From the first management of the bidding process to the handover of the keys on completion Tom’s was a calm and reassuring voice. We are confident that he served the Vendors well but from the moment our offer was accepted we felt he was on our side too. The very few issues were smoothly managed. A personal touch throughout.

We had a property that was relatively easy to sell, but slightly complicated by the fact it was going through probate. Clear communication with potential buyers ensured that there were no slip ups with a slightly longer than usual sale process. We could have appointed other agents for a lower fee, but I think the coverage and marketing from Knight Frank ensured we maximised the sale price and even after any additional agent fees we likely received the best price we could. Also good work from Giselle the sales progressor in seeing it all over the line.

On the last viewing told us we had secured it in the Saturday only to be told on the Tuesday that there was a higher bid. We have been brought in as a bidding baite in this property. Avoid this agent! No office to even call in
23rd Oct 2026 (7 days ago)Appalling standards, dishonesty, and blatant discrimination.<br>I enquired about a 2-bedroom property on Washington Street. They called me on Saturday morning and again on Monday morning to request my details. On Monday, I replied via email providing a flawless applicant profile: 2 years of perfect rental history with zero issues, excellent credit score, fully funded via substantial personal savings, and glowing references.<br>The moment I disclosed my pets and upcoming self-employment, their story constantly shifted. In their first reply, they claimed the property "does have applications on it" and they would let me know "if anything changes". However, when I formally raised concerns regarding compliance, they immediately changed their narrative in the very next email, explicitly stating: "we have had an application accepted since earlier this week."<br>This is a blatant contradiction. If an application had truly been accepted "since earlier this week," there was no operational reason to call me again on Monday morning for pre-screening, nor would they have stated the property just "had applications" in their first email. Furthermore, the property remains actively listed on Rightmove, was recently reduced, and does NOT have a "Let Agreed" status.<br>When caught in their own written contradictions, they tried to gaslight me with the usual "I apologise if you feel that way" and pushed an alternative property completely outside my stated £1,000 budget. The agent then tried to call me to avoid leaving a further paper trail, completely ignoring my explicit request to communicate strictly in writing. Utterly unprofessional, deceptive, and discriminatory.<br>Update: Their response is the exact copy-paste corporate deflection I expected. Notice how they "strongly refute" the allegations but completely fail to address the clear, written contradictions in their emails or the fact that the property remains actively available. I deal strictly with verifiable facts, timestamps, and screenshots dated today, 23/10/2026. They deal with generic 'pride' and corporate slogans. I will certainly not waste my time contacting their internal 'compliance' team just to receive more of the same gaslighting. The evidence speaks for itself.

The referencing was quick and easy, and Charlotte has kept me informed every step of the way. This is my 3rd time renting, and by far the quickest and easiest process I’ve experienced. I was able to arrange viewings within 24-48 hours with Ben, something that simply was not possible with other agents and was very refreshing. Ben and Nicole were always prompt and responsive to my emails which I appreciated. I highly recommend Kimberleys.

We also appreciated the Flexible Option, which gave us the freedom to decide later in the sales process who would pay the fees.
7th Oct 2026 (23 days ago)The property has not sold. I have moved agents. Emdot maintained no communication except for digital statistics taken from right move etc. I had a call after 2 weeks on the market regarding no viewings suggesting to drop the price - wasn't it them who valued it only 2 weeks previous at that value? 6 weeks later and no verbal communication from them and no viewings. I suggested changing the outside view of the property and a talk over the video plus a couple of descriptive comments. Still no viewings and no suggestions from them so it was time to change agents and try somebody else. I wonder if all clients are ignored for weeks or was there bias in me being a single 65 year old woman - would they have treated a man or younger couple with the same attitude? Very disappointed. If the house had have sold, they would not have earned their commission.

Heather was very kind and patient with me, answered all my questions (there were lots) and helped me with both selling my house and purchasing my next home.
