15th Mar 2026 (17 days ago)BEWARE - This is a scam agency. They take deposit money from people showing fake properties and you will never see the money again. I was the guarantor for my family friends who were messed around for the last 2 weeks with the promise of handing over the key. This never happened and they refuse to return the refund. I was initially dealing with Bhavna then passed on to Justin who laughed at me and said my name is not on the Guarantor form so he cant talk to me, so no refund. DO NOT MAKE ANY PAYMENT TO THIS ESTATE AGENCY We will be escalating this further and do what ever it takes to bring down fake estate agents like Belvoir Leicester. ----------------------------------------------------------- Update November 2025 We raised a complaint with TPO who set the rules and guidelines for estate agents in UK, explained our situation on an email with all the evidence. We received decision from TPO on the 28th of November advising Belvoir estate agents to refund our money minus reference fees. We have our money back now.
10th Mar 2026 (22 days ago)I was told I could not view the flat unless I first spoke with their mortgage broker. This appears to be conditional selling, which is not appropriate practice. Disappointing experience with the agent.

John dealt with us with compassion and professionalism recommending sale by modern auction. This was simple and swift securing a sale within weeks. The legal side has been a bit drawn out but that is to be expected when complicated by wills and probate solicitors.

11th Mar 2026 (21 days ago)We would 100% recommend using West Riding to buy or sell in Saddleworth. Our agent Gabrielle was AMAZING throughout the whole process and always kept us in the loop. When our first buyers pulled out a few days before exchange she was calm and measured, put the house back on the market in 24-hours and sold it again within a week. And when solicitors were being difficult and non-communicative (a common problem nowadays) Gabrielle always kept the lines of communication open. We’ve used other agents in the area who were frankly hopeless, so it was such a relief to use West Riding.
