AVOID AT ALL COSTS.
WASTE OF TIME AND MONEY.
Accepted my offer on a house and assured me the vendors would not "guzump" me.
After spending a few thousand on legal fees and mortgage broker fees, they tell me the house was sold to someone else.
DISGRACEFUL.
4th Feb 2021 (5 years ago)These people are scammers and thieves. Horrible people who will steal your money if you are not careful! Avoid them like the plague. Save yourself the time, money and energy by going with someone else instead!
30th Jul 2026 (14 weeks ago)I had a very disappointing experience with Upsdales Property Management
I booked a viewing for a flat and later called to ask one simple question: whether the upstairs flat owned the loft. I was told someone would get back to me.
Two days later Daniel sent me a text message, but I couldn’t understand it or how it answered my question. I therefore called him for clarification and politely asked if he could simply answer “yes” or “no.”
Instead of answering professionally, his tone became abrupt, intimidating and dismissive. He told me, “I don’t think this flat is for you,” and said, “It looks like you’re buying for the first time, so you don’t know how it works.”
I found these comments patronising and unnecessary. I was simply trying to understand an important detail about the property before attending the viewing. There was no need to make assumptions about my experience or speak to me in that manner.
I ended the call feeling upset and disappointed. Every potential buyer deserves to be treated with courtesy and respect, regardless of their level of experience.

1st Jul 2021 (5 years ago)We recently purchased a house in Harrow-on-the-Hill where Squires were acting for the sellers.
I can honestly say that it was the best experience of having an agent on the other side that I have had. Mr Chand was extremely helpful in ensuring that the transaction moved at pace (our offer was accepted on 29 May 2021, we completed on 30 June 2021) and was always contactable and responsive.
If you are looking for an estate agent, you could not do better.

Not pushy and more importantly listened to what me and my family wanted.

25th Dec 2021 (4 years ago)Flat wasn't clean on move - in date. Hairs in the sink, used cotton buds on the floor, and someone's filthy bed sheets still on a bed. Total disregard for tenants as we were told this is rentable condition.
Bedroom 2: broken bed slats with another filthy mattress on top is in rentable condition according to the management at everstar properties.
We were told the flat would be fully painted and someone just came around with a paint brush to touch up some marks. A totally unacceptable rental experience.
We now have to wait a week for beds promised to be delivered on the move - in date of 03/12.
No offer of compensation given for the inconvenience and broken promises. Not even an apology.
We were treated as if we were stupid. No one should have to live in filth

This bank was much better when it was called IBB!!! Service was much better then!
The customer service team on the phone are useless , no knowledge of customer service at all and seem to not care and rude.
Their always leaving me on hold for ages and when I get through them they’re unable to help!
Always logs me out of the app!! Even though my security details are correct it keeps saying it’s incorrect !! Then it ends up blocking me from verifying with my security details! Tells me to go in the branch!!
Only one branch in central London which is far away from me!! I’ve reset my security details three times as they’ve repeatedly done the same thing so I’ve written the security details down to avoid this but unfortunately it happened again!!
Open more branches in other cities !! Improve customer service and employ more people who are bothered to work at Al Ryan!!

13th Apr 2024 (2 years ago)I felt we had a very rocky start with the main contractions dealing with leaving. I had to chase mostly for feed back on viewings and I never felt that communication was as it was promised in the beginning. It’s a difficult market so it’s hard to say what and how the flat would have sold price wise and time wise in a better market overall I would say average

They were extremely professional, kept us in the loop at all times, I didn’t have to call them to chase them for anything. The team were all so friendly and polite and we built up a good working relationship with Chris himself, who was always able to answer anything when required. Will miss our conversations. The sale went through smoothly, which is just want you want when this is a very stressful time. Would absolutely recommend them to anyone. Last year had to sell a family property and went with a different agents which was a terrible experience, this was a breath of fresh air, so wish we’d used Chis and his company for that sale. 10/10. Thank you to Chris and his team.

I cannot recommend Lion Wolf highly enough, and in particular I want to recognise Diamond, who was absolutely exceptional throughout the sale of our mother’s property.
This was not a straightforward sale. It was a complex probate transaction, involving a number of additional requirements and, ultimately, a lengthy process before we were finally able to complete. Throughout all of this, Diamond remained incredibly professional, patient, proactive and committed to getting the sale over the line.
What really stood out was the communication. Diamond was always available when we needed him, answered his phone, returned calls and responded to emails quickly. Even when there were delays and complications outside of his control, he kept us informed, chased the relevant people and continually pushed the transaction forward. We never felt that we were left wondering what was happening.
He went far beyond what I would normally expect from an estate agent. He took genuine ownership of the process, kept communication going between the different parties and was always prepared to step in and chase things when progress was slowing down.
Selling a family home following a bereavement is never easy, and having someone as professional, approachable and reliable as Diamond handling the sale made a significant difference. He understood the circumstances, dealt with everything sensitively and professionally, and remained completely focused on achieving the completion.
Even when the sale became particularly challenging towards the end, Diamond continued to work extremely hard to keep everyone moving in the right direction. His level of commitment and communication throughout the entire process was hugely appreciated by all of us.
Diamond is a credit to Lion Wolf. His professionalism, responsiveness, determination and personal approach are exactly what you want from an estate agent, particularly when dealing with a complicated sale.
If you are considering selling a property, I would have absolutely no hesitation in recommending Lion Wolf and especially Diamond. We have dealt with a number of estate agents over the years, and the level of service we received here really stood out.
Thank you, Diamond, for everything you did to get us through the process and finally over the line. It was genuinely appreciated.

Minimal viewings
Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage
No communication from the estate agent
I would not use exp again. Very disappointed.

From first contact we found them to be honest and realistic on valuation, and within a short time offers were made and finally a sale.
