From listing our property, viewings, offers, updates the team have been very professional and very easy to deal with, always on hand and easy to reach.<br><br>I have been in the Financial Services Industry for over 30 years and I have dealt with lots of Agents etc and these guys would certainly be up these with the best.<br><br>In a potential stressful period of time these guys took that away and made the whole transaction a smooth one.<br><br>I would highly recommend these guys !<br><br>WELL DONE TEAM !!!!!
3rd Sep 2026 (6 weeks ago)Terrible agency and would do everything to have your deposit not paid back to you. Charging a whopping £528 claiming there were marks and scuffs to the wall when I moved out only for an independent adjudicator to prove that only £40 would suffice to repair the said marks and scuffs. Level of extortion!!
6th Jun 2026 (19 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.

From our first meeting, Katie was professional, positive, honest and incredibly knowledgeable. Her valuation was backed by detailed market research and a really clear rationale and she got it absolutely spot-on. Our house attracted huge interest immediately and sold at asking price within just four days.<br><br>Katie kept us informed throughout, from photography and marketing to viewing feedback, offers and the performance of our listing across Rightmove and OnTheMarket. Everything was transparent and clearly explained.<br><br>Selling while returning to work after adoption leave could have been overwhelming, but Katie was a constant, reassuring presence: responsive, encouraging and completely committed. By the end, she felt like a genuine cheerleader in our corner. The wider team were equally well-informed, which says a lot about Blundells’ culture.<br><br>Katie is an exceptional agent with a very bright future ahead of her. We would recommend her without hesitation to anyone selling their home.

Outstanding support when things got difficult I first contacted Reeds Rains – previously at 16-18 Moorgate Street, now at Wickersley Rotherham in March 2024 to help me find a flat. From the start, I was told the landlord would manage the property. I thought it would make no difference whether it was managed by the agent or landlord, but it turned out to be a terrible experience all through my stay of over two years. What impressed me most was that the team stood by me from beginning to end, even when issues arose over my deposit. They guided me step-by-step and helped me successfully recover my full deposit plus overpaid rent — something I could not have done without their support. A special mention for Abby — even though she is no longer with the company, her hard work, resilience and dedication were truly noticed and appreciated. I also want to say the Accounts Department was absolutely amazing — efficient, helpful and always there when I needed them. Thank you to every member of the team. I couldn't remember names, the branch manager and other staff members was brilliant. You turned a very stressful situation around and showed real care for your tenants. I highly recommend this office.

All photographs were representative of our actual property, not funny angles just as it is. One viewer commented that ours was the only property she had see that actually looked like the photographs. From the very beginning, they were so helpful and supportive throughout our house search.<br><br>A special thank you to Fynn, who went above and beyond for us. He always tried his best to fit us in for viewings, regularly called to see how we were getting on and whether we had found anywhere, and would always send us properties that matched exactly what we were looking for.<br><br>We have now found our house, unfortunately not through Haybrook, but we still wanted to take the time to say a huge thank you for everything they did for us throughout our search. The communication, effort and personal touch made such a difference.<br><br>Thank you again to the whole team, and especially Fynn, for all your help. The whole process was very easy and straightforward, and I’m so grateful that they gave me the opportunity to rent a property through them.<br><br>I had approached several other agencies before, and unfortunately, not all of them were as understanding or willing to give me a chance. That’s why I really appreciate the way Beecroft Estates handled my situation and made the process so much less stressful.<br><br>A special thank you to Georgia Frodsham, who was incredibly helpful, understanding and professional throughout the process. He knew everything about the house, went into detail in each room, simple things that other estate agents don't mention such as the age of the windows etc. Was also able to answer every question.

25th Sep 2026 (20 days ago)We used Lincoln Ralph for selling my late mother's house, which was our family home for approximately 54 years. We found them to be very friendly and professional from the outset, from the initial telephone call. The initial meeting and valuation appointment was not at all pushy or judgemental, unlike we had experienced with another estate agent. Gareth was excellent and had a great demeanour, very professional and knowledgeable, taking time to explain everything needed. We decided to go with Lincoln Ralph due to this., and to support a small local estate agent rather than some of the national companies out there. The service they have offered us throughout the process from start to finish has been absolutely fantastic. Michael has been very personable and everything has been explained clearly whether by telephone call or email and we have been updated on a regular basis, either just out of courtesy or as things have progressed. They seem a very caring business and put the customer first. I can't thank them highly enough and would certainly recommend them and would use them again in the future.
