4th Jul 2026 (22 days ago)If you are a tenant who values your money and peace of mind I would AVOID this estate agent at all costs!!<br><br>The major problems started 3 months before my tenancy was due for renewal.<br><br>In 2022 I submitted my offer at asking price for a 2bed house in Gravesend. With this, I also had a cover letter stating how I’d love to be a long-term hasslefree tenant & my offer was quickly accepted on this basis.<br><br>After 9 months of living at the property, the landlord decided to increase my rent by roughly £200 per month without directly stating this.<br><br>The branch manager, Katie, tried to sneakily do this by claiming my landlord had changed his mind on fixed term tenancies and is adamant on a “periodic tenancy” moving forward.<br><br>I of course declined this due to the lack of rights as a tenant and quickly saw the house listed for £150 MORE/month online, despite having 3 months still remaining on my tenancy!<br><br>Shortly after I vacated the property I was informed by Katie that the landlord wanted to keep my ENTIRE deposit (£1384) for “Lightbulbs, A dustpan & brush, general cleaning and garden maintenance”<br><br>I was stunned to hear this, having only lived at the property for 1 year as a single lady who was out working min. 5 days/week, 12 hours daily. The property was kept in excellent condition as it was empty 80% of the time!<br><br>After months I was left with no choice but to take the landlord to court where I was awarded around £950 of my money back. The judge rejected several of the claims and agreed the fees were massively inflated.<br><br>The agent’s delivery of this entire situation was obnoxious and showed little remorse in the end. When I come to think of it, they more than likely had a scheme with the landlord so they could both keep a share of my deposit.<br><br>The only reason I’m sharing this review now is because I keep on receiving annoying emails from the council about their new tenants who are failing to pay their council tax bills. I have requested several times for my personal details to be removed, but the message does not seem to be getting translated to them or the council.

Chris, in particularly was very informative on different aspects of renting/tenants rights, fees etc. Really helpful to making a decision about moving. Now is not the right time but will definitely be looking at their website in around 4-5 months time. Restored faith in letting agents. Genuinely has a interest in working for the tenants as well as landlords

I was dreading the whole process but they made it easy.- 22nd Jun 2026 (5 weeks ago)Unfortunately, our experience with Mann Sales and Letting Agents Strood, particularly with Anne Underdown, was very disappointing. Throughout the purchase process, communication was poor, updates were often delayed, and we frequently felt misled or unnecessarily kept waiting.<br><br>Despite the seller being genuinely motivated to complete the sale and progress matters quickly, we saw very little proactive support from the agency to help move things forward. Instead of helping coordinate between parties and reduce delays, the process often felt slower and more frustrating because of the lack of clear communication and follow-up.<br><br>As buyers, we were consistently chasing for updates ourselves, while dealing with unclear or sometimes contradictory information. Buying a house is already stressful, especially as first-time buyers in the UK, and we expected far better support, transparency and professionalism from the estate agent.<br><br>Overall, this was a frustrating experience, and I believe there is significant room for improvement in communication, honesty and proactive case management.
26th Mar 2026 (17 weeks ago)We used Sibley Pares to conduct a survey on our commercial property, right from the start they were extremely helpful! Arranged a date, even though they were busy, they squeezed us in as it was quite urgent! Alex turned up on time and was very professional, a full report was emailed to us within 48 hours! I would also like to mention Gill who was very helpful when I asked her to change something for me, nothing was too much trouble! I would highly recommend this company to anyone that needed this type of service!

As first time buyers we were unsure about a lot of things and Stacey was great at keeping us informed and advising us, she was so helpful throughout the whole process. She always answered our calls, and was brilliant at staying on top of things, keeping us up to date and chasing anything we asked of her - her communication was so professional. Thank you Stacey!!
29th Apr 2026 (13 weeks ago)Had a wonderful experience with wards Kenny was great and with us every step of the way until we sold and then it passed over to the wonderful Kim she was so helpful helped me though with support and always on the other end of the phone or email any problems big or small Kim was brilliant at helping and was fantastic when we thought the chain was going to fall through she went out of her way to make sure that everything was staying back on track would highly recommend and a massive thank you to Kim for always being there for me to have a rant at and keeping things going

From the very beginning, Lorraine and nick and the whole team were friendly, professional, and incredibly supportive throughout what was a long and sometimes stressful process.<br><br>As first-time buyers and both being self-employed, there were definitely challenges along the way, but Lorraine always kept us updated, answered our questions, and was so reassuring whenever we needed it. Nothing ever felt like too much trouble.<br><br>Today we finally got the keys to our first home, and we’re so grateful for all the hard work, patience, and kindness shown to us throughout. The images to support my sale were some of the best I've ever seen, with additional video and drone images of the area. His narrative to describe my home was engaging not just a bland description of a room. He understood that you are not just selling a property but a lifestyle. I cannot rate him high enough.
