Used these guys to sell my Grandma's house and they took what was a very stressful time for her, a very smooth and easy process and ultimately sold the property for what we wanted. Thanks for helping greatly appreciated!... Read more

They were terrible. The contact was so poor and it took days to get a call back. We had 50/50 viewings and no shows and they brought round people who were never interested in buying to make it look like they were doing more, They changed the pricing 4 times in 3 weeks, none of which was successful. In the end I paid £150 to terminate my contract - best thing I ever did. Hunters failed to sell in 6 weeks. It went on with another agent and sold in 5 days! Do not use.... Read more

Very helpful staff made the process much easier than expected. Katie helped me through the process every step of the way and couldn't have been better. And Tim from the Sheffield branch came and did plenty of overtime to help me after-work... Read more

GO SOMEWHERE ELSE!! ABSOLUTELY SHOCKING SERVICE. We had our property up for sale and found the perfect property up with Blundells Rotherham. We made two viewings and dealt with Paula who advised us to make an ‘offer of intent’. This basically meant that we would be informed of any other offers that came in before they were accepted giving us the opportunity to respond. We accepted a slightly lower offer on ours in order to proceed with the purchase, however when we contacted Blundells to make our bid they informed us that the property had sold a week ago! Paula explained that sadly there was nothing she could do and we would have to find somewhere else! We subsequently got involved ourselves with the seller directly and after being given the opportunity by them to increase our offer we finally got our perfect home without any input from Blundells Rotherham. They DO NOT get the most for your home, and they DO NOT inform the seller of further offers on the table. Their aim is to gain a really quick sale in order to claim their unusually high commission and any increased offers would just delay their monies and inconvenience them. THERE ARE FAR BETTER COMPANIES CHARGING LESS THAN HALF AS MUCH.... Read more

Gates Estates were really helpful in the purchase of our first home. They were really on it with all the communications between sellers and solicitors which really helped to take a lot of the stress and pressure of us. They really helped guide us through a process that we knew very little about, so we are very grateful for their service!... Read more

My dad and I expressed an interest in a rental property on several occasions. We were informed that it wasn’t ready to view each time we enquired but that we would be contacted when this was possible. We were never contacted and now it appears that a let has been agreed on the property.... Read more

I would like to leave a review for Tracy. She has been handling our purchase of 32 Harding Avenue Rawmarsh. I would like to thank her for keeping me informed every step of the way & especially for her persistence in getting the exchange of contracts over the line. Very professional attitude and always helpful. We would definitely recommend Reeds Rains over our agents especially Tracy. Many thanks... Read more

Would avoid at all cost. We just bought a property advertised by Reeds Rains, the house is lovely and we’re over the moon with it, but the level of service provided by the company is a joke – extra charges hidden in recommended solicitors fees are not something you’d expect from such a highly respected company, and it seems to be a common issue so beware! Once the offer was accepted they recommended a solicitor who they worked with all the time and the original quote looked decent so we decided to go with them (the solicitors themselves were great!). Upon the arrival of the official solicitors quote I noticed that there was a fee on top of the total cost which was supposed to be paid (on top of the referral fee!!!) to Reeds Rains if we take out a mortgage as a 'mortgage referral fee', that was £150+VAT - may I add that we already had our mortgage application in place so we didn't use their services for that at all. When I questioned it with the solicitors they told me that this fee is being enforced by Reeds Rains themselves and it is not for any additional work the solicitor would be doing. I was advised to call the estate agents and asked for it to be removed... and that's when the fun really starts! NOT ONE member of staff could give me a reasonable explanation as to why that fee was on there and what exactly it was for ‘oh, it’s just a standard fee, it’s always there’ is what I got… I wasn't prepared to pay it if it was money for nothing. I couldn't understand why they were trying to squeeze extra money out of me when they are already getting a nice amount out of the sellers. I was told over and over again that it’s for handling the mortgage, but when I read through the paperwork that was already included in the total and this referral fee was for no additional work on the solicitor’s side. I instructed the solicitors to question what the fee was exactly for, the answer the solicitor got was ‘we don’t know, we’re looking into it’… as you can imagine I was far from impressed! I informed the estate agent at that point that unless I get a solid explanation for it I am refusing to pay it… This went on for weeks. After about 6 weeks of constant phone calls to Reeds Rains (they were incapable of returning a promised phone call, every single time), constant upset and added stress I eventually had a call from the manager to say that the fee was waved, this was followed by a promise of an email confirming this to my solicitor and myself to make it official - yet again, I had to chase it a week later because it was forgotten about!!! If you are looking to buy via Reeds Rains and decided to go with their solicitors, do it, but make sure that you check your paperwork because they will try and sneak an additional charge in there. £150 +VAT may not be much in a grand scheme of what you have to pay but why should they be allowed to get away with it! Customer service in general was decent enough but I cannot highlight enough how unprofessional the management was - I was even told 4 weeks into the process that if I didn't like the fees I was free to go find a new solicitor - after they recommended me this one! If i could leave a 0 star review I would... -10/10 would not recommend and will certainly not use in the future.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
