I experienced an incredibly difficult and complex situation trying to secure my rental property, and it easily could have fallen through if it wasn’t for Hamza’s support and sheer determination. What truly set Hamza apart was the way he built a genuine relationship with both me and the landlord. By earning trust on both sides, he was able to successfully bridge the gap and push through every single hurdle. He completely went the extra mile for me, chasing the paperwork and refusing to give up until the keys were in my hand.
His communication was flawless throughout a stressful situation, and his commitment to his clients is unmatched.

11th Oct 2026 (26 days ago)I would strongly recommend thinking carefully before choosing Hilton & Fox at wembley alperton as your letting agent. Unfortunately, my experience with them over several years was very disappointing.
To be fair, there are a few members of staff who are helpful and professional. However, my overall experience with the few of the staff was poor. I often received rude or dismissive responses, and I frequently had to contact them two or three times before getting a reply. Even after receiving a response, I was often left feeling that my concerns had not been properly understood or addressed.
What concerned me most was the way repairs, safety, and security issues were handled. Problems could take a very long time to be resolved, and sometimes I felt that there was little urgency or follow-up. As a tenant, I understand that expensive repairs may not always be completed immediately, but tenants deserve clear communication, regular updates, and reassurance that their safety and living conditions are being taken seriously.
I was particularly disappointed by comments such as, “If it were your own house, would you fix an expensive problem in one day, or would you try to find a cheaper price and wait?” I found this attitude very frustrating. The issue isn't necessarily about expecting everything to be fixed immediately; it is about how tenants are treated and communicated with while waiting for a solution.
I don't want to name individual staff members because I don't want anyone to lose their job. However, I genuinely believe the company needs to provide better training and make it clear that tenants should always be treated with respect, patience, and professionalism. Whatever pressures staff may be dealing with, those should never result in tenants receiving rude or dismissive treatment.
Looking back, I wish I had made a formal complaint much earlier. My advice to anyone considering renting through Hilton & Fox is simple: pay close attention to how they communicate with you from the beginning. If you receive a rude, dismissive, or unsatisfactory response, don't just accept it—raise a complaint and ask for the matter to be properly addressed.
Unfortunately, I continued to experience the same problems throughout my tenancy, right up until the end.
Overall, I am very disappointed with my experience. Tenants deserve to feel that their concerns, safety, and security matter. Based on my personal experience, this is an area where Hilton & Fox needs significant improvement.

Text message after text message from them about Karma, and how spiritual and honest they are. While refusing to give me invoices for building works they had managed, and overcharged me for! As I am asking them to negotiate the cost of the roof, they have gone ahead, and started installing the roof! Roofers who replaced roof, threw all the concrete debris into the top floor attic room, through roof opening to save money on a second tip! Only found out after roof had been replaced.

18th Dec 2025 (10 mo. ago)I previously had my flat on the market with Foxtons for three months and, during that time, only had around four viewings, which I was extremely unsatisfied with.
I was then approached by HomeSearch, who took on the property and immediately provided honest and realistic feedback. They felt the flat was overpriced and carried out a proper assessment based on the current market. I was happy with the revised price they suggested.
From that point on, the difference was clear. They generated a strong level of interest and arranged many more viewings. Arba and Michael were friendly, knowledgeable, and clearly passionate about what they do. Their communication and professionalism stood out throughout the process.
After a couple of months with HomeSearch, my property has now received an offer which Ive accepted. I would definitely recommend HomeSearch to anyone looking to sell their property.
3rd Oct 2026 (5 weeks ago)We really wanted to buy a house in the Brentham Garden suburb after being introduced to it by friends. Matt really listened to our requirements and introduced us to an off market property which he felt met our needs. We ended up being part of a chain which grew during our sale and purchase. Matt did a superb job keeping the chain together and we were finally able to complete. We love our new house and living in Brentham is as good as we hoped. We couldn’t have got there without Matt and can’t rate Brendon’s highly enough. We saw from our chain some awful agents. Brendon’s were only ever professional, friendly and fair, with great communication throughout which in this cuthroat market is what you want.

20th Oct 2026 (17 days ago)I would highly recommend VEL Estate Agents! My experience with the team has been genuinely positive, and I am incredibly grateful for their professionalism, kindness and support throughout my tenancy.
Moving home can be a stressful experience, but the team at VEL made the process much easier. They were approachable, understanding and helpful, particularly during the final stages of my tenancy and the check-out process.
What I appreciated most was being treated with kindness and respect. It is reassuring to deal with an agency that values its tenants and takes pride in providing a good service.
A heartfelt thank you to everyone at VEL for your assistance and support. I will always appreciate the positive experience and would happily recommend your services to others. Wishing the entire team continued success!
13th Oct 2025 (1 year ago)Sonia Estates could not wait longer than two weeks after my husband’s passing to start their plot to scam me. Informed me that minor repairs needed to rent after the contract expired. No deposit money given to me as they retained it! They ran up 8000 pounds( 12,000 pounds is what they demanded initially) worth of non existent repairs without my permission.
When I disputed it, they secretly rented out my home and had no intention of informing me about it, nor of paying me rent!!
They also had the secret idea of letting the home out to Capital Living who would charge us a commission, and Sonia would very kindly keep collecting another 7 percent commission too! This was only revealed to me after months of questioning Sonia Estates.
They then threw away all of my furniture and asked me for an additional 15,000 pounds to furnish it again! So, they tried to make almost 27,000 pounds from the death of my husband!
Sonia Estaes lied to the Ombudsman who accepted their lies that all of the above arrangements were agreed upon by me over a phony phone call! Even though I won the case, they were asked to pay me only 150 pounds!
They now keep getting my Google review deleted!

Aanya has been absolutely fantastic in knowing our needs and her transparency was appreciated. Her confidence in not only finding a house for us but also selling ours gave us confidence. I highly do recommend Aanya for your property search, and also if you are selling. She has a far reach and is willing to work hard to ensure you are happy.
Alec is very knowledgeable and detail orientated with his view on the property market and how our property would do. This helped a lot.

From the initial viewing all the way to completion, everything was wrapped up in under two months, and I was able to move in exactly within my desired timescale. I cannot recommend them highly enough.

Akash recently helped me sell my property, and the experience was exceptional from start to finish. He was highly organised, incredibly knowledgeable, and clearly carried out thorough research before offering advice - everything was backed by insight, rather than guesswork.
