Found your dream property with Nicholas Estates? LOOK ELSEWHERE. Do NOT rent from this mind-bogglingly abysmal agency.
I rented a 1 bed flat on the waterfront from Nicholas Estates in July 2016, and as soon as I had signed the tenancy agreement they showed their true colours - uncooperative, rude, and arrogant individuals who do not care for their paying customers. Every issue became a hassle to resolve, calls were never returned (even out of 40+ calls!), and just one week into the tenancy I found myself having to hide my phone number in order to get an answer from them!
When viewing the property, I was promised that the property would have been fully cleaned and redecorated, but that certainly did NOT happen! The kitchen was disgusting - the washer drier was full of mould, the chopping boards were covered in black mould (which they'd attempted to hide by placing the mouldy sides together in a drawer!), the worktop around the sink had rotted through as the sealant had failed, the work surfaces were sticky from the grime on them, and rubbish from the old tenant was just left there! The windows had large amounts of mould on the seals, and the carpets looked like they hadn’t been washed in the building’s 12 year existence! Upon cleaning the carpet ourselves the water came out entirely black after multiple washes. The bathroom was full of peeling paint and more mould! Appliances marked as working on the inventory were also not in any working order.
Noticed a mould theme? The extractor fan in the bathroom was reported as broken in August - it took until November to get a visit from the maintenance manager and contractor to take a look. Even then, the maintenance manager said it was perfectly fine, despite it making a very loud clicking noise and refusing to turn on!
All issues were reported to the agency within the first two weeks, yet all were ignored! Despite having proof from Royal Mail it had been signed for, they declined all knowledge they had received it until the last day. The maintenance contractor eventually visited to look at the worktop, and simply resealed it OVER the mouldy sealant. The worktops were never replaced, even after saying they were going to be for the next 5 months! The letting agency also made an unscheduled unannounced visit to the apartment while I was out of town, and upon my return I discovered that all of the cupboards in the kitchen had been left open by them - very worrying to come back late at night and see someone has been in your home! For this, I got an incredibly half hearted apology, with no recognition from them as to how unprofessional their actions were.
Further maintenance issues developed due to the agency refusing to fix existing problems. The bathroom floor started to bend (as the moisture issues had been allowed to carry on unchecked - even after I had purchased dehumidifiers, had heating on, opened windows to let vapour out), and paint continued to peel. Weirdly enough, even though the maintenance manager refused to accept it as the cause, as soon as the extractor fan was fixed, the moisture issues in the apartment stopped!
Upon handing in my tenancy notice, despite the end date being the 31st of August, they marked the property as available from the 5th of August - while I was still going to be there! Furthermore, the landlord didn’t even want new tenants, so they hadn’t bothered to consult with him first before arranging viewings.
Upon leaving, they then tried to claim a large sum of money for cleaning the flat - cleaning all of the items that they hadn't bothered to clean before! I contested the fee, and unsurprisingly won. If they're trying to hold your deposit and you have evidence of how it was when you moved in and moved out, don't be afraid to contest their claims!
Let this be the review you listen to. Nicholas Estates are not to be trusted. Arrogant staff, absence of service, utter contempt towards their paying customers. They embody everything that is wrong with renting in the UK right now.
Heed my warning. Look for a home elsewhere. You'll thank me later.
