We met many different mortgage advisor but he was one of the best of best I have met. He was very easy to access he explained each and everything in detailed. You ask and he is always there. We were hoping that the process will take months but its was very smooth just because of Dylan. Many Thanks
18th Apr 2024 (2 years ago)I didn't have a perfect experience with Franklyn James in terms if number of viewings although they were quick to advertise the property and the listing was strong. The market was incredibly slow too so it's hard to say if any other agent would have performed better.

Viewings were handled professionally, feedback was always passed on promptly, and once we accepted an offer the team kept the momentum going. They’ve been quick to update us on searches, surveys, and solicitor progress, and have made sure both sides stay aligned. It’s been a genuinely smooth experience and we’ve felt well supported throughout. Would definitely recommend them to anyone selling locally. Special thanks to Sean and Ted — they’ve been brilliant throughout the whole process. We had five different agents visit before choosing who to list with, and only Sean and one other agent from a rival firm gave us a genuinely good vibe. Bairstow ultimately won out because of their client base and the confidence they inspired from the start. It’s never too much trouble to get in touch with them when a question comes up, and their responsiveness has made the entire situation much easier to deal with. Really impressed with the service.

19th Mar 2026 (13 weeks ago)Everytime I enquire about a property for sell this agent is advertising. The first question they ask is 'Do you have a property for sell'. They take all your personal details and at the end don't give a date for viewing. This happened on several occasions, I have now stopped enquiring. I believe this is a fishing tactic to get peoples information and if they can find a person who is looking to sell. I would not ever buy or sell a property through them.

29th May 2026 (22 days ago)A very friendly agency. I especially want to highlight Jack’s professionalism and experience in the industry, along with his friendly and supportive approach. He helped us throughout the entire process and was always attentive and available. Finding a flat in London nowadays is incredibly difficult, but with his help, everything felt much easier. After previous experiences with agencies that often ignored us, this was a genuinely positive experience.

30th Mar 2026 (12 weeks ago)Unfortunately, this is not very reliable for several reasons. After using this real estate for a few years and even with some problems in the property. After leaving the house for 4 years waiting for them to remove me from the contract, they didn't do it. Given this, it is for several times getting in touch and solving this situation they did not do it cordially. Emails that are not even answered, calls with yes and no. It is unfortunate because professionalism in any area is very important as well as the responsibility of tenant and agency (since the landlord gives the agency responsibility) and regrettable to have to make this comment because respect is following the law is something they do not do. Remembering that at the time of covid the government imitated a statement about tenant vs landlord in which the rents were paid in full and as an example I always did it in full because I didn't think it was right. Honestly, they have to review the owner who works and deals with the good tenants, not to disassemble the deceased is a lack of professionalism. In addition, after leaving the house they still try to accuse of leaving the house in a miserable state in which this did not even happen because from the beginning (private photos from the delivery of the key to the end of the contract). I don't recommend using this agency because it's not reliable

9th Jan 2026 (23 weeks ago)I am disgusted by the way [Cranbrook letting Ltd] treats people. We viewed a property and were explicitly told by the agent that the house was ours and we could proceed with the rental. We started making plans and stopped looking at other places based on their word. ?However, shortly after, they went behind our backs and gave the house to someone else without a word of explanation. This level of dishonesty is appalling. ?To make matters worse, the stress and disappointment caused by this agency's lies literally made my mother sick. We spent time, energy, and hope on this, only to be treated like we didn't matter. They are unprofessional, untrustworthy, and have zero compassion for the families they deal with. If you want an agency that keeps its promises, look elsewhere."
5th Jul 2022 (3 years ago)I vacated my property what is now 6 months, I continue to be ignored and left without my deposit. The behaviour is criminal and I would like to warn others before making the same mistake I did in dealing with this company.

What should have been a straightforward transaction became a complicated chain with numerous delays, but Waqas stayed on top of everything from start to finish. He was always available, always chasing updates and always looking for solutions. There were times where we were probably his most demanding buyers, but he remained patient and professional throughout. Thanks to his efforts, we have now completed on what will be our forever family home. Highly recommended and genuinely one of the hardest-working estate agents we’ve dealt with.
14th May 2026 (5 weeks ago)The staff was always arranging viewings last minute and asking us to do the viewings twice on a late Saturday afternoon nas Sunday evening. There waa no mobile contact number to call easily. There was no extra effort to try amd sell the house beyond routine advertising. Once I withdrew the house from the market the manager who was calling me every daybto put the hous on the market did not even call or email me back personally. Just got a generic email from their parent company. Felt the whole approach was very impersonal.We know from other agents that our road is sought after and they get queries.. But Bairstowe did not seem to have much idea about what made our house and street an attractive prospect.
