While we didn’t end up purchasing from them, they were excellent during our viewing process and were extremely communicative and prompt. Alan even went out of his way while he was on holiday to organise a viewing for us and to answer any questions we may have had. We’re super grateful for that. His relationship with his sellers is more like good friends than clients and it shows that he really cares for the person on the other side. We highly recommend him and his team and hope to work with him again in the future.

Excellent communications and feedback and something that is quite rare these days, they actually made their client the focus of all their work. Totally refreshing. Would definitely recommend them and will certainly use them again.

24th Apr 2026 (6 mo. ago)I dealt with several of the team at Neil King and found them all extremely professional, patient and full of good advice throughout the year-long process of listing my property, relisting it after various offers fell through, showing dozens of viewers around and dealing with a lot of back-and-forth between me, my eventual buyer and our solicitors. In the end my property went for exactly what Neil thought it was worth. So if you're looking for an agency who actually know the most up-to-date market conditions specific to South Woodford, this is the right one. I can't praise them highly enough.

i booked a viewing for a property and then was told to come in the office and we would leave from the office to the property but when i came inside the office Hailey immediately started starring me up and down and asking multiple questions which she could of asked on the phone but instead chose to make me come inside as a revenge plan to get back at me for missing a previous booking with her . There was no booking at all and all she said was
“to see who i am”
8th Jul 2026 (17 weeks ago)The property we were living in, how on earth that passed any living condition or health and safety regulations is beyond me. Absolutely disgusting conditions they allowed us to live in, with a landlord who took absolutely no interest in the problems we raised. Constantly getting electrocuted by appliances, a shower that was cold for the entirety of our stay, drug dealers living below us who also were responsible for the maintenance of our apartment, multiple times waking up at 4am to someone beating on the door below us trying to wake up "Poland" and only for city move to say there's nothing they can do and to speak to the council instead. Terrible communication when moving in. Changing our move in time with the landlord but not telling us. Having us move into a property with sick in the sink so neither city move or the landlord checked that the property was cleared out before we moved in. The only saving grace is that they automatically signed us to a new contract allowing us to terminate our lease early. Avoid at all costs unless you are absolutely desperate and the only alternative is homelessness.

The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months.
I have been assaulted by the residence of the above address,
crime reference number 01/7180921/ 26 met police.
NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!!
So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street.
Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants.
Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas.
License Number BDC-177241393656 Barking and Dagenham
council.
I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many
breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info.
This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions.

Tenants or Occupiers of ANY part of the Estate.

Not to play or use or permit to be played or used any musical instrument or television radio or
similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing
or carry on loud conversations in the property so as to cause damage nuisance or annoyance to
the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any
other part of the estate.
so Rameez saeed has done nothing to remedy the situation with
the owner Komel Ali.

7th Oct 2026 (30 days ago)I had an extremely disappointing experience with this agency and would not recommend them to anyone looking to rent a property.
Around two weeks ago, I contacted them regarding a property that was clearly advertised as having allocated parking. I have screenshots and proper evidence of the original advertisement and all the communication regarding this.
Based on the information provided in the advert, I proceeded with the property and paid a holding deposit. However, when it came to completing the contract, I was suddenly told that there was no parking available and that they had only applied for a parking permit.
We waited and followed up again two days later to ask whether the parking permit had been arranged. Instead of receiving a professional response, we were spoken to extremely rudely and the call was eventually ended. We were then simply told that they could no longer offer us the property and that we should take our deposit back.
What makes this even more frustrating is that we had spent almost two weeks dealing with this property based on the information they had provided. We had also raised concerns about the poor condition and dirt inside the property and were told that this could not be dealt with either.
Because we genuinely believed we were moving into this property, we had already informed our previous landlord that we intended to leave. Their poor communication, lack of transparency and unprofessional handling of the situation caused us significant inconvenience, wasted time and unnecessary stress.
The way both the person handling our application and the manager dealt with us on the phone was completely unacceptable. Basic professionalism, communication and customer service were seriously lacking.
I have retained evidence of the advertisement, communication and the issues mentioned above.
Overall, this experience was a complete waste of our time, money and energy. I would not recommend this agency to anyone looking to rent a property.
