15th Jul 2026 (19 days ago)A worker helped us find a place after our first option got taken. He was kind and considerate and accommodating. We’re new home movers so we were very unknowing of this process and he made it easier for us. The agency were very professional and gave us every piece of information we needed. We also met Linus during the move in date who was also very accommodating and sweet. We really recommend this agency to any new movers. They make the whole process extremely easy.<br><br>Update:<br>Unfortunately I had a bad experience with one of the workers at Barnard Marcus. A colleague was getting too close, being touchy and sending flirting texts. He’s also significantly older which is even weirder. I mentioned this to Adem at Barnard Marcus and they said they would following it up. Since February I haven’t heard anything back. The case was passed on to someone and I’ve heard nothing from her. It seems they don’t really care, which is disappointing since we really liked Barnard Marcus and the team we were given. I shouldn’t have to follow up on a case like this, as it was even hard for me to tell anyone, and they should have taken steps to make me feel safe or heard.

17th Jul 2026 (17 days ago)Deposit withheld on baseless claims, mould ignored for 6 months - DPS ruled fully in our favour<br><br>We rented a flat managed by Century 21 London Central (Rochester Row) for nearly two years; the property was owned by Marmora Ltd. KFH managed the building when we moved in and unfortunately the landlord moved management to Century 21 after a few months.<br>Our experience with agent Dusan Plesko was dreadful from start to finish.<br><br>At the end of our tenancy, Dusan ignored our emails for weeks, responding only after we escalated to the Deposit Protection Service. He then claimed £1,740 of our deposit for an Octopus Energy bill that was addressed to the landlord - not us. We were never Octopus customers; our supply was with OVO, who confirmed in writing that we had no liability to Octopus, and whose bill we have paid in full. At adjudication, Dusan submitted no evidence whatsoever. The DPS ruled fully in our favour. Months of our time wasted on an attempt to take our deposit for someone else's bill.<br><br>During the tenancy, we reported extensive bathroom mould in August 2025 - across the walls and ceiling, with the wall rotting away near the shower. An inspection identified a structural cause (an extractor vent leading nowhere). Instead of fixing it, Dusan replaced a working extractor fan, an unnecessary cost to the landlord which we pointed out at the time, and left the mould untreated. Repairs were finally done in late January 2026, conveniently the week before viewings for new tenants began.<br><br>When we offered a 15% rent increase to extend our tenancy, we received no response. Before we moved out the flat was listed for higher than our offer. After we moved out, the flat was listed at exactly the figure we had offered - and let at that price (or lower). We've seen no evidence our offer was ever put to the landlord, the landlord incurred costs related to finding new tenants and lost rent for the period the flat was unoccupied.<br><br>Reading other reviews, our experience isn't unique; inflated deposit claims and ignored maintenance appear repeatedly. Landlords (including Marmora Ltd) should ask serious questions about how their properties and tenants are being handled. Tenants: document everything from day one, and don't hesitate to go straight to the DPS.

He was extremely professional, very clear in his communication, knew when to step in and when to step back when the owner was showing us around. Willing to come in very early to show us a property, even on a Saturday. Straight-talking without any of the usual "fluff" that comes with the industry. Very quick to reply and very helpful. Neil and Belinda and the whole team were always available and approachable by phone, email and in person in the office. I cannot recommend enough!

I booked a viewing for one flat, but he came prepared and showed me two additional flats in the area that matched what I was looking for — real initiative that saved me a lot of time.<br><br>When I mentioned we were also considering the Colindale area, he went above and beyond by connecting us with another agent who arranged viewings there too. That kind of coordination isn’t something you often get, and it made the whole flat-hunting process so much smoother.<br>Samuel also guided us through the entire tenancy acquisition process from start to finish, including referencing and all the paperwork, making what can usually be a stressful process feel straightforward and stress-free.<br><br>Thanks to his attentiveness and willingness to go the extra mile, we found a flat and secured the tenancy quickly and smoothly. A special mention also to his manager, Jamal Hussain, for overseeing such a well-run and professional service.<br><br>Highly recommend Samuel and the team if you want an agent who actually listens, takes action, and sees things through to the end.

He was fantastic at communicating with everyone and the vendor offering honest and transparent advice.<br><br>They say an estate agent's real work starts after the sale is agreed to keep all parties posted, and Philip did this brilliantly. We always knew exactly where we stood despite the complexities, highly recommend.
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

27th Jul 2026 (7 days ago)A terrible experience trying to sell my property.<br><br>It started positively, with promises of numerous interested buyers, an optimistic valuation, a quick initial appointment and glossy marketing materials showcasing their local listings.<br><br>Unfortunately, the service deteriorated from there. I received frequent calls described as “market updates”, despite there being no meaningful update to share. At other times, emails went unanswered and calls were not returned.<br><br>Far too many people seemed to be involved—sales managers, team managers and sales agents—but communication between them was poor. I was repeatedly passed between different people, who blamed one another and failed to follow through on agreed actions.<br><br>Based on my experience, I would not recommend this estate agent to anyone looking to sell their property.
