22nd Apr 2024 (23 days ago)We have had awful experiences with HBD’s maintenance of the flat which we rent. HBD manage the property and have left us without hot water and heating for 6 days and counting. They have not proposed any solution for the total lack of hot water and have ignored repeated requests for alternative temporary accommodation and a rent refund for the period. It feels like the property manager lacks any empathy for us as they seems to have to no qualms with leaving a pregnant woman in a house indefinitely without hot water or proper heating. Their attitude seems to be that it’s not their problem if parts need to be ordered and that the tenants are expected to live in horrific conditions while paying full rent. It’s truly shocking.
28th Mar 2024 (7 weeks ago)Matthew Stacy was the seller's agent in my recent purchase. Matthew's client is quite dis-organised (e.g. misplacing the keys for the flat on sale), but Matthew dealt with this with a sense of humor, eventually recovering the keys. During the transaction stage, for a while, my solicitor was acting quite slowly. I was able to get hold of lender's inquiries, and saw that one of the items was an electricity certificate. I figured that rather than waiting for my solicitor to talk to the seller's solicitor, I should just ask Matthew. He got the certificate for me the next day, and my solicitor was shocked when receiving it from me. The valuation turned out to be lower than my offer price, which meant that the bank would loan me less money. I was really out of cash by that time. and wanted a price reduction so that the sale would go through. Matthew was able to negotiate with the seller, and I got the price reduction I asked. Overall, a positive experience... Except that Matthew's task is not over even though the sale has completed - a fob is missing - and hopefully, Matthew will help getting it for me!

18th Mar 2024 (8 weeks ago)For the sake of anonymity I won’t mention any names… The agent arrived late and didn’t notify me until 15 mins after the schedule time to let me know they will be a further 15-20 mins. They confirmed viewings for two properties and then only told us one was under offer when eventually showing up and claimed they notified us and that the email confirmation would reflect this… which it didn’t as it said we had two viewings. Then they told my wife to just forget about it rather rudely when she respectfully expressed her disappointment. They then accused me of not being serious when giving a genuine offer and proceeded to lecture me on the phone without giving me a proper chance to speak. I had to respectfully interrupt them to get a word in. It’s a shame really we have been looking for properties for over a year now and this was the first time we were exposed to this level of inconsideration.

They have always dealt with my matters straight away in the last 3 years of being their tenant e.g replying to me emails the same day. I’ve had a great experience with this agency and would mainly like to thank the main guys ALEX and MEHMET for all of their kind help throughout the years with their great service. Her response was so unprofessional and rude that it made me do this review. I'm impressed with how they are still in business!

The reason for this is that they provide a professional, practical and simply brilliant service to both landlord and tenant alike. Working to provide both parties with exceptional service! This team are different to the big chains of estate agents. They care about the landlords and tenants experience and don't just work for their own interest. Fantastic team rare to get this kind of service. Definitely recommended!

I will recommend them to family and friends. 9th Apr 2024 (5 weeks ago)Gracie and Tiffany did an excellent job assisting the sale of our flat. Market conditions were difficult and we initially had another agent market the property. The other agent failed to get many viewings but when Gracie/Tiffany became agents that changed; there was a significant uptick in viewings and much better communication. We unfortunately had a buyer pull out but Gracie/Tiffany found a new buyer almost immediately. They were very helpful throughout the sales process too and helped get it over the line. Would recommend.

11th Mar 2024 (9 weeks ago)Stones Residential have no care for their tenants and are only concerned about pleasing the landlords they represent. They took ages to fix various things in our flat, including the hot water last autumn. They took very long to get back to us when we raised issues and even then we received replies that were sharp and rude, with zero empathy. Once we finally moved out they took 3+ months to resolve our dispute and continued to take 0 ownership or responsibility. Avoid at all costs.

Alex Giraldin has always been very helpful, pro-active, professional and also understanding, especially during the covid period as well as in other difficult situations. Really happy with him and with Stadium Residential in general.

The kind man who answered gave 30 minutes of his time to talk through various properties not expecting anything, just offering expertise and advice. It was much more than I expected - many thanks.
