    I strongly advise anyone considering this estate agency to avoid them entirely. My family and I were left without hot water for four months due to the agency’s complete lack of communication and failure to respond to emails or address urgent maintenance issues. To make matters worse, after moving out of the property, my deposit was withheld for an additional four months without being properly protected or returned. The situation became so serious that we were forced to involve solicitors and are currently pursuing legal action in order to recover our deposit and seek compensation. The individual primarily responsible for the lack of communication throughout this ordeal was Muniza Adam, whose failure to respond or provide support caused significant stress and inconvenience to my family. If you value professionalism, lawful handling of deposits, and basic communication from your estate agent, I strongly recommend avoiding this agency. ZERO STARS... Read more

    Cleanliness that you have tried to manipulate the conversation over on repose to our previous review that is not the concern we have raised. Cleanness does not make a property suitable to live in, and simply adding cushions or wall decorations does not reflect the true condition of the apartment. Before moving in during the viewing, we were assured that certain issues—such as blind replacements and floor mat will be repalced. However, after moving in on 9 January, we had to report multiple problems within a week, including broken switches, door handles, kitchen leakage, poor drainage in all sinks, damaged drawers, broken hooks, and faulty blinds. It clearly implies that it wasn’t suitable for living and the basic checks has not been done, all the company did is used tenet as cash machine. Most of these issues were not resolved promptly. We were informed that the landlord was “out of pocket” and that some repairs would only be completed after rent was paid. As a result, many of the problems were only fixed by March, after follow-ups from our side. Additionally, the bathtub required replacement, which was identified by building management. While this may not have been the your fault, but the repair took over a month due to poor communication is definitely the agency fault. Bathroom was not used over a month and to get it fixed we have been required to invest significant time from to get it resolved. The issue with the blinds is still unresolved and has now been refused based on the agreement which is clearly a lie from the sales agent as it was promised during the viewing and now we have been forced under the agreement and telling that landlord is out of pocket. Overall, it has been frustrating to live in a property where we constantly have to follow up on pre-existing issues, spend our time and agent try to shut us down unethically. #move in date 9 Jan. 2026 and all the attachment proof of repairs reported on 13 Jan, 2026.     I once excellent company completely wrecked by its new owners. The company used to be very easy to communicate with, now its easier to communicate with the dead. They use to be polite, but Northwood regard tenants as an inconvenience. I had eight years of good experiences but the ninth is a mess, and its all because Northwood, the new owners, are terrible. It must have taken a lot of effort to transform a great company into one I am now writing a one-star review for on every platform I can find, but they managed it.... Read more

    Update, the email address you have provided has been ccd inbto many emails including the formal complaint. No response!! Asked for my keys back in November, it now March and it's still be ignored along with all my requests!! I have a complaint open as a landlord with TG, after they failed to carry out any work I have asked then to organise and failed to report and repair issue that were reported to them. I have not heard from TG since December, no reply to emails, no answering phone calls. I have no idea what is happening to my property and have asked for the keys back which has been ignored. My complaint is now well passed their timeframe to response. Over a month ago I was told I would have a response to my complaint by 4pm that day. At 4pm I was emailed to ask what my complaint even was, as they couldnt find it. Iwill be reporting them for breach the contract. See less... Read more

    I was sold Westminster Park in Liverpool (Sourced Development Group) through Alesco, working with ERE Property and Will Kettel. Will Kettel presented the investment as secure, claiming the developer had an impeccable and traceable record. Alesco endorsed this, selling me confidence and security. In reality, Sourced Development Group has a traceable record of failings — they cannot even start projects, let alone finish them. Alesco has proven incapable of delivering any real update. They have no communication with the developer, and ERE Property is exactly the same. Investors are left in the dark, receiving vague answers or silence, with no verifiable information on the project’s progress. This is the closest one can be to being legally scammed. I committed funds in good faith, but what I received was misrepresentation, lack of transparency, and no accountability from either Alesco or ERE Property.... Read more

    Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more
