They were efficient and considerate when issues needed to be addressed and always gave plenty of notice if a visit was necessary for maintenance or utility or property inspection. I can highly recommend them to anyone seeking a reliable letting agency.
28th Sep 2025 (1 year ago)A few things which we were promised which they didn’t deliver on, we went with this estate agent because they said they’d have multiple offices working on our property, but it ended up being just one office in a different area to where we were selling. We were there for some of the viewings and they didn’t know answers to basic questions which we know we had given them information for
9th Dec 2021 (4 years ago)I had a viewing arranged for today and after 10 minutes waiting at the property I decided to call the agency, I was told to give them a moment to call me back, after couple of minutes one of the agents told me the property was not available anymore and they just forgot to cancel the viewing or to mention it in advance. Very unprofessional.
5th Aug 2021 (5 years ago)**AVOID** Absolutely shocking! This company is not professional at all. We went into look at a potential property to rent and was met by a very pleasant staff member. We book a viewing for a couple of days time and were met by a older man who was late! When asking about the property we were given SHORT SHARP answers and were made to feel like we had put him out by asking to view the place. The whole experience was RUSHED!!! If I could give 0 star I would! * AVOID! *
26th May 2021 (5 years ago)Coffee shops abound in all parts of the world and Tooting Bec is no exception but Walker Wyatt, on exiting Tooting Bec tube station, is worthy of a gold star for the uality of its coffee. The few seats outside can ocassionally host a few rum people and don't be surprised to hear the loud wailing of police and ambulances.
25th Jan 2026 (9 mo. ago)The most unprofessional Estate agents ever. My son purchased a property through these people ( well so he thought) he had his offer accepted which was the highest, he gave his solicitor details,had his mortgage ready, all was fine ( so we thought) We met the executors of the previous owner and was told it had been sold to an equity company at a much lower price. She explained that my son's offer was never shared with her and that she would have accepted it. It is disgusting the way that Julia has treated my son, and strung him along. Best advice is for no one to deal with this unprofessional set up, although I have noticed not many people in Balham sell through them. It only seems to be garages or Du cane court. I will be contacting the estate agents ombudsman about this situation 1st thing. Do not waste time with this outfit. There are some fantastic friendly professional agents in Balham and Tooting Bec. I am shocked that there are still some questionable agents around.

After our offer got accepted everything went smoothly and we've been getting a great service since then.

1st Nov 2026 (1 day ago)99h did not stop advertising my home after the contract ended, which meant that I was unable to respond to any enquiries received, which would have harmed my reputation as a seller. 99h did not always approve details/changes within 48 hours as promised, and resultantly, I missed a boxing day deadline. The staff are very quick to get in touch when selling upgrades or extending contracts, but are very slow to respond to queries. For the sake of £99 it might be worth a try, but keep your expectations low.

18th Sep 2026 (6 weeks ago)Outstanding service from Diamond and the team at Lion Wolf I cannot recommend Lion Wolf highly enough, and in particular I want to recognise Diamond, who was absolutely exceptional throughout the sale of our mother’s property. This was not a straightforward sale. It was a complex probate transaction, involving a number of additional requirements and, ultimately, a lengthy process before we were finally able to complete. Throughout all of this, Diamond remained incredibly professional, patient, proactive and committed to getting the sale over the line. What really stood out was the communication. Diamond was always available when we needed him, answered his phone, returned calls and responded to emails quickly. Even when there were delays and complications outside of his control, he kept us informed, chased the relevant people and continually pushed the transaction forward. We never felt that we were left wondering what was happening. He went far beyond what I would normally expect from an estate agent. He took genuine ownership of the process, kept communication going between the different parties and was always prepared to step in and chase things when progress was slowing down. Selling a family home following a bereavement is never easy, and having someone as professional, approachable and reliable as Diamond handling the sale made a significant difference. He understood the circumstances, dealt with everything sensitively and professionally, and remained completely focused on achieving the completion. Even when the sale became particularly challenging towards the end, Diamond continued to work extremely hard to keep everyone moving in the right direction. His level of commitment and communication throughout the entire process was hugely appreciated by all of us. Diamond is a credit to Lion Wolf. His professionalism, responsiveness, determination and personal approach are exactly what you want from an estate agent, particularly when dealing with a complicated sale. If you are considering selling a property, I would have absolutely no hesitation in recommending Lion Wolf and especially Diamond. We have dealt with a number of estate agents over the years, and the level of service we received here really stood out. Thank you, Diamond, for everything you did to get us through the process and finally over the line. It was genuinely appreciated. Highly recommended.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

They went above and beyond to rectify a problem following a leak and property damage at my rental property this year - supporting me and the tenants alike and sorting a range of issues in under a week.<br><br>Giving it was a stressful time I could not have hoped to work with a better partner than Marcus and the team and so grateful to keep working with them.

Nothing was too much trouble and they have saved me a few trips south. Emanda was extremely kind and empathetic to my situation whilst being professional at all times. I would highly recommend Wilkinson & Fox, they made the whole process so easy are are extremely approachable.
