11th Jun 2026 (9 weeks ago)Absolutely appalling experience with Tom Giles & Co regarding my viewing at 50 Bristnall Hall Road, Oldbury.<br><br>We agreed a specific appointment time in advance, but a staff member later called to change it completely. Worse still, she mistakenly shared another person’s personal details with me a serious breach of data protection and confidentiality.<br><br>She was incredibly rude, dismissive, and had no basic manners. When I tried to discuss all these mistakes, she hung up on me mid-conversation.<br><br>Chaotic, unprofessional, and deeply disrespectful. They cannot manage appointments or protect personal information. I will never use them again and strongly advise everyone to stay well away.

From start to finish, the service has been exceptional.<br><br>Every member of the team has been friendly, approachable, and incredibly helpful. Whenever we had any questions or concerns, they were answered promptly, clearly, and professionally, making what could have been a stressful process feel much easier.<br><br>We would especially like to thank Carol and Jacqui, who have been absolutely fantastic from the moment we booked our very first viewing. Their communication has been excellent throughout, and that’s exactly what you hope for when buying a home.<br><br>As first-time buyers, we were completely new to the process, but we never felt pressured or rushed into making decisions. Instead, we felt supported, informed, and reassured every step of the way.<br><br>We are so excited to begin this new chapter in our lives, and a huge part of that is thanks to the outstanding service we received. Steve the director is a compulsive liar, he has 0 compassion unless it fills his pockets with money.<br>They are absolutely dodgy and I would strongly not recommend anybody go through this agency.<br>I have had years of being ignored from them regarding serious issues with the property I rent. When I do get a response from them it’s no accountability and gaslighting, given empty promises or better yet completely dismissed anything I have reported. His act is comical to say the least, he is the most unprofessional person, the “work” done tends to be botched jobs that fall below standards and tenants are just expected to put up and shut up all whilst still upping rent. But can’t give no answer on speaking with the landlords to rectify issues. When I reported an ongoing issue for over 3 years now he told me I was running the risk of the landlords selling up. Now he’s threatened me twice with that answer to the disrepair and the neglect. He’ll come out to the property and deny ever being there. Not to mention never ever any follows ups, the lack of compassion, professionalism is concerning. I’m still yet to have a response regarding my actual complaints. one thing I realised is Steve doesn’t like it when people try to hold him accountable. All he cares about is what fills his pocket. He almost forgets he has a duty of care considering he is the director to this joke of an establishment. But Steve’s speciality is silent treatment and dismissing tenants as if we are beneath him but if he does feel like doing something he’ll authorise botch jobs and masking over issues rather than fixing them. I have sat and read the reviews and Every single “negative” review is CORRECT and extremely accurate. Considering it’s his business you would think he would be a bit more careful on who he tries to fool and dismiss.

The lady that handled my case was professional and polite as well. All the questions that I raised where answered promptly. I high recommend skill to anyone local.

7th Jul 2026 (5 weeks ago)The estate agents came out very quickly and valued the house for more than we thought. They had an open day and the house was STC for full market value. That was brilliant. The only down side was they told us approx 3 months till completion but it was exactly 5 and it was quite difficult at times to get our calls returned. . Overall, I was very pleased with them. They also reccomended a solicitors as well as we didn't know any.

However, communication of our sale performance during the marketing period could have been better. 21st Jul 2024 (2 years ago)Awful experience, they listed a house which I later found out the owner wasn't even ready to sell, the agent in charge of the sale told me the seller was after asking price so I matched this and got all of my paperwork ready for her but after doing so she was constantly making excuses and taking excessive time to respond to anything regarding moving forward with the sale. She initially told me the property in question was rented out at the moment and the tenants were already re housed pending a sale, later I found out this was untrue as she admitted the tenants have not been re housed yet and I have not heard from her since, (Its been over 2 months), not even a sorry for wasting my time or even an explanation as to what happened. To this day the house in question is still listed for sale on their site. If you guys don't want your time wasted then I'd recommend you stay away from this company and look for a property elsewhere.

Sophie went above and beyond to negotiate the best terms for me and all parties including landlord were happy to exchange. I was also in contact with Joe who assisted with all my enquiries. Very seamless experience that only took 3 weeks from the first viewing.

How wrong was I? Offer and sale subject to contract all communicated the same weekend . Fabulous service ??????

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

One of the biggest obstacles to completion on a property deal, once you're inside one, is ongoing communication (between vendor, buyer and solicitors), and Belvoir are on that.<br><br>Liam Hack was on our case, knowing exactly what to say, when to chase, when to hold, how to reassure, and how to flag. This shaved weeks off what otherwise could have been far more complex and difficult, had we relied solely on the solicitors.<br><br>They did an absolutely exceptional job; it's refreshing to see that level of professionalism."
