19th Mar 2026 (13 weeks ago)Poor experience with this letting agent, not helped by the tightest landlord (Kate) who wouldn't pay for repairs to be done in a timely manner, leaving our family in tricky circumstances more than once. When they do eventually send someone over to complete the work, it'll be done shoddily. I hope that £43 you managed to claim back via the DPS versus the nearly £800 you asked for is helpful :) To any renters - be under no illusion, the letting agent works for the landlord and is not there to help you in the slightest. This specific letting agents manager will suggest you scrape and replaster the bathroom ceiling (which was poorly maintained by the landlord) yourself "to make the house your own".

Special mention to Zoe, whose exceptional people skills made a real difference. She kept us informed at every stage, ensuring we felt comfortable and confident in all our dealings with the process. The entire team made what could have been a stressful time feel smooth and straightforward – this includes the extremely efficient and helpful telephone staff that often took our calls and reassured us. Highly recommend Brown and Co for anyone looking to buy or sell – they truly go above and beyond.

Whenever we have an issue in our property Saffron is always straight on it and has never failed to not keep in touch with updates and she’s so easy to talk to! She always goes above and beyond to get things sorted and we’ve always appreciated it! So we just want to say thankyou on the behalf of me and my partner :)

The selling side is good, communication not often the best in certain areas but the sales team do their best- 15th Jun 2026 (5 days ago)After a great start. We are most disappointed and feel totally ignored. We had an appointment to meet the agent at a property we were interested to view. After recieving 2 messages to confirm time and place we waited 40 minutes and the agent didn't arrive. After knocking on the door and meeting the seller they informed us the agent had phoned and said he wasn't coming. We were shown around the property by the seller. We have since contacted the office and promised a call back from the branch manager and of course that didn't happen either.Would not use this agent again.
14th May 2026 (5 weeks ago)Wouldn’t use this agent again to help find a property. Communication was very poor throughout the process. We viewed a property back in February and were initially told the landlord wouldn’t accept our application. Later, after the property had not had many viewings, they accepted an application from us. We were completely transparent from the start about a recently paid-off CCJ. After going through referencing, we were left waiting only to eventually be told the landlord decided not to proceed after another interested party came along. This could and should have been communicated much earlier. The agency seems to prioritise landlord decisions at the expense of customer care and basic communication. Overall, a very disappointing experience.

Experienced zero support even when I tried to discuss strategy to ensure better interest in my property. I feel I wasted 16 weeks with little communication or care. Glad to be moving on with another local agent who has already proved themselves to be much more engaged with the seller than I experienced with Hunters in Horncastle.

27th May 2026 (24 days ago)When we decided to sell our house there was only one place we were going to turn to. We have known some of the team for over 20 years, admiring and respecting their achievements. What we didn’t know was exactly how good the team is. Emily was the driving force behind our initial sale (congratulations mummy) which through not fault of the company fell through. Undeterred and with the help of Joe and Lucinda, the team managed to find a new buyer Tina took over the reins and ensured everything went smoothly and quickly to a successful conclusion. A massive thank you to the entire team. You were outstanding and always kept us up to date.

Nothing was too much for them. The only reason I gave 3 stars for value for money is that I think Estate Agents fees (all of them) are too high. I would 100% recommend Starkey and Brown. 20th May 2026 (4 weeks ago)Edit- The attached is the current situation at an Eddisons property on Swan Street. Eddisons 'do not wish to spend such sums' on a BIN so there are overflowing bins all around the entrance, bags being torn open by animals and residents can't open ground floor windows as it lets flies in. Eddison's suggestion? I'll send emails asking people to keep rubbish in their flats until before bin day, and people don't as they want rubbish out of their homes. So the rubbish in the street. No lack of urgency or rigour in response. Eddisons response below is 'I suggest you contact your landlord.' The 'landlord' response is 'we do not represent all parties so we cannot do anything regarding the shared areas which is up to Eddisons.' We are now much happier in our dream property that we would never have purchased if it was not for Charlotte giving us some confidence. Claire who we never meet but was just has friendly and kept us up to date on how sale was going and chasing solicitors etc. We are glad everything worked out in the end and would definitely recommend Charlotte and Claire to any body buying or selling Michael/Alison Whelan

15th Jul 2025 (11 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
