Stanley Reid-Williams clear communication made the process as smooth as possible, and we genuinely appreciated your honesty and transparency. While we did not secure the property, I am grateful for the opportunity to have worked with Peter Clarke and their employe Stanley Reid-Williams and relish in the opportunity to work with you again.

29th Jun 2025 (12 days ago)Worst Experience Ever – Unfair, Unsafe, and Emotionally Draining I moved into 28 Ashby Court, Newland Road, Banbury OX16 5XT in May 2023 while I was 9 months pregnant. It was a cryptic pregnancy, and I had to find a home urgently. Trusting Baristow Eves, I signed the tenancy without viewing the property. I paid £865 as advance deposit and £750 as rent upfront. Just five days after moving in, I gave birth — and was shocked to find the home in a terrible, unsafe condition: • Mould all over the property • Filthy, stained carpet • Broken toilet seat • Faulty gas stove • Fridge barely working • No inventory report was ever provided We raised all these issues immediately. The agency sent contractors, but everything took a long time and many problems were never fixed. A few months later, our kitchen sink got clogged. The agency told us to pay £400 for the repair. I got it done privately for £120, and the plumber confirmed it was due to long-term buildup, not our fault. Last winter, the kitchen window wouldn’t shut properly. I reported it — and it still hasn’t been fixed to this day. Now, I have given birth to my second baby, and we decided to move out because our family has grown. On top of that, my 2-year-7-month-old child now has a heart condition, which doctors believe could have been made worse by the toxic living environment. We had no choice but to leave for the health and safety of our children. Now the landlord is refusing to return our £865 deposit, blaming us for damage that existed before we even moved in. And Baristow Eves is doing nothing to support us, even though they have full records of our complaints and never gave us an inventory report. I was shocked to later see that Ms. Nelli Kovacs, who was involved in handling my tenancy, had also received negative reviews. I now completely understand why — my experience has been a nightmare from beginning to end. We have evidence of everything: photos, videos, plumber’s statement, complaint history, and medical concerns. We are a young family simply asking for what is rightfully ours. We urgently need this money back to take care of our children, especially with our eldest now needing medical support. Please, help us. Avoid renting this property and be very cautious dealing with Baristow Eves.
13th Jan 2025 (26 weeks ago)I applied for a viewing on a rental property in leamington spa. After submitting all my details and being enigble by meeting all the requirements, I received an email stating that the Landlord doesn't want to rent to older couples ( only young people or single occupants, for a 2 bedroom property) And no people with children. This is unlawful discrimination under the equality act 2010 towards age and children. My first experience with this letting agency and an unpleasant one. Very cheeky and smart not to put this information in the listing description of the property( because it's illegal and they know that) . But they made a mistake to put these illegal requirements in writing/ email. I will take this matter further to the legal ombudsman. I'm wondering what they discrimate against more!? Avoid, unless you want to be treated unfairly.
30th Jun 2025 (11 days ago)I would like to understand how to see the buyer's mortgage valuation on my property. The Surveyor told me it goes on the RICS website and it seem to blight my property and caused the sale to fall through. I'd like to see a copy or the reasons it was down-valued please.

We couldn’t have asked for a better mortgage advisor for our daughter who is in the process of purchasing her first property. He has gone above and beyond to make the process as smooth as can be. He is very efficient, knowledgeable and nothing is too much trouble. He has such a lovely energy about him too which has made us feel at ease during each appointment. Thank you Naz!

We used Connells for the entire process, and although a lengthy process, I would 100% recommend and use them again. Harry and Tim were so helpful. They updated us every step of the way and were so down to earth when it came to our questions, and needing everything spelling out to us. The lengthy process was not on their end, but their determination to push everything through really put us at ease! We also used Ellen for our mortgage who is available within the branch. She completely understood our needs and wishes and made it happen. Her advice and experience is invaluable, and we will be sure to keep her contact details to hand to recommend to anyone that we can! She really did make this process so much easier for us. I can’t thank the Connells team enough for all they have done!
2nd Jul 2025 (9 days ago)I would highly recommend Ian and his team at Warwick. I changed to them from Connells in Warwick as I had had my property on the market with Connells for 7 Months. Ian and his team managed to sell my property in 24 Days!!! Also at the full asking price. My previous agent has too many properties of the same type which makes it harder to get a sale. My son recommended Ian to me as he had sold a property wiith Ian and his was sold before they had advertised it. If i need to sell another property I will definately us Ian and his team again.

Having had some bad experiences with other companies I’m so grateful for the brilliant job that Carol and her team do. There’s no reason to use anyone else in the Warwickshire area.

Communication and response times were really good. A highlight was detailed monthly reports and updates on progress, which I had not experienced with other agents. I would highly recommend Kingsman to anyone looking for a reliable and helpful estate agent.

For the first time, I truly felt like an estate agent had my back and was acting in my best interest. She went above and beyond, even doing work I didn’t realise estate agents typically do, like compiling a report to justify the property’s value. That level of commitment was a world away from what I’ve experienced before. The photography, videos, and the listing on Rightmove were exceptional. Things are moving quickly and smoothly and Sina always gives me an update without me reaching out. Hands down the best estate agent I’ve ever dealt with.
