22nd Oct 2026 (8 days ago)All the staff at the Knutsford branch have been amazing. Dev, Frances and Doug, have been a huge help, professional, friendly and on the ball, throughout. They have always been on hand to take our calls and answer emails, did a great job of showing potential buyers around the house and we were really impressed with their photography skills, the home video and the advert in general. We sold the house and Dev especially, has stuck with it, every step of the way. Regularly calling us with updates, chasing for things to push along the progress and seen it right through to the end. He's always been on hand for help and advice, and has been spot on, with everything. Thanks to you all, so much. You are all very dedicated and hard working. And all very nice and personable, people. It's made the stress of moving house, that bit easier!

Jess and Alex in particular have been there every step of the way for me. Listened when I’ve had a moan and given me support and advice when I needed it. Moving house is stressful so having them in my corner on my side has been amazing. Thank you!

26th Oct 2026 (4 days ago)Great service from the team at BFL. VIewings started as soon as my property went on line and they quickly found a buyer. Even when the chain collapsed they found a new buyer within days and that sale went through to completion. I have to make a special thanks to Amy in the progression team. Throughout the whole process, she kept me informed and was quick to chase up any delays or queries with other estate agents or solicitors. 14th Oct 2026 (16 days ago)It's hard to review a estate agency when you interact with various staff roles, and unfortunately the bad ones ruin it for the good ones. Our experience as buyers was fantastic with Nia Yates who showed us the property we ultimately bought. Nia was very professional and patient, went above and beyond to answer questions and follow up with the sellers when we requested additional details. She was knowledgable, friendly, and managed to secure a second viewing before we placed an offer. If you're a seller, thoroughly recommend you to ask for Nia as your sales negotiator, she's done a great job.<br><br>Unfortunately the good experience ended once we were assigned Jackie Stirling as our sales progressor. The quality of the communication was appalling. Various questions about the status of the chain, the length of it, details from the survey that needed to be passed to sellers, they went either unanswered, were answered late (which made planning very difficult), or were miscommunicated. This resulted in an unnecessary back and forth of emails and calls (that is if you can get through on the phone, good luck!), waste of time, and additional stress to an already complex process. At the most critical time, prior to the agreed completion date, Jackie was unreachable for over a week. Imagine your solicitors, EAs and yourselves unable to contact your sellers even to the day prior to exchange and completion. With our house packed, we had to pull back, which is when suddenly contact with Jackie was restored, but only to put the blame on others. Classic. Intrigued by this attitude, we searched online and found various negative reviews about Jackie and decided to follow the advice of slipping a note through our sellers door in a last ditch to rescue the chain. Coincidentally, our sellers got in touch and expressed their own frustration with Jackie. Once she was out of the picture, things started to run smoothly, faster, and coordinated more efficiently with other links in the chain for a new completion date (all other EAs were on the ball so that helped too). So if you're a seller, best to ask for someone else assigned to your case or risk losing your buyer. I'm sorry for the other people at Edward Mellor but we have to give you honest feedback or things won't improve as various reviews are clearly showing a pattern.

He kept me informed, answered all my questions promptly, and made what can often be a stressful journey feel smooth and seamless all the way to completion. 10th Oct 2026 (20 days ago)All went ok aside from the recommended solicitors who seemed to drag their feet (as most probably do) it took 5 months after the offer to sell a property with no chain and to a cash investor who wanted no surveys. Made no sense and I felt that I was chasing Staff to chase the solicitors.

29th Sep 2026 (4 weeks ago)I honestly don’t know where to start with this agency. Every part of my experience with them was frustrating, disorganised, and unnecessarily stressful.<br><br>From day one, communication was a constant battle. Half the time it felt like our emails were being ignored, and when someone did reply, the tone was cold and rude as if asking for basic information was somehow an inconvenience.<br><br>I was involved in a tenant swap process to replace one of the people in a two-person joint tenancy agreement, that was my first ever interaction with this agency and the whole process was a complete mess. Instead of guiding me through it, they left me chasing them for every tiny detail. They couldn’t even coordinate dates properly with the other tenant, which ended up forcing me to change my move-in date. All of this could have been avoided with the slightest bit of organisation.<br><br>But the worst part was the deposit. Enormous headache. They came back with a list of claims that didn’t match reality at all things that were never missing, “issues” that simply didn’t exist, and charges for items worth next to nothing at hugely inflated prices. They even tried to blame us for damage that had already been recorded in the inventory before we moved in. When we pushed back, communication suddenly slowed to a crawl or stopped altogether, almost as if they were hoping we’d just give up.<br><br>We ended up taking it to the mediator to resolve the situation, paying them nothing in the end, which honestly says everything about how unfair their claims were.<br><br>Overall, a big thumbs down from me. Dealing with this agency was exhausting. Disorganised, unhelpful, rude communication, and a deposit process that felt like they were trying to squeeze money out of us for things we weren’t responsible for. I would strongly advise anyone to think twice before renting through them.

5th Oct 2026 (25 days ago)The level of communication, organisation and professionalism throughout this process has been absolutely appalling.<br><br>We viewed property nearly 5 weeks ago and on the very same day as our viewing we said that we wanted to proceed and asked for the application forms.<br><br>The property was advertised as council tax band D but I questioned this and it was in fact council tax band A.<br><br>It then took three working days for them to send the application — and only after we chased them.<br><br>We completed and returned everything, yet it took another three working days for them to even acknowledge that they had received our application.<br><br>Then, almost three weeks after we had viewed the property, the landlord contacted us asking whether we had actually viewed it. We chased the estate agent and were told that our application had been sent to the landlord. The landlord subsequently told us that he had not received it.<br><br>We were then told they would begin the referencing process. More delays followed.<br><br>Over a week ago, they sent our guarantor the incorrect paperwork. When we chased them about it, we were told that the director was on annual leave and they couldn’t send the correct paperwork until he returned at the end of the week.<br><br>Then, this morning, after nearly five weeks since our viewing, we were simply told that the property had gone to someone else.<br><br>The entire process has been a catalogue of delays, poor communication, conflicting information and excuses. We repeatedly had to chase for basic updates and paperwork. At no point did we feel that our application was being dealt with professionally or with any urgency.<br><br>What makes this particularly frustrating is that we were ready and willing to proceed from the day we viewed the property. We were able to move in to the property immediately. We completed what was required of us, yet somehow our application spent weeks being passed around while we were left chasing for information.<br><br>I completely understand that properties can go to other applicants — that isn’t the issue. The issue is the unacceptable way this application was handled and the lack of honesty, communication and urgency throughout.<br><br>After nearly five weeks of being led to believe the application was progressing, being told different things by different people and repeatedly having to chase them, being told this morning that the property has gone to someone else is extremely disappointing.<br><br>I would absolutely not recommend this estate agent. If you are looking to rent a property, be prepared to constantly chase them and don’t expect clear or timely communication.<br><br>A very stressful experience made considerably worse by the people who were supposed to be handling the process and now leaving me with a week to find another property before my notice from my current house is up after 13 years living here for their son to move in.
