From start to finish, Sophie @ David Lee in Dunmow held our hand every step of the way, and nothing was too much trouble for them. Everyone in the office was friendly and helpful and fast to reply to all queries. Sophie even stayed late a few evenings to talk us through what to expect as it was our 1st sale of a property, and Sophie was always honest with us, and gave us some excellent advice with all aspects of our sale and even our purchase from a different Estate Agents? I give Them a Big Thumbs Up, and can highly recommend using David Lee Estates in Dunmow if you are selling or buying a property. Right from the very start Nick and George could not have done any more to help me with a smooth ride whilst buying my first property! I would 100% recommend Mi homes and the service that they provided. They made me feel totally at ease and gave me regular updates throughout the whole process which really took the pressure off of such a stressful process. Was looking at a flat they had for rent in Hendon, London. Filled in all forms, to request viewing and they called back the next day - whilst I was at work, so of course I could not answer the phone whilst at work - got home from work and surprise surprise I found an email from these property agents where they emailed me at 5.58pm saying that they request and need me to turn up to the property (I requested) for viewing for 6pm. Giving me TWO MINUTES NOTICE to get to the property. Funny!!!! Funny was, they left voicemail to call back but as I was at work I could not answer a personal call and I was working in an environment where I am talking to customers ALL DAY I could not give my attention to a personal phone call. It was dead funny how they did not not ask where I work, or where I live etc and just ASSUMED that I'd be "free" and would be able to get to a viewing with only 2 minutes notice. Seriously common sense surely applies? I understand you are a business and needs to make money but do your brain should tell you to use your common sense (which should) tell you to give the customer more than 2 minutes notice to get to the property and to double check with the customer first if they are happy with the time and day of the appointment instead of assuming they are and should be free? What if they live more than 2 minutes away? I work at a job where I am in work from 9am until 10pm at night and I work in an area where I have BAD signal at work It also seems these people BRIBE people to write good reviews about them even if and when they write a review lower than 5* they bribe that person to change it to 5*. Just the way these guys have tried to bribe me with an offer of "We will give you so much discount off" for X or Y or Z off if you remove the review and change it. You know what they say, "If it sounds too good to be true" it prob is too good to be true and that there is SOMETHING wrong that they are not telling you about (until AFTER it has been dealt with... We were really happy with all the people who dealt with us but especially Vicky. They were realistic about the sale price and the time frames they expected to sell in. Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
