31st Aug 2024 (5 weeks ago)Avoid Plaza Estates - Unethical Practices and Breach of Contract I had an incredibly negative experience with this property management agency and strongly advise others to avoid them. Here’s what happened: Breach of Contract: I signed a tenancy agreement with a 6-month no-break clause, but just two months after moving in, the agency informed me that they were selling the property, forcing me to move out early. This was a clear violation of the contract. Unfair Deposit Practices: When I moved out, the agency tried to use a decade-old inventory report from 2010 (for a different tenancy!) to withhold my deposit and said that we STOLE SOME PRINTS THAT COST £2800 BACK IN 2010 . They failed to do an inventory check when I moved in, yet they’re holding me accountable for items from 14 years ago and they have no proof. This is completely unethical. Lack of Empathy and Support: Despite informing them of my vulnerable situation, the agency showed zero empathy. Their communication was cold, pressuring, and unhelpful. They failed to explain my rights or offer any support during the stressful process of finding new accommodation. Bottom Line: This agency’s unethical practices, lack of professionalism, and disregard for their tenants’ rights make them completely untrustworthy. Save yourself the stress and financial loss—avoid them at all costs.

20th Jan 2022 (2 years ago)I can’t speak highly enough of Albert Grace Estate Agent. The professionalism, knowledge and honesty are very much appreciated and respected. They are friendly and hard workers. Who else can help you at 9pm when you have an issue?? :)) Definitely it will be Malay and Mansi. They are always happy to help, they are incredibly good with people and has a knack for matching the tenant with the owner…. making it the perfect fit for a property.
22nd Aug 2024 (6 weeks ago)Three years after we moved out of a rental property used to be managed by DW, we got a series of emails claiming we owe them money for fixing the heating, given the facts: 1. We have never fixed a heating, 2. Invoice date is three months after we move out, 3. We had a clean inventory check list when we move out, 4. It’s not a tenant’s responsibility to fix heating. Emailing them and calling them doesn’t help, we still get emails asking for money. Impressive! - Edit: we were contacted by DW after this review, and it’s solved now.

She was super responsive via email and call when we were enquiring about the property, 100% at hand for answering queries and providing updates during referencing and ensured the process was completed as smoothly and quickly as possible. Thanks to Mary-Felicia this has been the easiest moving process I’ve experienced so far. Thanks for your professionalism and going above and beyond to make this experience so easy :)!

Renewal of my tenancy was handled quickly and professionally by my agent James. Looking forward to a continued tenancy!
29th Aug 2024 (5 weeks ago)I wanted to bring to all Landlords attention, that Smart Move Estate Agent has got a criminal records. Smart Move Estate Argent unfair withheld all of the deposit money and refused to co-operate with me and my solicitor. They failed to return all the calls made by my solicitor and myself and ignored all our letters. Tenant was evicted out of my property and it was in a state of some considerable damaged upon the tenancy coming to an end and I had to spend in excess of £2,000 in remedying the problems. I have taking Smart Move Estate Agent to small claim court and I have won the whole of the deposit money. Also I have provided ample notice of my desire to dispose of Smart Move Estate Agent services and yet despite this they have continued to charge me, in my view without justification. I have issued the tenant with a section 21 notice, giving them at least two months notice to leave, but the tenant ignored the notices. I have also gave Smart Move Estate Agent two months notice that I did not required their service any more and I will manage my tenant until they will be evicted out, Smart Move Estate Agent have ignored all my letters and continued to make charge. I have clearly put them on notice that I no longer want the company to represent me concerning the collection of the rent etc as to my property. I find them reluctance to accept this disappointing and clearly in breach of the recent remarks of the Court of Appeal in the Foxtons Case. I was seeking a refund from them as to commission paid and subsequent to notice terminating they retainer. I have also took Smart Move Estate Agent to small claim court and unfortunately I have lost the court hearing, because I did not had the evidence showing that the tenant paid Smart Move Estate Agent rent money. Tenant told me that they have paid the rent money to the Smart Move Estate Agent, but tenant refused to provide me the evidence and this is way Smart Move Estate Agent has got the criminal record. Smart owning showed the judge 12 months transactions and lied to the judge and said that they have accept the terminating from me, they never showed the other transactions. Also Smart Move Estate Agent carried out repairs without letting me know first, and charged me when the item was one year guarantee, Smart Move Estate Agent sent me two invoices, the first one they sent to me was a washing machine invoice and then they changed they mind when I said the washing machine had a one year guarantee and then they said it was a fridge freeze, I also said to them that was also one year guarantee. They refused to give me the receipt; it showed that they have not repaired anything. At the court hearing they had a made up receipt, which was too late. I have also taken them to small claim court and I have won. That why I want to tell you my story to all the Landlord out there to beware of Smart Move Estate Agent Residential Sales & Lettings 16b The Concourse, Edmonton Green, London, N9 0TY. I find them rude and when they wrote a letter to my solicitor the letters were all mis-spelled, and they wanted to charge me ever letter they wrote to my solicitor. Good News! I am so glad to see the back of Smart Move Agent in Edmonton Green!
24th Jun 2024 (15 weeks ago)At the end of 2023, I was looking to move more centrally to rent for a period after selling my flat. I only viewed one flat, which is the one Mark showed me, as I immediately lovely it and he was super helpful and the process from then on was seamless. Any queries I had at the beginning of my move were answered fully and speedily and any issues arising during the tenancy that required the attention of the landlord (through the managing agency AW Childs) have been dealt with appropriately. Moving from owning a property to renting one is a change, and the overall professionalism of AW Childs has made this a good experience for me.

His agency stands out from the rest due to his highly personal service; we spoke with or saw only him so felt super confident he was fully engaged and invested in our sale at all times. His comms were also excellent, as were his problem-solving skills and professional partners. The photography was outstanding, with much thought taken in both the planning and execution. Highly recommended!

19th Sep 2024 (15 days ago)This company is our new managing agents and I cannot believe the extremely efficient, polite service I received as soon as I called about my washing machine which had broken down. The following day, an engineer was sent to me, machine fully broken. Engineer wrote a report, three days later I had a brand new, great brand of washing machine delivered and fitted. I was kept up to date with all details including delivery times via text or phone calls. None of the flats I have lived in before have ever been so caring and professional and I cannot recommend Stretton's property management highly enough. Chris was the gentleman who took care of everything so a huge thank you to him. What. Breath of fresh air !!!!! ?????????????????????
27th Mar 2024 (6 mo. ago)I did appoint JBrown to sell my property in Bromley and I was very happy at the beginning about the way they approached me and how they worked to get the property on the market quickly. Soon after they changed quite a lot in terms of communication, Zara used to reply randomly ( basically when she got a chance ) whilst Komal (owner)never replied to my emails.( she should learn how to deal with people). Despite that was a clear sight of a lack of professionalism, I left things going ahead smoothly. Zara kept me informed about the buyer's interest in seeing the property and I arranged access all the time. Then I had to chase her to receive feedback from customers, she never made them aware of the outcome or sending any REPORT. Even though I left them to carry on their job. They eventually got 2 offers and let me know to appoint a solicitor which I did. Both times buyers pulled out and she never contacted me to let me know, on the contrary, I had to call to find out what happened. I am still not sure if she really received any offers because I never received proof of that. The 12-week agreement came to an end and I previously let them know by email that I would not renew the mandate( no response at all as usual). Finally, I chased them again to remove my property from the market but they either removed it or replied to my emails. After 2 weeks of waiting for them I decided to contact Rightmove, and Zoopla etc explain the matter and they removed the property immediately. This morning magically I received an email From Zara saying that my property has now been removed! You are a team of liars, hopefully, people will be away from such an unprofessional “Estate Agency”.. I lost time but you lost quite a lot of money. That's what you deserve!!!
16th Feb 2023 (1 year ago)After a bad experience trying to sell our flat through one of the big estate agency chains, Story of Home was recommended to us by a friend. Our experience couldn’t have been more different; Stuart actually cared about our sale and knew the market and the business inside out. He was there at every step of the way through a fairly complicated sale. He gave excellent advice on everything, was quick to respond to any questions and was there for us whenever needed. We would not hesitate to recommend Story of Home, to anyone.
