The description did not mention anything about it being incomplete, it just stated "LAZBOY OFFICE CHAIR". The photos did not indicate that there would be missing parts. Now I'm out £168 and pieces of a chair. Please be careful and don't bid to avoid dissapointment and financial burdens.

Communication could have been slightly better following viewings even when feedback was not forthcoming or negative, but to know that at least then you weren’t left wondering . Since an offer has come through and now having a designated person to support the process from then on, communication has been excellent. The lady designated to support the process following the offer has been extremely helpful- 11th Apr 2024 (15 days ago)Greedy!! Cheap!! Unprofessional!! Unethical!! The Agency is very cheap and greedy. They don't give the property in clean and maintained way and expect tenant to manage and keep it maintained. An example is attached. This is how they have handed over the garden at the time I moved-in to property. I have raised concerned before tenancy process, over the phone, Justine has agreed that the owner will do the needful before I move in. At the time of key handover, I again raised the concern. She said, she will speak with the owner and do the needful. And after a month, when I am following up about the status, the property manager Duncan is straight away rejecting it and saying it in not in there record and since I agreed with the tenancy, it is my responsibility to clean it and maintain it. The previous tenant is also working with me. They have charged £600 for carpet cleaning and mowing the garden. When I have moved in, all the kitchen cabinets, oven, bathroom floors were full of stains and marks. And garden state is quite visible in the photo attached. Then why the seven hells they have charged such a big amount from the previous tenant if they did nothing. I don't recommend this agency and ask to avoid unless you have not any other option. They can only give you pain and stress and nothing else. It was my big mistake to choose this property and agency. Greedy!! Cheap!! Unprofessional!! Unethical!!

10th Feb 2024 (11 weeks ago)Unfortunately Shortland Horne had my property on their books for 19 weeks and only managed to secure 2 viewings in that time frame One of those viewings was a buyer that could only offer £30k below the asking price due to mortgage restrictions I was advised to reduce the price by £10k but this still didn't yeld viewings or offers despite the property being completely renovated with no chain I was impressed with the pitch when choosing an estate agent and chose Shortland Horne over others but the reality of the selling process has not met expectations

They were fantastic from start to finish and always responded quickly to queries and problems caused by our difficult buyers even at the weekends. I’m pretty sure without their professionalism and knowledge we wouldn’t have completed our sale. I would 100% recommend them and will definitely use them if I sell in the future.

Mr. Luke will help you on valuation to match the market, Miss. Melissa will help you on marketing & viewing arrangement and Miss. Meg will help you on applicant reference and agreement. I am luckly to met the great team in center of the Coventry. They are definitly a professional team working in the letting services market.

18th Dec 2021 (2 years ago)INTERNATIONAL STUDENTS BEWARE! This agency is atrocious towards tenants, especially international students because they know they can get away with it. They'll bug you when they want your money but will ghost you and keep you guessing until you pester them when you need their help. They're unnecessarily strict to the point of troubling everyone, even themselves. My landlord wanted to charge us £400+ just for overgrown grass and they blindly sided with the landlord, despite market price of grass cutting being around £100 - £200 max. Had to go through so many hoops and many months of dispute just to get our deposit back. Would give them a lower rating if I could.

First from the viewing to securing the property and I will say they come in highly recommended. I am all excited about moving in and can’t wait to enjoy my new home.????????. 5th Apr 2024 (21 days ago)<<<<<WE GOT GAZUMPED! >>>>> YOU MIGHT WANT TO READ THIS IF YOU ARE CONSIDERING USING THIS COMPANY SO YOU CAN MAKE YOUR OWN JUDGMENT ABOUT HOW THIS BUSINESS OPERATES Facts: Made an offer on a property on the 10th March 24. Offer was accepted verbally on the same day. My understanding is that this was a home belonging to a member and / or owner of Cadman Homes The property was taken off the market in the next couple of days Received letter from Cadman Homes dated 11th March 24 confrirming, in writing, that the offer was accepted and that solicitors have been written to. We then proceeded with instructing our solicitors, mortgage etc (usual process). Received and email on the 20th March advising that a counter offer has been made (in the house where offer has already been accepted and confirmed in writing) and asking for £10K more. The reasoning provided in the email was that “this is happening a lot in the market”. We advised we will not be revising our offer so they have let other interested party have the house. Thankfully for us, our solicitors have not commenced the search at that point, so we were not left with huge legal bills. Correct me if I’m wrong but this is GAZUMPING and it is considered UNETHICAL Reply to @cadmanhomes: Your accusatory tone appears to be a pattern used to reply to any unflattering comments, so I'm not going to say that I'm surprised that you are trying to deflect and blame me instead. The LACK OF ACCOUNTABILITY and basic customer service skills seems to be a theme. To say that I'm going to leave a relevant review, if you choose to treat me unethically, is hardly a threat, but I am genuinely sorry that it made you feel SO threatened that you decided to GAZUMP us and offer the house to people who offered YOU OR MEMBER OF YOUR TEAM/ FAMILY (aka the vendor) £10K almost two WEEKS AFTER it was TAKEN OFF THE MARKET, AFTER you have confirmed our offer was accepted IN WRITING, and knowing that we have already INSTRUCTED SOLICITORS. I think that the TIMELINE of the events, the FACTS, combined with your reply speak for themselves. WE HAVE BEEN GAZUMPED, it is UNETHICAL and that's a FACT. My personal advice to you is to take negative reviews as an opportunity to apologise and do better next time, not to make accusations. It looks better and more PROFESSIONAL that way. 18th Mar 2024 (6 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
