Very rude, incompetent staff. Khan Cohen in particular. Assisted landlord in trying to scam me out of my deposit. Once entered my flat without permission as they mistook it for another flat they were selling me. Scared the living daylights out of me. Avoid at all costs. In response, the deposit scheme did not find in the landlord's favour. Khan Cohen assisted the landlord in producing a forged invoice from her own company. Thanks for your response ????... Read more

Peach Property Shoreditch sent me a deal I’ve accepted and placed a deposit to secure the property I was meant to move to, at the beginning, all went well. Turns out I contacted them two weeks before moving date as I still didn’t receive any contract to sign and when they do I ask them two super simple questions I had about the contract – One was about the move in date that has been agreed with their agent, Carrie, to be done on the 30th. Because I was currently living two streets away she assured me that I could come a week earlier to start moving things some days during that week with no issue (as I was next door I could have carried boxes by feet). Anyway, while asking the questions I was dealing with another person called Nick, property manager who’s been completely unhelpful and disrespectful – Firstly Ive been told that if I wanted to come in to move things a week before I had to start the contract earlier even if it was just for one day to move things in – Which I found a bit cheeky since I’ve not been told I had to pay a full week of rent early to do that when I visited the property and placed a deposit for it – And when I asked questions about the contract, they were just not flexible to discuss it and became really irritated and told me to basically take it or leave it and if I wasn’t happy, they’d cancel the deal and put it back on the market. Of course I wanted to move in this flat more than anything (and would be homeless a week after if I didn’t!) plus I was travelling abroad for work! I tried to call them about 5 time to discuss the issues – but no one answered. Which lead me to receive an email 5mn after the tentative of calls, telling me they were cancelling the contract because the landlady wasn’t confortable with renting me the property anymore ! It’s truly unacceptable coming from an agency to not support the clients they have as tenants. They never gave me a reason why she cancelled the contract and I’ve been in a really difficult and stressful situation because of that. They’ve offered no help to help me find another place for me and they actually put back the flat on the market for a lot more than it has been offered to me when I visited - Which proves clearly the reason why they cancelled the deal was truly to make some more money out of it. If you are a tenant I urge you to look for another agency to work with as this has been the worst experience I’ve had in 10 years living in London and is clearly unacceptable in a human way to do something like that to someone. I’ve contacted the manager – Chris, who had the audacity to tell me that it “doesn’t benefit them in anyway to start the process again as we now also have advertising costs, reference costs and time to try and find a new tenant.” I’ve also mentioned – unless they’d provide any explications or help (they didn’t) – I will make sure I will leave reviews online to report their attitude and way to treat tenants and they’ve mentioned they will take actions against me if I was doing this because it would be “false claims” when all I’m doing is stating what happened to me to make sure this never happens to someone else because it’s been an awful and disgusting experience.... Completely unprofessional, ill mannered. Viewed houses with them a few moths ago i didn't write a review because I was working abroad, now I am back, a review is a review no matter how late it is. I liked a property the 'agent' was compulsive,pushy and dominant. He did not know much about the house or details (he looked like he was the manager, chubby guy). He played it like there were so many people lining for the property and expressing how quick it will be taken if I don't make and immediate decision. I knew this property was on the market a good few months and has not had that much interest. Once I had decided to go for it he kept raising the price what he didn't know was that the person he was talking to was my friend and he told me how he has given him a higher figure than me. I guess commission is all that matters. I am using my brother in laws google account because this guy looks scary and can be capable of harassment, I don't wish to get into any sticky situations due this review. Reason I say this is he got very rude to me when I pulled out. I found a nice place myself. Please do NOT trust this agency.They only try to make money of someone's misery and pretend like they are helping but then you appose to them then their true colors be shown... Read more

We rented a property from David Astburys for 8 months and got out as quickly as we could. They are an absolute joke of a letting agency - incompetent at best and deceptive at worst. They were absolutely efficient up until the point where we handed over the deposit and signed the tenancy agreement - after which everything went downhill swiftly. On the morning of our move-in day, we received a call from David Astburys letting us know that they had just realised the property had not been professionally cleaned, and asking us whether we would like to have them arrange to have it cleaned before we move in (in the middle of a global pandemic and a national lockdown, how is that even a question?). This was only a few hours before we were due to pick our keys up and gain access to the property. We ended up having to wait outside the property with all of our belongings for 7 hours while waiting for the cleaners to clean the place. To put things into perspective, we were meant to gain access to the property at 11am, and ended up only gaining access at 10pm when the cleaners left. For the record, the property was in absolutely filthy condition before the cleaners came so it is obvious that David Astburys neglected to do the simple task of checking the condition of the flat before our move-in date. Moreover, the property still had black mould and general cleanliness issues after the cleaners left - a problem that was raised with David Astburys for which we received no apology, remediation, or even acknowledgement of the cleanliness issue. This was the first red flag. We also were not allowed to view the property prior to move-in, which we were told was due to lockdown restrictions - fair enough. In lieu of being able to view the property in person, we asked for the property square footage, which we were told (in writing) was 72 square metres. When we moved into the flat, it was clear that the property was substantially smaller than this, and this was confirmed several weeks later when the property was measured for EPC renewal. The actual size of the flat, as documented in the renewed EPC, was 53 square metres. This equates to the property being advertised as 35% larger than its actual size. Again, we raised this with David Astburys and requested a rent reduction as the advertised size of the property was a major factor that we took into account when deciding how much to offer for the flat. However, David Astburys refused to take any accountability for this, stating that this was the measurement listed on the old EPC. We contacted Citizens Advice and were advised that this is an unfair trading practice, and we were well within our rights to pursue legal action against David Astburys. However, we decided that it was not worth the stress and effort and simply resolved to move out as quickly as possible. After we handed in our notice, David Astburys persisted to ask us to let people into our flat for viewings despite us letting them know that we were not comfortable given the Covid-19 risk (this was in December, when the NHS was being overwhelmed by the number of Covid cases). Also, remember that they used Covid-19 as an excuse to not let us view our flat (which was vacant) in person? Massive double standard. Predictably, David Astburys proposing deductions for cleaning after we moved out despite us having cleaned the flat to a markedly higher standard than what was given to us. We did not accept the deductions and let the Tenancy Deposit Scheme adjudicate the case. David Astburys must have realised that they have no leg to stand on here as they did not submit any evidence to TDS to support their proposed deductions, and we have now been awarded our full deposit back. David Astburys claims to be be better than your average (bad) letting agent, but in our experience they fit the stereotype to a T.... Read more
