While we didn’t end up purchasing from them, they were excellent during our viewing process and were extremely communicative and prompt. Alan even went out of his way while he was on holiday to organise a viewing for us and to answer any questions we may have had. We’re super grateful for that. His relationship with his sellers is more like good friends than clients and it shows that he really cares for the person on the other side. We highly recommend him and his team and hope to work with him again in the future.

8th Apr 2026 (10 weeks ago)I used Lloyds to sell. When I terminated the contract due to lack of professional conduct (including changing terms of contract without prior agreement) and poor quality service, the owner of the business Patrick French would not leave me alone even 8 months after I terminated the contract. Contacting me unnecessarily to ask who had bought the properties in question despite it having nothing to do with him, helpfully pointing out that he could check land registry to find out who bought from me, threatening to take legal action for defamation if I chose to take my formal complaint to the ombudsman. I wish I'd never met this man - he has caused me no end of stress and caused major delays to me moving house and moving on with my life. Seems very amenable when you do what he wants but as soon as I stopped doing what he wanted, he wouldn't leave you alone. Luckily I found estate agents who did the job properly but only after suffering through what this man put me through for nearly a year.

2nd Jun 2026 (18 days ago)We bought a house in Leyton with Allen and Davies. Our main point of contact was Vivien - she was amazing. It is very rare to come across kind, helpful and good at their job estate agents(!) - but she was very much this. She made the process so much easier from start to finish and we felt in safe hands. She was really good at communicating and keeping us abreast of developments. Honest, fair and reliable. We worked a bit with Tony too and he was great. Overall we highly recommend Allen and Davies - they were transparent, helpful, and the best estate agent we have worked with to date.

Especially James has been constantly in touch with me, buyers and solicitors, guiding the process, more so when it reached bottlenecks. 24th Apr 2026 (8 weeks ago)I dealt with several of the team at Neil King and found them all extremely professional, patient and full of good advice throughout the year-long process of listing my property, relisting it after various offers fell through, showing dozens of viewers around and dealing with a lot of back-and-forth between me, my eventual buyer and our solicitors. In the end my property went for exactly what Neil thought it was worth. So if you're looking for an agency who actually know the most up-to-date market conditions specific to South Woodford, this is the right one. I can't praise them highly enough.

9th Feb 2026 (19 weeks ago)Although my early encounters with City Move Estate and their staff were polite and pleasant, they ended up evicting me from my apartment without issuing the appropriate documents at the beginning of my tenancy. In addition, the hot showers in my apartment were unreliable for over a year despite multiple requests to get them fixed- when, after more than a year had passed, the shower was finally fixed up, the eviction notice came soon after. After the improper eviction they then charged me an extortionate cleaning fee. Would not recommend.
16th Jun 2026 (4 days ago)Absolutely ridiculous mate they said they’ll pay us back our deposit if they cancel our application but emailed saying they wouldnt give our depo back dont bother paying them scamming company. When you pay holding deposit they said theyll take it off the market and stop other enquires but its funny because once i paid depo they never took it off the market and my friend sent a fake enquiry to see if they reply to her, not only did they reply to her, they also wanted her to send a depo. Extremely unprofessional

I want to give a special thank you to Carol Wade (Office Manager) who was amazing she guided me through the whole process, including all the references, and was so patient and supportive throughout. Geoff Burgess showed me the flat and he was very friendly and helpful. When i went to the office, I met Jemma Buisson who was also lovely and made everything smooth. Overall, the team were professional, kind, and made the process much less stressful. I would definitely recommend them.

28th May 2026 (23 days ago)My experience with Lifestyle Property Agents began when I paid a holding deposit for a rental property. What should have been a straightforward process quickly turned into weeks of back?and?forth emails. The agency initially refused to refund the deposit, alleging “fraudulent payslips” based only on an AI flag from their referencing provider. No evidence of fraud was ever produced, and the application was closed simply due to non?response. Despite repeated requests for clarification, they maintained this position until I pressed them on the Tenant Fees Act 2019. Only then did they change course and agree to refund — but even at that stage attempted to deduct £61 for referencing costs, which are prohibited under the Act. This drawn?out process highlights a concerning pattern: Lifestyle Property Agents rely on tenants not understanding the law to justify keeping deposits. Their communication was aggressive, their reasoning inconsistent, and only persistence forced them to back down. While the refund was eventually offered, tenants should be aware: always insist on written evidence, challenge unlawful deductions, and know your rights under the Tenant Fees Act.

He took the time to listen, offered clear advice, and made sure every detail was handled perfectly. What really stood out was Ali’s commitment and work ethic. He was always available to answer questions, kept us fully informed at every stage, and proactively solved any issues before they became problems. His negotiation skills were excellent, and he worked tirelessly to secure the best possible result. Ali made the entire process smooth, stress-free, and efficient. His attention to detail, transparency, and genuine care for his clients are rare to find. 7th May 2026 (6 weeks ago)Delaney's are a local agency who were able to get me a buyer quickly and I had an offer within a month of putting my property on the market. They kept me updated throughout the process and were a good link for direct contact with the buyer. Their prices were also very competitive. I would recommend them and be happy to use them again.
