22nd Apr 2024 (7 days ago)Terrible agency, an agent called Jeordie who had just come for a viewing while I wasn't at home, let the front door open, upon my arrival I also found the French window to the garden open, all the lights on and despite having explicitly requested to wear shoe covers or remove shoes have entered the house with shoes on. I can only be very dissatisfied and not recommend this agency to anyone because the blame lies with the agent but also with her manager who probably didn't teach her how to work. Unfortunately just to leave this review I must put a star at least but I'm not giving any star to this agency.

Suzan was very professional and helpful throughout the entire process, answering all my questions promptly and effectively. They acted as a very good representative of James Pendleton, and helped me have a positive experience as a customer.
13th Apr 2024 (16 days ago)11 years as our letting agents and they have just completed the sale. This is an excellent company. The quality of their support and service in securing, vetting and managing tenants in our property has been exemplary. They are good to tenants as well which made our lives easy. The property was well maintained and when work was needed they found good quality, fair priced contractors. The sale was very professionally managed. Good advice about pricing, timing and marketing. Great communication during the selling period and expert management of us and the buyers to achieve a sale to keep all parties happy. Special mentions for Romany Rimmer, Mike Hall, Liz Nascimento, Camille McQueen and anyone else we forgot on the team that has contributed. Thank you Rampton Baseley. Simon and Geraldine

Constantly in contact, helping to push the transaction through, providing planning drawings for other approved builds in the street (very important for me) and all with a smile and professionalism you’d expect from someone marketing a trophy property in central London. Exceptional!

19th Apr 2024 (10 days ago)Just a reminder to everyone about how Orland Reid tried their hardest to screw me a while back (unsuccessfully). They subsequently also tried to report my negative review to Google to have it deleted (also unsuccessfully). I still feel so angry about this and feel it's important to warn others about the conduct of this agency, even after some time has passed - here's my original review: AWFUL, AWFUL, AWFUL!!! These guys tried unsuccessfully to retain my deposit, blame damage on me that was not on any inventory report and charge me for "work" needed to rectify this fictitious damage using their own workmen, whose quotes for work were laughably extortionate (so no tender process/transparency and taking a cut, no doubt). I had to go through 3 months of tenancy deposit scheme adjudication to get my money back. Their staff and, importantly their owner/partner, deliberately misled me repeatedly and withheld information throughout the whole process, making it as difficult and long winded as possible. The intention must have been that I'd just get too frustrated and give up? They were also paid by the landlord to act on their behalf but at the same time claim to be totally impartial (which is impossible).They are solely motivated by money - this scamming must be part of their business plan and I cannot imagine I am the only one who has had to go through this unnecessary, time consuming and upsetting process. If I could give them zero stars I would. if I could take them to court to reclaim money for the amount of my time they wasted, I would. It makes me so angry that "Estate Agents" like this can still exist. There are so many better, more trustworthy and honest agencies out there, there really is no need to put yourself through the nightmare of dealing with Orlando Reid. AVOID AT ALL COSTS! You have been warned!
25th Apr 2024 (4 days ago)Suggest you avoid renting through this estate agent at all costs, they were ok up until we moved in and then when we wanted to get any issues fixed they would take ages to resolve them (often months) despite following the correct procedure of creating cases through their website. For months we were left with windows that had huge gaps in them where the frame had bent - this was during winter so we had to spend loads extra on heating. We also had part of our ceiling fall down which they never repaired and a broken thermostat meaning we were without properly functioning heating for about a month. The worst part came when we left and tried to get our deposit back, it wasn't even a matter of them just taking loads of money off or anything, despite always having paid our rent in full and on time they have just been stalling and stalling saying they need to speak to the landlord and are still yet to give us an amount or give any of our deposit back. It has now been 8 weeks since we moved out and 5 weeks since we started asking for updates about our deposit leaving me no choice but to go through the incredibly time consuming process of raising a dispute with the deposit company which is a process that can take up to 3 months to be resolved and stirling ackroyd have now stopped even replying to my emails despite my communication with them always being very polite and professional. Absolutely dreadful service.

18th Mar 2024 (6 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
