business. The guy's were very helpful and polite at all times (particularly when tackling our 'rat' "infestation"), the man of the hour being Sean. Shaun was polite, prompt, and efficient in resolving issues and never hestitated from jumping in to lend a hand. I fondly remember when he bravely scaled a steep ladder into our dark abyss (the "loft".) Upon reaching the summit, he turned to our dependable pest control expert, Gary, and proclaimed, to our utter bewilderment, "Yeah... I see it" despite looking in the total opposite direction to the rat horde coinhabiting our flat. All issues were resolved on the same day, or as near as possible. Our rent was affordable and very reasonable for the upmarket area - I highly endorse the "Heat n' Eat" takeaway in the Nisa, the mutton khottu is next level. We had pleasant encounters with Mary, Tan, and Stevie - they were always smiling and entertained by some 'light conversation'. The lauded team are very hardworking, we often witnessed Shawn and Tan working into the early hours of the morning!
18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

When I decided to sell and my tenants wanted to purchase, they dealt with the situation professionally and to it's conclusion despite taking approx 2 years. Stephanie Lyons dealt with most of the negotiations efficiently and professionally keeping me up to date at all times. I would recommend for letting and sales.
