23rd May 2026 (21 days ago)I had a disappointing experience trying to arrange a viewing with this agency. I made multiple attempts to arrange a viewing but didn’t receive any clear confirmation. I was told emails hadn’t come through, which was frustrating. Then l was given a time over the phone and told that another viewer would be there before 15 min ago. And l asked them whether 15 min would be enough to see the house. They said yes and l would receive confirmation email with address of the house but l never received that confirmation email. As a result l was unable to attend the viewing. As a serious buyer with an agreement in principle, l expected a more organised and responsive service.

Never experienced selling in UK so needed the helping hand which was always there. Now I’m in my new home and it’s the “right” place for me. 18th May 2026 (26 days ago)I've bought and sold a few houses and never really truly appreciated what an estate agent does. Why? because they all went smoothly. This time, it did not go smoothly and my eyes have been opened. Fiona Joyce has been absolutely superb in managing a continually evolving and complex situation for me and my wife. I feel like I've not only been kept well informed, but have been well advised on what to do, when, and more importantly, when to do nothing. Thank you to Fiona and the rest of the Ryder & Dutton Team for all your help and managing my anxiety!

We had previously enquired about a property, which proved to be unsuitable for us. Ms Ripley subsequently telephoned and brought the availability of another property to our attention. Ms Ripley arranged a viewing for us very quickly. She was always friendly, helpful and highly professional and went out of her way to provide us with every possible assistance throughout the process of arranging the tenancy. We are very grateful to her.

They kept in touch with other agents in the ‘chain’ to keep things moving along until moving day.. Would totally recommend their service.

Lucy carried out the property inspection…excellent! Hollie did all the viewings and kept us informed regularly of any interest in renting! Some references took a while to come through, but hey that’s the way it goes, not the fault of Hollie or Linley & Simpson!

5th Jun 2026 (8 days ago)Unfortunately, our experience was disappointing. We encountered repeated issues with attention to detail, including property photographs requiring multiple rounds of correction due to obvious editing errors and eventually having to re-photograph the property. On more than one occasion, viewings were not properly prepared, curtains were left closed in a bedroom and there was confusion over access despite key locations having been provided, . We were also made aware that a viewer was left waiting outside because the agent arrived late to the appointment. While the manager responded professionally and apologised when concerns were raised, the overall experience left us feeling that greater organisation, communication and attention to detail were needed.
30th May 2026 (14 days ago)I would not use DPSH again. During my purchase transaction, I found the conduct of senior staff disappointing and unnecessarily confrontational. I was described as "shady" and "dodgy" and told that I "didn't understand the market" despite being fully engaged throughout the process, responding promptly to requests, spending over £2,000 on surveys and associated costs, and progressing my mortgage application through to offer stage. When my original buyer withdrew, I immediately explored alternative options and made it clear that I was in a position to proceed without relying on the sale of my own property. Despite this, I was subjected to pressure, arbitrary deadlines, and repeated suggestions that the property would be remarketed. I am fortunate enough to work within the property and financial services industry and was able to challenge this behaviour confidently. My concern is that many buyers would simply accept this sort of treatment and feel pressured into making decisions they would not otherwise make. The most disappointing part is that after all of this, the transaction ultimately broke down when another offer was accepted, despite my position having been clearly explained. This left me having incurred significant costs and invested considerable time into a purchase that I was willing and able to progress. What was most surprising was that many of these comments came from the director of the company rather than a junior member of staff. Property transactions are stressful enough without buyers having their integrity questioned or being subjected to unnecessary pressure. Unfortunately, my experience fell well below the level of professionalism I would expect.

25th May 2026 (19 days ago)From the first day of finding a property being sold through Bridgefords Northallerton, all the staff in the Branch have been very helpful. Tony, who showed my sister and myself round the property I was hoping to buy, was very hopeful during the viewing. Also Georgia has provided excellent assistance when I have contacted the branch either by phone or email, and has answered my questions with quick responses. Thank you for providing help and support while going through what can be a stressful time.
