6th Jun 2026 (10 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.
16th May 2026 (13 weeks ago)We rented with 1st Fields for almost 8 years and cannot recommend them highly enough. Any issues we had were immediately addressed and communication was always prompt. If you're a clean tenant and punctual with the rent, you'll find no better letting agency. Connor and Holly x
22nd Jun 2026 (7 weeks ago)Don't list your property for sale with this company if you want potential buyers to be able to view it. I've tried repeatedly by email, phone message, website forms and rightmove messages to arrange a viewing of 2 properties but no one ever responds. I see someone else reviewing had a similar experience, so if I were a seller I would just not list with them as if buyers can't view then they don't offer. Why this is, I have no idea - but as a seller I'd certainly query why they don't respond to genuine buyer enquiries, particularly from those who are ready to offer.<br><br>In 25 years of buying and selling property I've never found an agency who appears to simply ignore my enquiry. I was ready to buy, yet they have ignored my enquiries.<br><br>Awful service for an agency.<br><br>As a note to the agency, before they attempt to say it was a technology glitch: I attempted contact via multiple methods over 7 days. 1) 4 Rightmove Enquiries 2) Website Form 3) Phone Message 4) Email to the Sales Director/Head of Sales.

8th Dec 2024 (1 year ago)We had a mixed experience with Preston Baker. We chose them for their reviews online and at first contact with the Doncaster office they were quick to reply and tried moving our sale along promptly. Then our agent suddenly stopped communicating and when we tried contacting them we found out she had left but no one informed us. This happened a couple of times. Our house was eventually assigned to Terry Burrows (Leeds office) and she was good to us. She took care of our sale for almost a year until the end, even after two potential buyers dropped off and issues with the house made our sale more complicated. Sadly by then the market had changed and we weren’t able to sell for the value we had hoped for. Not sure if I would recommend the Doncaster office. I would recommend Terry for sure. (Terry, if you are reading this thank you for persevering with us and for helping us get a decent price in a difficult selling process)

She is so friendly, warm and approachable, which made what can be a very stressful process much easier. Her communication was excellent throughout, and I always felt supported and kept updated. Thank you, Amelia, for all your hard work – I really appreciate everything you’ve done!

Outstanding support when things got difficult I first contacted Reeds Rains – previously at 16-18 Moorgate Street, now at Wickersley Rotherham in March 2024 to help me find a flat. From the start, I was told the landlord would manage the property. I thought it would make no difference whether it was managed by the agent or landlord, but it turned out to be a terrible experience all through my stay of over two years. What impressed me most was that the team stood by me from beginning to end, even when issues arose over my deposit. They guided me step-by-step and helped me successfully recover my full deposit plus overpaid rent — something I could not have done without their support. A special mention for Abby — even though she is no longer with the company, her hard work, resilience and dedication were truly noticed and appreciated. I also want to say the Accounts Department was absolutely amazing — efficient, helpful and always there when I needed them. Thank you to every member of the team. I couldn't remember names, the branch manager and other staff members was brilliant. You turned a very stressful situation around and showed real care for your tenants. I highly recommend this office.

The service provided was amazing and the added package of solicitors included really worked well for us. The photographer who came did a great job with the photos! Would 100% recommend the team at crystal peaks.

Melissa from Morfitt Smith was extremely knowledgeable about the area, the type of potential buyers, realistic about the asking price, and we felt that the service from a local agent would be more suitable for us. Once we made the decision to use Morfitt Smith, they were very quick to arrange the photographs, which were amazing, and to list the property. We immediately had a lot of viewings arranged and received several offers straight away one of which we accepted with their help and guidance. The communication was fantastic, by text and email, we were kept informed of everything by Lauren, our dedicated contact in the office. We're now looking forward to a smooth process through to the exchange of contracts. We are very happy we made the decision to go with Morfitt Smith, they have been so friendly, professional and efficient in what is potentially a stressful time, and would highly recommend them to anyone.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
31st Jul 2026 (13 days ago)I have never sold a house before so this was new to me. I did not intend to be selling a house but due to unforseen circumstances I had no choice. The stress I though I would go through to my surprise did not happen. These guys did exactly what I asked them to do and from then I did not have to do anything apart from get a solictor involved whne it was sold. No harassing phone calls there comunication was clear and if I had any questions on what I needed to do they supported me with them.<br>If I am ever looking to buy or sell in the future within this area I will definatly be using McArthur Estate Agency.<br><br>I would like to say a big thank you to the whole team.<br><br>Thank you
17th Jul 2026 (27 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.
