My children have grown, I’ve grown, and life has changed. With our family’s needs getting bigger, it was time to find a new home that would suit this next chapter of our lives.<br><br>We found that home through Nest, and then came the decision to put our own property on the market. Belle and Sara were fantastic from the start. They were professional, supportive, and made sure the photographs showcased all the hard work and love I had put into my home. The property was on the market and sold within a week!<br><br>This then created a chain of six properties. At this point, Nest had delivered everything we had initially agreed, and the legal process began.<br><br>Now, if you love efficiency, getting things done, and knowing where you stand, the legal side of moving house will certainly test your patience! ?????? It’s a long, drawn-out process, and “just hold tight” is much easier said than done.<br><br>My tip for first-time buyers? Keep chasing your solicitor! Regular check-ins are essential, as the process can take up to 16 weeks, sometimes longer. I was sitting at six months with my mortgage offer nearing its expiry, and we were still trying to get everything over the line.<br><br>This is where Nest really went above and beyond. The team didn’t just sit back and wait for things to happen. They were dedicated, proactive, and genuinely committed to helping us get our chain completed. Communication was key, and they had the ability to pick up the phone, speak directly to the people involved, and push for progress when things had stalled.<br><br>The legal process can be frustrating, especially when you feel that time is running out. My biggest lesson is to stay involved, keep asking questions, and don’t be afraid to challenge your solicitor when you need answers.<br><br>I cannot thank Sara, Debbie, Kerry, and the whole Nest team enough. We have finally EXCHANGED! ????????????<br><br>While I was in Egypt, anxiously waiting for news and worrying about my mortgage offer, Sara personally called me with the good news. That personal touch meant so much. The team were incredibly accommodating, listened to our concerns, supported us throughout, and helped us through what has been a very stressful journey.<br><br>Buying and selling a home is about so much more than bricks and mortar. It’s about your family, your future, and the memories you’re about to create. When things get difficult, having a team who genuinely cares and stands beside you makes all the difference.<br><br>Thank you, Nest, for helping us get one step closer to our new home and the next chapter for our family. We are so grateful for everything you have done and for being there when we needed you most.

3rd Oct 2026 (27 days ago)I can’t say anything other than they are a WONDERFUL team who have almost become like friends over a 6 month, very tricky sale of our house. They were so pleasant, communicated well and went out of their way to make sure our sale through. Nothing was too much trouble for them. I want to thank Shanya who even went out to a viewing one evening when we were away. She is so smiley, friendly, and incredibly efficient! Jo the manager again has such a warm personality and was always reassuring when things got unsettled with our vendors. Steff was great too and although came in later on in our sale, was always “on the case”. Can’t forget Mike either who valued our property in the beginning and was very good at explaining the whole selling procedure to us. They are a wonderful team and I would recommend Spencer’s to anyone selling a house in this area.

From the initial valuation visit through to completion they were very professional, always easy to get in touch with via phone or email . Special mention must go to Niomi who kept me updated throughout the sales process. A highly recommended company if you're looking to sell your property.

The post “sale” service was particularly good , which is where most agents (particularly the faceless internet based ones) fail in thinking the job is done,,, Bairstowes Mansfield Woodhouse kept being proactive and did not sit back just because a “sold” board had gone out and worked through to completion ??????
25th Oct 2026 (5 days ago)Laura and Lucy dealt with the sale of a probate house for us. They made the process very simple and returned calls the same day when we did have queries. They were sympathetic to the emotional situation of sale, I would 100 per cent recommend them for conveyancing.

I had confidence in his assessment of the property and way to market it.<br><br>We built a lasting relationship with everyone in the office. Communications and updates was timely and didn’t seem to take any effort. Always there to answer questions and provide updates. Love that you’re all in the same office and know exactly what is happening with each property.<br><br>Lovely people, lovely company! You should be proud of what you have achieved together.

Communication has been excellent from the outset, with questions answered quickly, requests passed on to the landlord promptly, plus regular updates throughout the process.<br><br>I particularly appreciated that Josh always acknowledged receipt of my emails, even when they didn’t necessarily warrant a reply. It’s a small detail, but it made a real difference and meant I always knew things were being dealt with.<br><br>The whole process has been professional, efficient and straightforward. I’ve felt well supported throughout and would happily recommend Sophie, Josh and the lettings team.

26th Oct 2026 (4 days ago)Selling my late father’s house was never going to be an easy process, but Briggs were excellent from start to finish.<br>Unfortunately, the sale fell through twice before we finally succeeded on the third attempt. We were very unlucky with the first two sales collapsing, but throughout the process, Briggs remained understanding, patient and supportive.<br>Communication was consistently clear and concise, and any questions or requests were dealt with promptly and professionally. I really appreciated their continued efforts and understanding, particularly given the setbacks and the additional work involved in getting the sale over the line.<br>I was genuinely pleased that we were finally able to complete the sale with Briggs after all their hard work and perseverance. They provided an excellent service during what was a difficult and often frustrating time for our family.<br>I would highly recommend Briggs to anyone looking to sell their property.

Donna was incredibly helpful and supportive throughout the whole process, keeping me constantly updated and always making sure I knew what was happening. Her professionalism, knowledge and expertise were invaluable in navigating the potential issues that arose along the way. Donna was genuinely ‘on it’ the whole time and went above and beyond to keep everything moving and make what could have been a very stressful process so much easier. Although I hope I will never move again, if I were to do so, I would definitely use Freckleton Brown again. Thank you, Donna, for all your hard work and support.

Must say, everything was as they said and we were very happy with the photos and service. The group whatsapp was easy for keeping in touch and we liked the fact they handled the viewings for us. 7th Sep 2026 (8 weeks ago)Avoid Avoid Avoid.<br>Very disappointing and unacceptable service from Frank Innes Bingham<br><br>I would strongly advise anyone considering renting a property through Frank Innes in Bingham to think very carefully before proceeding. Our experience with their customer service from the very beginning has been extremely disappointing.<br><br>I would give one star only for the property viewing. Unfortunately, everything after that has been a very poor experience.<br><br>Frank Innes were fully aware that we were moving from Essex, yet we were asked to travel all the way to Bingham simply to sign the inventory document. I had to drive approximately six hours just to complete this paperwork, which was extremely inconvenient and unreasonable considering our circumstances.<br><br>However, the worst experience happened on the day we moved. We were already travelling with all our household belongings when we received a call informing us that the property had no electricity and that we would need to arrange this ourselves. This information should have been communicated to us well before our moving day.<br><br>It was a Saturday afternoon, and we were unable to contact the electricity supplier immediately. As a result, we were left without electricity and had to stay in a hotel for two days, despite having already moved our belongings and being ready to move into the property. This caused us significant inconvenience, stress and additional expense.<br><br>To make matters worse, we were provided with a mouldy fridge, which was extremely concerning from a hygiene and health perspective. We contacted Frank Innes multiple times by email regarding these issues, but received little to no response.<br><br>We even went personally to the Bingham office to try to resolve the situation. Instead of actually dealing with the problem, we were simply told to send an email. We showed the staff the emails we had already sent, and we were then told that a message would be sent internally so that someone could respond. This is not the level of customer service I would expect from a professional letting agent.<br><br>The whole experience has been incredibly stressful, especially when you are moving your entire household from another part of the country and relying on the letting agent to ensure the property is ready for occupation.<br><br>Communication has been extremely poor, the handling of the move was unacceptable, and the lack of response to our concerns has been very disappointing.<br><br>Based on our experience, I would not recommend Frank Innes Bingham to anyone looking for a property to rent. If you are considering renting through them, I would strongly suggest making sure everything is confirmed in writing before moving in and checking that essential services and facilities are actually available.<br><br>This has been an awful experience from beginning to end, and I sincerely hope other tenants do not have to go through what we have experienced.
