Steve the director is a compulsive liar, he has 0 compassion unless it fills his pockets with money.<br>They are absolutely dodgy and I would strongly not recommend anybody go through this agency.<br>I have had years of being ignored from them regarding serious issues with the property I rent. When I do get a response from them it’s no accountability and gaslighting, given empty promises or better yet completely dismissed anything I have reported. His act is comical to say the least, he is the most unprofessional person, the “work” done tends to be botched jobs that fall below standards and tenants are just expected to put up and shut up all whilst still upping rent. But can’t give no answer on speaking with the landlords to rectify issues. When I reported an ongoing issue for over 3 years now he told me I was running the risk of the landlords selling up. Now he’s threatened me twice with that answer to the disrepair and the neglect. He’ll come out to the property and deny ever being there. Not to mention never ever any follows ups, the lack of compassion, professionalism is concerning. I’m still yet to have a response regarding my actual complaints. one thing I realised is Steve doesn’t like it when people try to hold him accountable. All he cares about is what fills his pocket. He almost forgets he has a duty of care considering he is the director to this joke of an establishment. But Steve’s speciality is silent treatment and dismissing tenants as if we are beneath him but if he does feel like doing something he’ll authorise botch jobs and masking over issues rather than fixing them. I have sat and read the reviews and Every single “negative” review is CORRECT and extremely accurate. Considering it’s his business you would think he would be a bit more careful on who he tries to fool and dismiss.

Everyone I've dealt with has been friendly, professional, and genuinely helpful.<br><br>I was able to book a viewing on the same day as my initial call, with another viewing arranged later in the week. Teri, in particular, went out of her way to understand exactly what I was looking for and organised suitable viewings very quickly.<br>They also have an efficient booking system and a user-friendly website.<br><br>I would highly recommend Ian Perks to anyone looking to rent a property.

7th May 2026 (12 weeks ago)unfortunately my experience with this agency has been consistently disappointing. Many of the properties they advertise look great and are reasonably priced, which is why I kept applying and contacting them repeatedly. However, despite numerous enquiries, I have never once been offered a viewing. The process is always the same: you call about a property, they ask you to complete an application form, you send all your information, and then you receive an automatic email saying someone will contact you shortly. But nobody ever does. The most frustrating part is the complete lack of communication. Other agencies usually contact applicants to explain whether viewings are available, whether the property already has too many applicants, or whether the application was unsuccessful. This agency simply ignores people after they submit their details. I even contacted them multiple times to ask for clarification, and each time I received the same scripted responses such as “we cannot offer viewings to everyone.” I understand that perfectly. The issue is not rejection — the issue is the lack of professionalism and communication. For context, I have a good rental history, and I currently rent a property that actually costs more than many of the properties I applied for through this agency. I am financially able to afford the rent, so the complete lack of response is difficult to understand. I also know several local friends (families) who tried to rent through this agency and had similarly negative experiences. They described the agency as completely unhelpful and said the process caused them a huge amount of unnecessary stress.If applicants are told someone will contact them, then they should receive an update, even if the answer is no. People are left waiting with no information at all. I also found the staff quite dismissive and unhelpful during phone conversations. Communication felt rushed and unfriendly rather than supportive. I genuinely feel this agency needs to improve its customer service, transparency, and communication with applicants. A simple update or honest explanation would save people a lot of time and stress but they usually say:”We have no time for that”!!!Actually it’s part of your job!
3rd Jul 2026 (27 days ago)Bartlams…..where do you begin<br><br>The guys at Bartlams have been very very good, and to me it is only one estate agent in Wombourne I would trust having previously used others.<br>From initial contact with Finn for our valuation and then on to his team especially Ellisia who has battled through a very protracted sale with delays, delays and more delays and just when we were about to throw the towel in she kept us going and made sure everything stayed on track.<br>Sometimes company’s don’t realise how valuable their staff are and I take my hat off to the Bartlams team for their professionalism and honesty throughout.<br><br>If you are buying or selling a house in Wombourne forget the rest and try the best it’s got to be Bartlams for you!<br><br>Cheers Guys<br>Dave and Mandy

8th Jul 2026 (22 days ago)I honestly can't praise the help, guidance and ongoing support I had from Shipways property management during a very rare issue for any of the team to comprehend managing. The case was very complex in regards to getting the issue rectified immediately. It was a case of bats in the loft, a new boiler needed but laws having to be adeared to. Tom at property management was so supportive throughout the whole 2 month saga that comes with 'bat conservation' laws and a protective species. He was a constant throughout it all. Checking in, apologetic although it was an issue out of his, mine or the landlords hands. He bridged a gap between authorities outside of the usual duties, to make sure the situation was dealt with as soon as possible, for all parties involved. Over the past 2 months he really has been a valued help, support and fully appreciated. I couldn't have expected any more, so thank you!

17th Jul 2026 (13 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.

Selling a house can be stressful, but they were there every step of the way and nothing ever felt like too much trouble.<br>A big thank you to Ross and everyone in the office for all your hard work. We really appreciated your support and would have no hesitation recommending you to anyone thinking of buying or selling a home.

Always knew where we were in the process. Clear, quick answers via WhatsApp/call, the Slade computer system of sending through viewings/offers/information was really clear and helpful. I can't recommend Slade enough. Would definitely use again if I went through this in future.
