    We worked with this agency during our home purchase process in 2025. Throughout what is already a stressful experience, there were far too many unknowns left unaddressed. More concerning was the consistent gap between what was communicated to us verbally and what ultimately came to fruition. Beyond the factual inconsistencies, the manner in which we were dealt with - both in face-to-face meetings and over email - was dismissive and lacking in constructive communication. We did not feel respected as clients, and the tone used toward us on multiple occasions fell well below the standard of professionalism we would expect from anyone in this industry.... Read more

    Not surprised to see some poor reviews here. I used Oakwood (Mottingham) before Covid for property management when moving abroad. They did not lodge the tenants deposit with DPS, and sent me a fake certificate when I asked for evidence. Daniel told me a temp worker had pocketed the deposit when he was on holiday and that she had produced the certificate (rubbish). He also did not follow due process when the tenants moved into the property which meant I had little chance for legal recourse should the tenants fall behind in rent. Oakwoods also did not provide me with a proper property management contract between them and myself, playing dumb when I asked for one. Unfortunately, this was my first time renting out a property and it was a learning experience. Agree with another reviewer that they only seemed to care about the sales side of the business....     Jeremy and William, as a sales team are superb. No problem was too hard to solve, lots of local tradesmen to deal with any issues. Answering emails out of working hours, helping with so many things. In a very difficult market they stuck at it, circumventing some odd non purchasers and deal was done.     The experience was good as far as the agent's work and effort goes and the very high number of visits it hosted (49). Also, Andrew always had a cheerful and positive attitude and responded promptly to my enquiries. The market coverage was good since we got a lot of interest from the market. However the product turned out not to be positioned correctly since staging the property through the use of AI, per agent's recommendation, was not the right move as this only attracted buyers expecting to see a turn-key project and were disappointed at discovering the actual condition of the property. In other words the initial ad did not reflect the property appearance and was counterproductive since we got the wrong kind of buyer at almost every visit.. As a result there was only one offer out of as many as 49 visitors (a disappointing result) and the price I had to agree to was quite a bit less than both what I had expected and also what the agent had assessed the property to be worth initially before pressing me hard to reduce the price considerably. Therefore, I have mixed feelings about my experience though I am confident Truepenny's would do better in selling turn-key projects as opposed to houses needing work.... Read more

    I would not recommend originally rung up and told there were more than one interested in property and that X was was best option as he had the money in place and was just waiting for money to arrive from parents. He put in an offer and asked me to take it off the market for two weeks so that he would have the money and we agreed on around 25 Feb on the basis that this would be a quick sale and was expecting that contracts could be exchanged by the beginning of May. I signed my part of the contract on 7 may and after that constant false promises about X being ready to exchange contracts - do not know who was lying client X / client solicitor/estate agent but it turns out X had a flat to sell and that there were problems with the lease on his flat and after many false promises contracts were not exchanged until the beginning of August. At the end of the day I do not know who was lying but had I known at the outset that he had a property to sell then I would have considered the other interested parties and their offers and had I known in early May he had issues with the lease on his property I would have re marketed the property On 31 July 19 days before sale was told "you will now begin to hear from our Sales Support Manager, Sandra. She will introduce herself shortly and will be your primary point of contact moving forward .......She will be in touch regularly" I did not receive any call from this lady at all regular communication with the estate agent was also far from perfect on occasions with calls emails not returned/replied...     Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more

The flat itself has also been excellent, which has made the whole experience all the more positive. Now, two years on, we’ve just completed an inspection with Mas, which was handled in a professional yet relaxed and friendly manner. It made what can sometimes be an uncomfortable process feel straightforward and at ease. It was also striking that he remembered small personal details about us, from meeting family members to our hobbies, something that is quite rare and much appreciated.
