He was professional, responsive, and kept me updated every step of the way. Whenever I had questions or concerns, he took the time to explain everything clearly and made the process as smooth as possible.
21st Aug 2026 (5 weeks ago)Mike Hadfield was polite, friendly and personable. He explained clearly how he had reached his valuation for the property, the selling process, and their fee for selling. He clearly takes pride in his work, which was demonstrated when he spent time taking the photographs to show the best features of the property. We were able to sell the property for the price he had suggested.
18th Sep 2026 (8 days ago)The worst experience. I was at a property with my family of 3 children. Then i hear the door ring. I answer one of their workers called "aron" pushed his way in the property and trespassed in the property that i rented. And started raising his voice and telling me to leave because i no longer can stay there, while my children were asleep. He kept on threatening me with the police and saying that i am not supposed to be there, all of this inside my house. After his threats he tried to get extra rent money if i wanted to stay. Then i called the other agent that i rented it from and had him talk to "Aron". Then it turned out that he didnt bother to get an update before trespassing and threatening me and scaring my whole family. He just left with out an apology. Then he had the audacity to call me again to see if he can score more money out of me and i refused. A couple of days after this incident he made his secretary call me to empty the property because the have viewing appointments to rent out the property. When i declined, people started knocking on my door at odd hours for viewing. Which made my stay a nightmare. I should have called my lawyers and the police on him day one. But because i was a tourist i didnt know the laws. But now i do. If anyone is looking for an agency. I would never recommend this agency because of their discrimination and threats and unprofessionalism. I give them negative five stars if i could.
19th Aug 2026 (5 weeks ago)Dealt with this firm as the seller when they represented the buyer on my property sale. Their conveyancer refused an existing absent landlord indemnity policy on completion and pushed for a retention for ground rent arrears. After completion, the ground rent invoice was issued by a company whose active Director is a Senior Partner of this exact law firm. When raised, the Senior Partner dismissed the concern on the basis that I was not their direct client. Be aware of how third-party transactions and retentions are handled here.<br><br>UPDATE in response to the owner's comments:<br><br>I was never provided with an address or contact details for any alleged rent collector, meaning there was literally no door to knock on. It was only when I researched the entity demanding the funds on Companies House that the direct link to this firm's Senior Partner was uncovered. Written correspondence from the conveyancer also confirmed that her client would not knock on a door to pay rent.<br><br>The Absent Landlord indemnity policy had already been purchased in 2018 at my own cost when I bought the property. Refusing existing insurance to extract cash under the time pressure of a completion date resulted in an unnecessary duplicate payment.<br><br>The response above openly confirms that the company which issued the arrears demand and received the payment has a Senior Partner of this law firm as an active Director.<br><br>I never confirmed the matter was closed, having promptly referred the conduct to the regulator. The SRA's assessment explicitly recorded that the conveyancer claimed she was personally unaware that her firm's Senior Partner ran the company collecting the ground rent.<br><br>The documented email trail and public Companies House records speak for themselves.
28th Aug 2026 (29 days ago)Callaghans has been the best choice for selling a house. From the outset, they provided a realistic sales price, and not an inflated figure to try to secure the business. Their fees were also clearly explained and reasonable. I was given good advice for free about some minor pre-sale improvements which could be made, which were done - all before I'd even engaged Callaghans. The feeling I could trust them was really important to me, and it proved well founded. They kept me informed every step of the way, from arranging viewings to occasionally having to relay news of cancellations (important to know about still), and then on to the exciting bit of guiding an offer through to completion. Friendly, courteous, helpful, organised, efficient - Callaghans are all of these. Thanks to all of the team, but especially Sean, Ian, and Carole. Most of my contact was with Carole, who is brilliant. Callaghans = exceptional.
1st Jul 2026 (12 weeks ago)Ok, so this is going to be a tricky review to be positive about. I want to be as honest and helpful to people reading this review, rather than just say I am annoyed at something and give it a one star. If you don’t have much time to read through this, then please read this headline: I massively regret using Thornley groves. They were genuinely awful, barely reached any level of competence, I ended up LOSING money, and it was hugely stressful. I only rented a place. I cannot imagine ever buying or selling with them. Please read the other reviews carefully and don’t dismiss them as I did. I wish you the best in whatever estate agents you choose. This review is my opinion and not meant to affect business with Thornley Groves in any way. OK, on with the detail. First, the good parts. They had a lot of choice and were quick to get me viewings (I did them through video or pictures) and were happy as campers to ‘get me in’ and on their books. Yep, that’s it. That’s all I have. The not so good (not even the worst parts yet). I dealt with the Deansgate (Whitworth street) branch and with an absolutely abysmal person, Peter. If you do choose Thornley Groves and get assigned Peter, do or say whatever you can to work with someone else. I am not sure how to put this without being cruel, but I also owe it to my (soon to be) Manchester neighbours to be honest. This is my honest opinion. Peter is, without a doubt, the worst person I have ever dealt with professionally. Genuinely. That is not even hyperbole. He is inadequate, lazy, afraid of basic tasks, unable or unwilling to do anything even at the bare minimum level, and honestly just embarrassing as a fellow human. He wouldn’t return emails. Ever. In fact, he did but only when it came to sending them money or signing a document. Anything that needed any effort or work, he literally ignored. He is like a toddler but in an adult body. Simply unable to operate at any sort of adult level. I had to call and call and call. I even got the train from London to the office so I could literally use my own mobile phone and dial numbers to connect with others, so he could talk to them. He used my phone because he couldn’t make a phone call for himself. (He also claimed he tried but could never get it to work, but it took me literally three minutes. Genuinely, I have the call log!). He didn’t give me the correct keys to move in. Once we got through it, Peter gave me the front door key and I asked if there were any others. Mail keys, apartment building keys, etc. He assured me no. Literally all keys were needed. It took me 3 weeks and speaking with other people at Thornle Groves to get the window key (still waiting on), apartment building/trash room key, and mailbox key. Even when I collected the keys, I overheard him talking to another person that very day, just before me, saying he gave the wrong keys to him. Also, they don’t tell you who your service providers are. I spent a few weeks tracking down who I need to pay bills to. You are given a list of UK service providers and that’s it, just figure it out for yourself. Lastly, the goodlord referencing company were just as bad as Thornley groves. They sent so many referring emails to my employer (they only need one but sent around 6 over the course of weeks) I had the owner of the company asking me what was going on. They took weeks longer than needed. It cost me around 500GBP in hotels for the delay, and they lied, multiple times about things they were doing. One lie was to say that my company had never replied (even though the owner and head of HR showed me the replies themselves). Thornley Groves chose to use that specific referencing company. Their behaviour also reflects on them. If you have read this far, then fair play, this one was a long review. The thing is, I don’t believe this is a one off. I am not just some random person with a grudge, I am like you. Looking for a new place, wanting it to go as smoothly as possible. I have all my ducks in a row, great credit, good job, charm and charisma (well, maybe not), and it was still a nightmare choosing Thornley Groves and, ergh, dare I say his name, Peter. The abomination they call Peter! I wish I had took the other 1-star reviews more seriously. I thought they were just some disgruntled people and it would be fine. It wasn’t. I deeply deeply regret ever speaking to Thornely Groves.

The photos Matthew Clayton took were outstanding and the writeup really helped to generate interest. Geraldine was attentive and responsive whenever questions arose or matters needed dealing with.<br>A first class and very professional service, if you want to sell your property with estate agents who care and take pride in their work choose Ryder and Dutton.

Communication was easy, and they were helpful in explaining the details and answering questions along the way. She’s always helpful, responsive and goes the extra mile to make sure everything is taken care of properly.<br><br>What I really appreciate is her attitude and manner; she’s genuinely lovely to deal with and always does her very best to help. It’s not often you come across someone who is this committed and takes such pride in their work.

25th Jul 2026 (9 weeks ago)Overpriced my house, then reduced it by £25k then 2 weeks later wanted to reduced it a further £20k. Making my house seem unsellable. Communication was terrible. I had to chase for feedback. I made a big mistake using them. What they promise around your dining table is not what you get. I am using a different agent.
